On May 5th, 2008 I listed a lovely two-story Colonial in a waterfront community on Lake Norman NC.   The house next door as well as many others in the same subdivision had been on the market for well over a year.

The Charlotte Observer's front-page Business Section headline today is:  "Charlotte home prices slip for the year...It's the first such drop since 1991, and things are a lot worse elsewhere - but that's little comfort for homeowners who can't sell."
This article goes on to quote the latest of the popular S&P/Case-Shiller's Home Price Index which states that Charlotte area prices have dropped .1% in the 12 months through April 2008.   However, "the Charlotte market was strongest in the survey of 20 Cities".

One of the hottest areas for housing growth on Lake Norman is along Fern Hill Rd.  Straddling Mooresville and Troutman, Fern Hill Road curves its way through farms and forests from just west of the I-77 to the shores of Lake Norman. 
 
When you first travel west on Fern Hill you will pass farms dotted along the country side amongst brand new upscale subdivisions. Some of this farmland is actually part of the Voluntary Farmland Preservation District.

After looking at Lake Norman waterfront home prices, buying a waterfront lot on Lake Norman may seem like a pretty good alternative.  After all, in our real estate database we currently have 288 waterfront residential lots for sale starting at $125,000 on up to about $2 million.  So, if you look even as high as $300,000 - $400,000 surely you will find a nice lot with lovely views something like the one above:  Wide open views of the lake and lovely homes along the opposite shoreline in the distance? 
Not so much.

Some of the Lake Norman neighborhoods with the most character and personality are not in subdivisions.  If you are looking for a more eclectic lifestyle where life is a bit kinder and gentler, I encourage you to take a drive down McKendree Road.

Most articles about Lake Norman real estate and even most Lake Norman area real estate websites focus primarily on the many wonderful subdivisions in our area.  However, these subdivisions do not reflect the majority of homes and neighborhoods along the shores of Lake Norman.  I would guess that more than half of the homes along the lake are NOT in large subdivisions and therefore offer an entirely different lifestyle many times overlooked by those relocating.

One of THE most confusing terms I heard when I first moved to Lake Norman and re-established my real estate business was the term "perk".  I would hear agents ask such questions as:  Did the land perk?  How many bedrooms did it perk for?  When I visited a new housing subdivision in Mooresville the agent on duty told me they were delaying construction because only 20 lots ˜perked. 
 
So what in the world does ˜perk mean?  Technically, it is short for the term: Percolation.  And, very simply, a perk test measures the ability of the soil to absorb water.

When my husband and I first starting looking at real estate in Lake Norman (and even the greater Charlotte area) I expected to find myriad Colonial and Plantation style homes like the one I just listed above. (137 Mussel lane: See link below for more photos). 

What we discovered was that most homes around Lake Norman were  newer and that the building trends had resulted in mostly 2-story brick or stone-front homes, no clearly recognizable architectural style and very few wonderful front porches like this one at 137 Mussel Lane.

After some wonderful, much needed rain in April, I have never seen our Lake Norman gardens so beautiful.  The lake levels are high and the skies are bright blue.  What more could we ask for?  Well how about some signs of a housing market upturn!
I wish I could reassure all of you that the worst is behind us. April was definitely an improvement over our first quarter but sales AND prices are still weak compared to April of 2007 and we still have a significant imbalance of inventory of active listings versus sales.

Would you be surprised if I told you that there are 43 single family homes for sale in the towns surrounding Lake Norman that are listed UNDER $100,000?  What you don't see on most websites about Lake Norman is any information about the modest older homes that are dotted about our more rural areas and clustered around our downtowns.
All of the communties of Mooresville, Davidson, Cornelius, Huntersville and Troutman on the east side of Lake Norman truly have two distinct cultures that stem from their historic roots as railroad stopping points for our cotton farmers and the spectacular housing and retail growth along the lake in the past two decades.

I have written quite a bit about Lake Norman real estate and how wonderful life is here, but what I have yet shared is that the Lake Norman area is extremely pet-friendly!  Thanks to the availability of homes with large lots, an abundance of parks and open space and our huge Lake Norman, I can't think of a better place to have pets, particularly dogs.
