&lt;p&gt;Ok, maybe not, but I will attempt to make it as simple as possible for the client to understand and want to read on.&amp;nbsp;&amp;nbsp;For many of us in the business who&amp;nbsp;are&amp;nbsp;" in the know"&amp;nbsp; we forget that&amp;nbsp;we need to go back to the basics and spell it out in simple terms for others to understand.&amp;nbsp; So&amp;nbsp;I've compiled some information based on my most recent commonly asked questions just this week.&lt;/p&gt;
&lt;p&gt;In Southern California, FHA loans were just not utilized over the past 10 or so years because of the &lt;a href="https://entp.hud.gov/idapp/html/hicostlook.cfm" target="_blank"&gt;FHA Maximum Mortgage limits&lt;/a&gt;&amp;nbsp; But now that the limits have been increased and the prices have decreased, FHA loans have become the most utilized loan in recent months.&amp;nbsp; HOWEVER, because it was not a popluar loan, you would be amazed at how many lenders/brokers&amp;nbsp;do not know what they are doing.&amp;nbsp; Especially when it comes to the 203k loan.&amp;nbsp; I spoke to a client today that was given such mis information it made me cringe.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;a href="http://images.google.com/imgres?imgurl=http://1.bp.blogspot.com/_YntY1kyKo4o/RiaOwmRm5CI/AAAAAAAAAqc/mkNJSzNqNPY/s320/cringe.gif&amp;amp;imgrefurl=http://pabaseball.blogspot.com/2007_04_01_archive.html&amp;amp;usg=__LKluxh1_46Qw7HJuU_aTeAETrag=&amp;amp;h=188&amp;amp;w=300&amp;amp;sz=42&amp;amp;hl=en&amp;amp;start=24&amp;amp;sig2=S11SGUd_nBUbRM04B5PJgA&amp;amp;tbnid=owdDu7qtUWQKdM:&amp;amp;tbnh=73&amp;amp;tbnw=116&amp;amp;prev=/images%3Fq%3Dcringe%26gbv%3D2%26ndsp%3D18%26hl%3Den%26sa%3DN%26start%3D18&amp;amp;ei=t_JbSrTfOpW6tAPKxMGpCg"&gt;&lt;img src="http://tbn3.google.com/images?q=tbn:owdDu7qtUWQKdM:http://1.bp.blogspot.com/_YntY1kyKo4o/RiaOwmRm5CI/AAAAAAAAAqc/mkNJSzNqNPY/s320/cringe.gif" height="73" alt="" width="116"&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Apparently they told the client that 203k loans were no longer being done (Gee, you think it was&amp;nbsp;after realizing that they had no idea what they were doing?) and they tried to flip them into another loan. This was after telling my client that their loan amount would be for the contract price and the extra money would just be separate and sit in an impound account to be disbursed over the next 6 months.&amp;nbsp; Ok partially true, the extra amount would be in escrow to be disbursed as the remodel progressed, but for free? Who pays for the extra 50,000 dollars you just borrowed for repairs? Your loan amount is for the entire amount you are borrowing.&amp;nbsp; Makes sense right?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So what is a 203k loan and why use one?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When a buyer wants to buy a home that needs repairs utilizing FHA financing, normally the repairs would have to be completed prior to the close of escrow.&amp;nbsp;&amp;nbsp; The repairs would normally fall on the responsiblity of the seller.&amp;nbsp; With so many foreclosures in today's market, the bank is the seller.&amp;nbsp; And many times the home in need of repair is listed "as is".&amp;nbsp; Which in the past would require a cash buyer or conventional financing.&amp;nbsp; This is another reason that people in the business&amp;nbsp;decided to shy&amp;nbsp;away from FHA loans.&amp;nbsp; I believe it was pure ignorance of the programs that were available by the brokers&amp;nbsp;and&amp;nbsp;the realtors&amp;nbsp;couldn't&amp;nbsp;properly prepare their seller for what to expect that gave FHA loans a bitter taste.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;*&amp;nbsp; 203k loans allow you to FINANCE the cost of the repairs in the new loan amount. (Not to exceed 110% of the after improved value determined by the appraiser and 203k consultant) What does this mean?&amp;nbsp; I buy a house for 200,000 that needs 50,000 in repairs and&amp;nbsp;I can borrow the extra 50,000?&amp;nbsp; Too good to be true?&amp;nbsp; NOPE.&amp;nbsp; That's it in a nutshell....&lt;/p&gt;
&lt;p&gt;ok details please.........&lt;/p&gt;
&lt;p&gt;*&amp;nbsp; Down payment is basesd on the sale price PLUS the final cost of the repairs x 3.5% so for example:&lt;/p&gt;
&lt;p&gt;Sale price is 200,000 (DO not calculate 3.5% on this)&amp;nbsp; PLUS 50,000 in repairs/costs (which includes&amp;nbsp;certain costs and reserves the lender will require) 250,000 x 3.5%.&amp;nbsp; Down payment is $8750.00 (closing costs are separate as usual)&lt;/p&gt;
