I must admit I have been exceptionally busy these past several months which had increased my curiosity about our current home sales numbers. Above is a chart with today's "Hot Sheet" numbers from the Charlotte Regional Multiple Listing Service for single family homes in all of Lake Norman (Area 13). These numbers represent a snapshot of the past two weeks activity. As always, I have included the prior 6 months so that you can put these numbers into perspective.

Above is a chart with today's "Hot Sheet" numbers from the Charlotte Multiple Listing Services for single family homes in Lake Norman (Area 13). These numbers represent a snapshot of the past TWO weeks of activity. As always, I have provided a two-week Hot Sheet from each of the prior 5 months for comparison with the exception of November when my blogsite was down. Here are the highlights:

It was exactly one year ago that I started creating these Lake Norman Real Estate sale analysis and market reports for this blog. (See Lake Norman Real Estate Sales Trends: 2nd Quarter 2008). For the first time, I am now able to compare the numbers for the active, contingent, conditional and pending sales as well as the statistics about the single family residential properties sold year to year:
IMPORTANT FINDINGS:
Active listings are up a whopping 38% versus one year ago
The number of listings sold dropped 42% versus the same period in 2007

So, it's 100 degrees outside today, June 10th, in the greater Lake Norman area. A great day to stay inside and crunch some housing numbers. As I was thinking of the rather gloomy U.S. economy, it reminded me of the term we used in LA for our June weather due to the daily morning fog: "June Gloom". But is the real estate market in Lake Norman really gloomy?

Whenever I hear talk in my RE/MAX office about an increase in activity of any kind I usually go immediately to our Multiple Listing Service to search for data that might substantiate a change in our market. Such was the case today but unfortunately the numbers are not reflecting any perceptible change.
Here is a snapshot of our inventory and recent sales which have yet to close compared to the past 4 quarters:

Lake Norman Real Estate Hot Sheet Summary
I have been doing regular real estate sales analysis on this blogsite since last June but I have never actually provided a map of the exact area I am analyzing. If you look at the map above, Lake Norman is Area 13. I always include all of Area 13 in my sales analysis with the exception of the northern most part referred to as The Catawba River since it is where the lake turns in to a river heading north to I-40.
