I am pounding out this blog with a sense of frustration I haven't felt in ages. If I hear from one more home seller that "My realtor is in charge of my listing and they will advise me if I need your services." I'm going to scream!
Now on the one hand, I guess I can't fault the Home Sellers for believing that with their commission paid, their agent is looking out for their best interest, but day after day, week after week, I see homes on-line that show so poorly, it's no mystery to me why it's been sitting for months. What IS a mystery to me is why agents in the Fayettebville, NC area will take multiple price reductions and yet not suggest the minimal, tax deductible investment in a professional Home Staging expert to determine the problem???!!!
Now, it's equally frustrating that while there are a small handful of agents that "get" how vital Staging is in this flooded market, the rest remain CLUELESS! Does that sound harsh? It's an understatement! I see listings on-line every day with a small handful of pictures--often duplicates or; my personal favorites...bathrooms with toilet seats up, close up corner shots of a room or crucial sought after pictures of bedrooms simply non-existant.
Here's the bottom line- In the Realtor's defense, their job is already a demanding one and their expertise is not my field. They should stick to what they know best and what earns their commission. By the same token, do your client the service of educating them on how today's challenging market works. It's flooded, so if their home looks just like the other thousands on-line, they need to step into the 21st Century and utilize the proven real estate tool of an expert Home Stager.
The bigger cities in North Carolina are so far ahead of us. Agents in Raleigh understand that homes must be staged before listing and THEY'RE SELLING HOUSES, while only 10% of Fayetteville's Realtors are. So, I pose this to you, Agents. Look at your listings on-line and ask yourself if they really are drawing people in. BEFORE you dare to suggest to your client that a price reduction is necessary, explain to your clients that desperate times call for desperate measures and they MUST defer to an expert to see what other possible changes could be made before slashing their profit and your commission! What makes your listings stand out above your competitors? Do your listings WOW on-line?
If you're not sharing this crucial information with your clients, then you're doing both of you a grave disservice.