&lt;p&gt;* Buyer will hire (lender can recommend) a &lt;a href="https://entp.hud.gov/idapp/html/f17cnsltdata.cfm" target="_blank"&gt;HUD approved FHA 203k Consultant&lt;/a&gt;&amp;nbsp;&amp;nbsp;to go to the property with the buyer to determine the required repairs and wish list repairs.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The fee charged by the consultant can be included in the mortgage.&amp;nbsp; The fee can range anywhere between $ 400 to $1200 depending on the repairs required.&amp;nbsp; Please check with the consultant prior to scheduling your appointment.&lt;/p&gt;
&lt;p&gt;*Buyer will obtain estimates from&amp;nbsp;several licensed contractors for the work to be completed depending on how extensive the repairs.&lt;/p&gt;
&lt;p&gt;Three estimates are recommended for each contractor&amp;nbsp;but not necessary.&amp;nbsp; The buyer can act as their own general contractor &lt;strong&gt;only&lt;/strong&gt; if experienced and &lt;strong&gt;licensed.&lt;/strong&gt;&amp;nbsp; (FHA says experienced, but most investors require the buyer to be licensed)&amp;nbsp; The contractors must provide documentation to be approved by the lender prior to approval.&lt;/p&gt;
&lt;p&gt;The consultant will determine the "&lt;strong&gt;required"&lt;/strong&gt; repairs versus the "&lt;strong&gt;wish list repairs".&lt;/strong&gt;&amp;nbsp; You must start with the required repairs and then move on from there for you wish list. This is an important&amp;nbsp;step for the consultant and appraiser so that you don't over improve the home and exceed the comparable properties in the area.&lt;/p&gt;
&lt;p&gt;* Once the consultant completes his report of required and wish list repairs, the lender will forward it to the appraiser for an "After Improved Value".&amp;nbsp; This is&amp;nbsp;where you may run into problems with OVER improving the property based on current values.&amp;nbsp; Between the consultant, appraiser and buyer - the FINAL FINAL report will be tweeked to come up with a final report that the contractors will be hired to do.&lt;/p&gt;
&lt;p&gt;* So now the file is submitted to underwriting and approved ( you need to qualify at the full amount you are borrowing of course, which may include your current mortgage payment for the home you will live in during the rehab period) and the normal steps for closing will occur.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;(BIG PLUS - you can include 6 months of mortgage payments in the new loan amount since it's assumed that you will have TWO housing payments during the rehabiliation of the new home.&amp;nbsp; This money will be deducted each month during the reahab process) This is optional.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;* Closing occurs, and the work begins within 30 days of closing/funding. (This is when your mortgage payments start since this is when you started borrowing the money - however, if you included the 6 mths mtg payments, they will be deducted from escrow starting when your first payment is due)&lt;/p&gt;
&lt;p&gt;* Disbursments are made throughout the following 6 months from the escrow account&amp;nbsp;(normally 4 draws with one final inspection, but&amp;nbsp; this can be increased for higher repair amounts) as the work is completed.&lt;/p&gt;
&lt;p&gt;Remember you paid the seller for the price of the home, and then you borrowed an additional amount of X which is sitting in an escrow account to pay the contractors (your total loan is the total amount you borrowed)&lt;/p&gt;
&lt;p&gt;Once the last disbursement is made and the final inspection showing COMPLETED AS PER THE CONTRACT........you are done! Simple ast 1 2 3&amp;nbsp; - okay maybe not, but that's why having an experienced &lt;a href="http://www.colleencraig.com/index.rad" target="_blank"&gt;lender&lt;/a&gt; on your side is crucial!&lt;/p&gt;
&lt;p&gt;There are specific properties and repair requirements for this type of loan, so please call me for specific details if this sounds like the right loan for your new home.&lt;/p&gt;

      <title>Understanding and Using All of Your First Time Home Buyer Options</title>

