This month may be one of the most significanat to date for gaining a clearer sense of direction for our future Lake Norman real estate market.  We know that November experienced stronger sales due in part to the expectation of the expiration of the first-time buyer tax credit.  If sales continue to show improvement this month, it may be an indication that the bargains are drawing more and more buyers into the Lake Norman housing market.

I always look forward to doing the research for my Friday Hot Sheets because it gives me a chance to see the most recent snapshot of what is REALLY going on with our Lake Norman Real Estate Market.  It can be confusing and frustrating to follow the national real estate news because their reports are a month or more behind and our local market is usually quite different from the national trends.

Last week seemed to be one in which every source/pundit of economic news decided to put a positive spin on new data; from our GDP to national June housing sales.   For the most part the news was good simply because we didn't do as badly as predicted.  Or, in the case of North Carolina existing home sales, they posted their "smallest decline since August 2007 in June with a 17% decrease in total units sold compared to the previous year" according to the North Carolina Association of Realtors.

2-week snapshots called Hot Sheets for up-to-the minute Lake Norman housing data Monthly sales reports which compare it to the previous year and prior month Quarterly sales reports which provide two separate reports; an overview of the 2nd quarter and then a break down by price-range.  

 
IMPORTANT FINDINGS

 We are truly being bombarded in the local and national news with stories about the crisis in the US housing market.  With so much information gathered by using a variety of sources of information, it can be difficult to know exactly how this news pertains to our local Lake Norman housing market.

Wow, what a year!  After a significant drop in closed sales in November, we actually had a pretty strong December when compared not only with November 2008 but with December 2007.  And, we in the Lake Norman area were not alone.  December seemed to be a better month for communities all over the country.  Speculation is that the drop in interest rates bumped the sales up.  It is hard to know how long this bump will last but it's sure nice to have some halfway good news to report!

As I was preparing this summary of Lake Norman's October housing market my curiosity got the better of me.  While it is important to compare our sales to October 2007 we are now well over a year in our Lake Norman real estate downturn and so I realized it is very important to now look at our sales in context of the past 4 years to get a grasp of the entire picture of our Lake Norman housing market.

It probably does not surprise you that the Lake Norman real estate market is still feeling the affects of our serious national economic challenges as well as the struggling housing markets throughout the U.S. both emotionally and statistically. 
To give you some real examples, I currently have about 20 extremely well-qualified buyers relocating to the Lake Norman area from throughout the country ranging in price from the $200,000's up to $5 million.  About one third are waiting for their homes to sell before they purchase their Lake Norman home but plan to move here as soon as possible once … (2 comments)

Our Lake Norman real estate market is constantly in motion.  I hear so many opinions from fellow Realtors here that I find myself turning to the MLS data regularly to see if there are any significant signs of change I can share with you.
August felt like a market that, while struggling, was beginning to show signs that home sellers and builders "get it".  Price reductions have been more significant and more frequent.  Sellers that are not serious are pulling their homes off of the market choosing to wait it out.  Those less fortunate, both sellers and builders, are now … (7 comments)
