frisco real estate: Do you want a home or are you fishing? - 03/22/10 02:49 PM
Please Mr/ms buyer give it to me straight! If we find a home you like and want to live in are you willing to pay fair market value for the home or are you wanting to low ball the sellers and hope to get a "great deal"? Whats that? Low balling can't hurt the negotiations and should get you a lower price you say? In fact submitting an offer that is well below the realistic value of the home absolutely can hurt! The seller will likely be upset with you and not want to negotiate as much as they would

Since we have lived in the Frisco area we have found a few truly remarkable places that are definitely worth the time to go see and I thought I'd share them with you! 1. frisco real estate: home buyer tax credit update! - 10/30/09 09:29 AM
Everyone should know by now that the current "First time buyers tax credit" is going to expire on Dec. 1st. People have been wondering if it is going to be extended, modified or left to go away. THE LATEST WORD OUT OF DC IS THAT IT MAY BE EXTENDED PLUS MODIFIED TO INCLUDE OTHER BUYERS AS WELL. The "other buyers" I am referring to are existing home owners! To meet the conditions as they currently are written in the bill, you have to have been owning/living in a home for a consecutive 5 out of the last 8 years. "And eyes continue

frisco real estate: TAKE YOUR OWN AERIAL PHOTOS! - 09/08/09 02:12 PM
I'm a lifelong RC airplane fan and have always wanted to be able to take photos from up high in the sky, but the practicality of placing a camera in your usual RC plane is only good if you want to take photos of the clubs flying site. What if you want to take an aerial shot of your house? You can't use a regular RC plane for that because they all fly too fast, and can actually be dangerous to other people if you have an accident. Also taking off or landing on a residential road is not only difficult

frisco real estate: Are you really going to miss this chance to buy a home in Frisco Texas? - 08/18/09 12:49 PM
I'm seeing this more and more these days - the people who a couple of months ago who were saying "Yeah, I'm going to buy a home now to take advantage of the great prices and the first time buyers tax credit, I'd be crazy not to!" Well, its starting to become clear - you are going to miss the boat! It is already past the middle of August, you haven't started talking to a Realtor, you don't really know what your credit score is or if its going to be high enough to get you a mortgage approval, you may

frisco real estate: Notice anything different? - 07/27/09 11:25 PM
I remember several months ago there were many posts dealing with the housing market asking "are we there yet?" meaning have we hit bottom and are we about to start seeing a turnaround and improvement in our lively-hood? Recalling many posts there seemed to be optimism that the bottom was upon us and better times were right around the corner. Well, I think for most of us we were wrong and the down turn has lasted much longer than we expected. For me it has thats for sure! I thought by spring things would start looking up - noticeably. It hasn't happened.

frisco real estate: Dallas - Fort Worth housing 3rd best in the nation! - 06/18/09 01:00 PM
A recently released report by the Brookings Institution ranks the housing market in the Dallas/Fort Worth area as the 3rd best in the nation! #1 is Houston (another Texas city) and #2 is Buffalo! Local home prices have stayed relatively level so far during this recession, and in fact according to home valuations by the Federal Housing finance agency's quarterly price index which tracks loans mortgaged by Fannie/Freddie prices are up in the DFW area slightly from the first quarter of 2008. If we include other housing price factors, home prices have declined in the DFW area by about 4% from a

If you're still waiting for home prices to drop just a little more or for interest rates to go down more (can anyone say Historic lows right now?) you should really checkout this article by Darrell Walters of Integrity Mortgage Funding. Waiting can and will cost you money! Via Integrity Mortgage Funding: Everyone Wants a Lower Price, But What About the Impact of Interest Rates? When shopping for a home, the natural tendency of any buyer is to want to pay the lowest price possible. frisco real estate: Frisco TX is NOT stopping on red! - 06/04/09 05:11 PM
Red light cameras that is. A few days ago I had a post that Frisco was stopping on red light cameras - well, the Texas legislature did not pass the bill that would have made the red light cameras outlaw'd. Frisco did not renew its monitoring contract because they wanted to wait and see if the bill was going to pass. Well, since it didn't Frisco is now going to be looking at proposals to monitor the lights again and soon they will be back up and running. At the moment there are only 2 intersections with the monitors - Gaylord

frisco real estate: $8,000 First Time Homebuyer Tax Credit - Approved by FHA/HUD 5-29-09 - But buyer BEWARE !!! - 05/29/09 11:53 AM
Need cash to help with closing costs? Yes you do! You actually need 3.5% down payment cash if you're financing FHA (98% of our clients loans are FHA) and closing costs on a $140,000 home here in the DFW area (buyers side) can be around $7,000.00 or so! Usually there is a way to negotiate having the seller pay some or all of the closing costs (never the down payment) but there is an option becoming available - I'll let the Super Lender Jeff Belonger fill you in...