It isn't uncommon for a buyer to confuse the federal tax credit with seller credits, down payment assistance, or first time home buyer grants.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;First time home buyers have many options.&lt;/strong&gt;&amp;nbsp; Utilizing one option does not hold a buyer back from utilizing one or more other options allowed to them as a first time home buyer. This article is written not to go into great depth on each option, but to help you realize the different options available as a first time home buyer and how to utilize each/all of these options.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Read on to understand some common terms and how to take advantage of each option.&lt;/strong&gt;&lt;/p&gt;
&lt;h3&gt;&lt;span style="text-decoration: underline;"&gt;Tax Credit&lt;/span&gt;&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;The federal tax credit is the (up to) $8,000 incentive&lt;/strong&gt; that everyone is talking about. Most home buyers that haven't owned a home in the last 3 years will qualify for this. In general, this credit is realized as a credit for you when you complete your taxes in the spring of 2009 (for 2008's income).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;For example,&lt;/strong&gt; if you would have normally received $2,000 back after completing your 2009 tax returns, the tax credit would add an additional $8,000, to make your total amount received $10,000. &lt;h3&gt;
&lt;span style="text-decoration: underline;"&gt;Seller Credit&lt;/span&gt; (Seller Concessions)&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;A seller credit, better known as seller concessions, &lt;/strong&gt;is a scenario when the seller agrees to pay a certain amount of your settlement costs. The seller may pay a percentage, such as 2, 3, or 6% of the purchase price, or they may pay a dollar amount, such as $2,500 or $5,000.&lt;/p&gt;

&lt;h3&gt;&lt;span style="text-decoration: underline;"&gt;Grants for First Time Home Buyers&lt;/span&gt;&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;Many people miss out on first time home buyer grant options.&lt;/strong&gt; Once a buyer hears about the $8,000 tax credit, they sometimes go deaf to other options, either out of excitement or because they don't realize they can utilize more than one option.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A grant is a program often issued by a county or state&lt;/strong&gt; that offers funds to the home buyer for the purchase of a home. Either a flat dollar amount or a percentage of the loan amount is used to calculate the funds offered. A typical grant percentage would be 2, 3, or 4% of the loan amount. For instance, 4% of a loan amount of $100,000 would give you a $4,000 grant.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Grants can be utilized for&lt;/strong&gt; down payment requirements and/or to pay for closing costs. Depending on the purchase price and the grant selected, a grant can sometimes even cover all requirements the buyer has concerning both the down payment requirement and closing costs.&lt;/p&gt;
&lt;h3&gt;&lt;span style="text-decoration: underline;"&gt;&lt;img title="First Time Home Buyer Mortgages, Loans, Grants, Credits" src="http://activerain.com/image_store/uploads/8/7/0/2/7/ar124724595472078.jpg" height="232" alt="First Time Home Buyer Mortgages, Loans, Grants, Credits" style="margin: 5px; float: left; border: black 5px solid;" width="350"&gt;Down Payment Assistance&lt;/span&gt;&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;As of the date of this article, down payment assistance in the traditional sense is not available.&lt;/strong&gt;Down payment assistance programs (DAPs) were an option where the seller would indirectly give a buyer the money needed for down payment requirements. These transactions in general had a higher default rate then most, therefore this option is no longer available. Examples were the Nehemiah program or the Genesis program. There is a movement to reinstate these programs. The mentioning of DAPs here is simply to help you differentiate and not confuse them with other options.&lt;/p&gt;
&lt;h3&gt;&lt;span style="text-decoration: underline;"&gt;How to Utilize More Than One First-Time Home Buyer Option&lt;/span&gt;&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;Here's where the rubber meets the road.&lt;/strong&gt; A common example of utilizing all of the above options is as follows:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;
&lt;strong&gt;Buyer meets with grant official or loan officer for qualification requirements pertaining to a specific grant option.&lt;/strong&gt; In our example the buyer will use an FHA mortgage, which requires a 3.5% (of the purchase price) down payment. The purchase price is $100,000, therefore the down payment requirement for this would be $3,500.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Loan officer and buyer determine that the use of a 4% grant would be the wisest choice. &lt;/strong&gt;Since the down payment requirement is $3,500, the financed amount will be $96,500 ($100,000 - $3,500). Based off of $96,500, a 4% grant would be $3,860 (loan amount x 4%, &lt;em&gt;or&lt;/em&gt; $96,500 x .04)). Compare the grant amount with the buyer's down payment requirement of $3,500, and the grant amount is $360 &lt;em&gt;more&lt;/em&gt; than the required down payment amount. This type of grant covers the down payment requirements &lt;em&gt;and&lt;/em&gt; some additional funds to be applied towards the closing costs.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Assuming closing costs are $5,000, here is how you can determine what to request from the seller to get the closing costs paid as well. &lt;/strong&gt;We can subtract the extra money left over from the grant, in this case $360, from $5,000. Our sum is $4,640. FHA requirements allow the seller to pay up to 6% of the buyer's closing costs. We don't need all 6% (or $6,000), we only need $4,640 from the seller. So when the purchase of the home is negotiated, the buyer's agent negotiates with the seller's agent that the seller will agree to pay $4,640 towards the buyers settlement fees/closing costs.&lt;strong&gt;&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Buyer goes to settlement needing $0 to close,&lt;/strong&gt; and in fact they will &lt;em&gt;get back&lt;/em&gt; the money already deposited with the real estate agent and lender.&lt;/li&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;... before his home purchase, his&amp;nbsp;return was going to give him a refund of approximately $4,000 !!!!&lt;/em&gt; &lt;/strong&gt;... as you can see, he qualified for the tax credit, and received $8,000 additional dollars from the government for buying his home.&lt;/p&gt;

&lt;p&gt;Per the &lt;a href="http://www.irs.gov/newsroom/article/0,,id=204672,00.html" target="_blank"&gt;&lt;strong&gt;&lt;em&gt;IRS.gov&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt; website, you may qualify to receive this credit if you meet the following qualifications:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;"... qualifying taxpayers who buy a home before Dec. 1, 2009, can claim the credit on either their 2008 or 2009 tax returns. They do not have to repay the credit, provided the home remains their main home for 36 months after the purchase date. They can claim 10 percent of the purchase price up to $8,000, or $4,000 for married individuals filing separately.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;The amount of the credit begins to phase out for taxpayers whose adjusted gross income is more than $75,000, or $150,000 for joint filers.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;For purposes of the credit, you are considered to be a first-time homebuyer if you, and your spouse if you are married, did not own any other main home during the three-year period ending on the date of purchase."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The credit itself:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009. &lt;/li&gt;
&lt;li&gt;Applies only to homes used as a taxpayer's principal residence. &lt;/li&gt;
&lt;li&gt;Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar. &lt;/li&gt;
&lt;li&gt;Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;Rewarding the big banks for their perfidy in the mortgage mess by denying consumers the ability to remove the heel of the mortgage industry from the necks of home owners who cannot sell, move up, move away, sell their property, or do much of anything except pay about 50% or more of their monthly gross, and in many cases, net income to their mortgage company.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The more things change, the more they stay the same.&amp;nbsp; Big bank wins again.&amp;nbsp; American home owners lose again.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Legislation that would have allowed bankruptcy judges to modify mortgages died in the Senate yesterday, handing the Obama administration a significant defeat in its plans to mitigate the foreclosure crisis&lt;/p&gt;

&lt;p&gt;There are about 15,000,000 home owners at risk of losing their home due to mortgage default.&amp;nbsp; Fannie Mae will not assist a home owner whose mortgage balance is more than &lt;strong&gt;105%&lt;/strong&gt; of the market value of their home.&amp;nbsp; Let's see.&amp;nbsp; In many counties in many states, property values have dropped by 25-75%.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Case #1&lt;/strong&gt;.&amp;nbsp;&lt;strong&gt; Buyer&amp;nbsp;financed their home purchase in 2005 with&amp;nbsp;80/20 conventional loan sold to Fannie Mae.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;

&lt;em&gt;&lt;strong&gt;The purchase price was $350,000.&lt;/strong&gt;&lt;/em&gt; &lt;/li&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;The first trust is about $280,000.&amp;nbsp; &lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;
&lt;em&gt;&lt;strong&gt;The market value of their home is now about $225,000.&lt;/strong&gt;&lt;/em&gt; &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Clearly, the mortgage balance (first trust)&amp;nbsp;is more than 105% of market value.&amp;nbsp; In fact, it's about 120% of market value.&amp;nbsp; This home owner and millions of others are ineligible for loan modification help from Fannie Mae.&lt;/p&gt;
&lt;p&gt;I've tried and tried to figure out or find the answer to why this requirement was included in the Fannie Mae Mortgage Modification Plan.&amp;nbsp; It is completely nonsensical since it serves only to &lt;strong&gt;exclude millions&lt;/strong&gt; of home owners in need of mortgage modification.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;Well, many good apples should be writing a response!&lt;/em&gt;&lt;/strong&gt; &lt;em&gt;Maybe the few good apples are not a minority ...maybe they are.&lt;/em&gt; I found out just how bad the tunnel vision of some individuals are about our industry in the recent past....or maybe it's just closed minded judgmental individuals who classify a whole different country as being a bad apple too?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;It's all in the stinking thinking or cognitive perception.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;While sipping my morning coffee yesterday, I got a bug...hair....sticker &lt;/em&gt;&lt;/strong&gt;&lt;em&gt;(or whatever you want to call it)&lt;strong&gt; up my behind.&lt;/strong&gt;&lt;/em&gt; It kept gnawing at me periodically for the last two weeks and after an hour during my supposed coffee enjoyment time I picked up the phone. &lt;em&gt;I was ready for battle!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I needed to express my feelings on attitudes regarding Real Estate and Realtors&amp;reg;&lt;/em&gt;&lt;/strong&gt;. What got me to the point of expressing my &amp;lsquo;opinion' is due to many situations where I've heard many a degrading remark ....&lt;strong&gt;&lt;em&gt;there are the people that:&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Do not have a Real Estate license&lt;/em&gt;&lt;/strong&gt; and ask me "&lt;strong&gt;&lt;em&gt;is it possible to self study &lt;/em&gt;&lt;/strong&gt;&lt;em&gt;(and do I have any material?)&lt;strong&gt; and then go take the state test for Real Estate Salesperson. HUH? &lt;/strong&gt;WooHoo! A home schooled (by home schooling self) Realtor&amp;reg;.&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Butt in on a conversation&lt;/em&gt; &lt;/strong&gt;&lt;em&gt;(actually, take over the whole conversation) they are not qualified to&lt;/em&gt;&lt;strong&gt; &lt;em&gt;give &lt;span style="text-decoration: underline;"&gt;advice&lt;/span&gt;&lt;/em&gt; on.&lt;/strong&gt; &lt;em&gt;Real Estate.&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Commence to announce that it is not a good time to buy&lt;/em&gt;&lt;/strong&gt;, the market is bad, the economy is bad and yadda yadda yadda. &lt;em&gt;Anyone who is in the Real Estate Industry (seasoned professionals) will be hanging their mouth open.&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;State their opinion anytime they feel (which is true basically) and&amp;nbsp;&lt;strong&gt;&lt;em&gt;can't figure out&amp;nbsp;why Realtors&amp;reg; would get offended &lt;/em&gt;&lt;/strong&gt;at their closed minded &amp;lsquo;opinions'. &lt;em&gt;Uh...because we're people too.&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;Make statements like.....'that's why people don't trust Realtors&amp;reg;...&lt;/strong&gt;they don't want to hear others opinions'. &lt;strong&gt;Oh,&lt;/strong&gt;&amp;nbsp; &lt;strong&gt;I WILL start a good debate when it comes to trust. &lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Another irking comment that pops up is about &amp;lsquo;the commission" &amp;nbsp;&lt;/em&gt;&lt;/strong&gt;and I just about flip at those. &lt;a href="http://activerain.com/blogsview/905721/Real-Estate-is-NOT-JUST-A-PAYCHECK"&gt;&lt;strong&gt;&lt;em&gt;Real Estate is NOT JUST A PAYCHECK&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt; Did I remark about the money they make? Do they have to pay GET State tax on top of State and Federal Tax? Do&amp;nbsp;they&amp;nbsp;have business expenses?&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Believe us Independent Contractors owe them &lt;/em&gt;&lt;/strong&gt;a lunch, a gift or anything their little heart desires.....because it's a business expense for us.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Believe we get paid hourly or somehow our time and effort mean nothing.&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;strong&gt;&lt;em&gt;&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;
&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Bottom line, it's the people like this:&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;strong&gt;&lt;em&gt;&lt;strong&gt;&lt;em&gt;&lt;img title="RUFF ....take a look at the REAL me :)" src="http://activerain.com/image_store/uploads/2/2/1/4/9/ar123993222994122.jpg" height="323" alt="" width="300" style="float: right; margin: 8px;"&gt;&lt;/em&gt;&lt;/strong&gt;That don't understand the whole concept of Real Estate&lt;/em&gt;&lt;/strong&gt; and each buyer or seller's individual needs.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;That do need to stay in their nine to five job&lt;/em&gt;&lt;/strong&gt; and work for a paycheck and not try to get a license.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;That pass around rumors with their closed minded ideas&lt;/em&gt;&lt;/strong&gt; and give their so called opinions....and they do not know the whole scope of each market....and are certainly NOT FORTUNE TELLERS.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;That create a larger negative attitude in the community towards the Real Estate Industry &lt;/em&gt;&lt;/strong&gt;and pass around information that may or may not be true because they have only ONE VIEW. Their own.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;They believe it's all about the commission for the Realtor&amp;reg;&lt;/em&gt;&lt;/strong&gt;....&lt;em&gt;so they obviously wanted to get into the industry for....the paycheck.&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Do not care who they are hurting in the process&lt;/em&gt;&lt;/strong&gt; of wanting to be right and only wanting to be heard. What happened to listening to others to make a real conversation?&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;Are not open to listening to others opinions and input&lt;/em&gt;&lt;/strong&gt; ...nor do they ask. &lt;em&gt;Because of course...they're right.&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;em&gt;That DO get a license and become a real estate agent &lt;/em&gt;&lt;/strong&gt;because they think they know it all....and carry that attitude into our industry.&amp;nbsp; &lt;strong&gt;&lt;em&gt;Help us all.&lt;/em&gt;&lt;/strong&gt;
&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;There are good and bad in all industries&lt;/em&gt;&lt;/strong&gt;, in all countries, communities, jobs, churches, groups and so on. A few bad apples spoil the whole bunch when it's a bunch of closed minded negative&amp;nbsp;individuals who continue to spread around false information and THEIR OPINION.......and push them on others. (darn, seems like half the nation now) It's these that turn into supposed Realtors&amp;reg; that spoil the bunch.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;It's with these types of people who run around getting a license so they can peddle their false wares around to make a buck&lt;/em&gt;&lt;/strong&gt;&lt;strong&gt;. &lt;/strong&gt;It's with the whole scenario...that the rest who are GOOD APPLES are going above and beyond (the norm for them) but faced with defending themselves for the other bad apples.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&lt;em&gt;PLEASE........LOOK AT EACH INDIVIDUAL....for who they are.&lt;/em&gt;&lt;/strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/p&gt;
