Senior Adult MinistryValentine’s Luncheon on Saturday, February 11, 2012 beginning at 11:30 at the First Presbyterian Church at 101 Legends Club Lane in Franklin, TN.

The Senior Adult Ministry will focus on those 55 and over, combining fellowship, service, education, and nurture. This ministry is in conjunction with the Church’s present PrimeTimers Program.  The Christian Education Committee recognizes those approaching retirement or in retirement are in what can be the most exciting spiritual time of their lives, a time when they are able to both give and receive the love, grace, joy, and peace of Christ in abundance.

Franklin Home SalesAnother great year for real estate sales here in Franklin Tennessee. The city had a total of 1416 single family homes sales during the period, up from the 1299 sold in 2010.

Here is a story of the Power Paddle.  What is a power paddle?  Well if you are unfortunate enough to be in the land of Sentilock mandated boxes you will learn soon enough.  

Once upon a time in a land far, far away sat a SentriLock lock box on a very nice home.  One day the Sentrilock Gods emailed the little realtor to tell her that the lockbox battery may be low.  Oh my!  So the little realtor readied her Highlander, packing both types of Lockbox batteries and tools and off she went.  

Upon arriving at the home so far, far away the little realtor inserted her Sentricard (a new one as the old one died after 1 year) and watched with anticipation as the lights on the lockbox glowed.  She entered her four digit code and readied herself the enter function 1 func6tion to unshackle the box from the door, but alas nothing.  Nothing!  The lights were on but nobody was home.  Oh, the battery is not just low...it is dead!

SentriLock Blue Lock BoxNo problem, the little realtor has her batteries and tools, she is prepared.   This Sentrilock lock box was the new and improved blue one.  The type she was told to trade all her grey ones for.  The blue box does not use the little tool or the same batteries as the grey box.  So thank heaven the little realtor had brought both the special tool for the grey box, a little Philips head screw driver for the blue box and both sets of batteries. But wait, where is the battery compartment on the superiod blue box?  Can't seem to find it.  Time to call in Tech Support at SentriLock.

The little realtor had Tech Support on the phone and Tech Support man understand that the little realtor had traveled so far to tend to the box, but no there is nothing that can be done.  The special new blue box battery compartment is in the key compartment, and since the battery is dead...well the little realtor can't get to the battery compartment.  You see the old grey boxes, the ones that were not as superior as these blue boxes had the battery compartment on the back of the box which was easy to get to.  "Oh," Tech Support man says, " too easy to remove the battery.  SentriLock had realtors complaining that other realtors were stealing the batteries out of the lockbox."  The little realtor was confused.  Was there really such a demand for lockbox batteries?  A black market for lockbox batteries?  What was the world coming to?  "What now?", asked the little realtor.

Tech support man says "go to your local board and get .....THE POWER PADDLE."  The what? asks the little realtor.  "The POWER PADDLE", responds Tech Support Man.

So off the little realtor travels to her local board to obtain the POWER PADDLE.  Once there the little realtor learns that the local board is not empowered to have the POWER PADDLE.  Only those at RealTracs have the POWER PADDLE.  So once again, the little realtor is off to find the keepers of the POWER PADDLE.

The Power PaddleUpon arriving at RealTracs the little realtor meets the POWER PADDLE Guardian.  The Guardian asks the little realtor for the serial number of the lockbox.  "Oh no", says the little realtor, "the lockbox is on the house SentriLock Tech Support Man said we just needed to see you...the keeper of the POWER PADDLE."  

The Guardian could see that the little realtor had traveled far for the POWER PADDLE and consulted with the SentriLock system.  Yes, the little realtors call for help had been logged...the serial number was recorded.  The Guardian asked, "Where is the lockbox.  How long will it take you to get the POWER PADDLE to the lockbox?"  The little realtor thought and then responded, "There are tornado warnings and the traffic is bad it should take about an hour and a half."

The Guardian then relayed this information to the SentriLock Gods. "OK," the Guardian replied, "I will now need your SentriCard so we can time stamp it."  "Time stamp?, asked the little realtor.  "Yes", replied the Guardian, "we must know the exact time that you will be at the lockbox with the POWER PADDLE."

The little realtor gave the Guardian her SentriCard and the Time Stamp was noted.  The little realtor was then given her new time-stamped SentriCard and the POWER PADDLE.

The Guardian told the little realtor to be very careful and when she arrived at the lockbox with the POWER PADDLE to immediately call SentriLock Tech Support Man for instructions.

So the little realtor traveled through high winds, rain and tornado sirens to get to the lockbox on time with the POWER PADDLE.  Following the instructions the little realtor finally was able to open the lockbox and change the battery.  Oh Happy Day.  Now to return the POWER PADDLE to its Guardian at Realtracs.

So the moral of this story?  When asked if your land should be a land of SentriLock or Supra, vote to be the land of Supra.

Recycling

Was one of your New Year's resolutions to begin to be a little more green? Well one of the easiest ways is to recycle. I know, when you think of recycling you think of bottle returns. Well, there is a little more to it then that. But don't worry it is really easy and getting the kids involved can make even a little fun. We've put together a little video (and as you will see video making is not our strength) on how we recycle here in Middle Tennessee. The recycling bins can be found at any home improvement store. The ones we have in the video are great because we just take the bins, put them in the trunk and then all are recyclables are sorted when we get to the recycling center. Homes Listed in Winter Sell Best!

According to a recent article from the Blackwater Consulting Groupwinter is a great time to sell your home. Here’s a copy of the article:

Recently we decided to dig into the reports and marketing data to see if it supported our feeling that winter is the best time to buy, and the worst time to sell. However, when we got the results we discovered that our assumptions were dead wrong. As we roll through the holidays and into winter, many would-be sellers will be holding off on listing their home, waiting for the spring "selling season" to put their home on the market. But if you're ready to sell your home now, is waiting until spring the best strategy? Not according to the data, it isn't.

We pulled a year's worth of data on three quarters of a million homes listed across the country and analyzed sales statistics by season. Here's what we found:

• Homes listed in winter sell faster: 46 days in winter vs. 55 days in summer • Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer • Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home

Homes listed in winter sell best. Yup, you read that right: Overall, homes listed in winter sell best.

5.8% more homes listed in winter eventually sell (compared to the overall percentage of homes listed throughout the year), and they sell 1.4 percentage points closer to their original list price than the median---that's $4,900 on a $350,000 home. Spring wins in one category: Speed. Homes listed in spring sell the fastest, sitting on the market for 15% less time than the median. Winter comes in second in this category though, at six percent below the median, while homes listed in summer and fall both sell slower than the median (12% and 16%, respectively).

It is time once again to register your alarm with the City of Spring Hill, TN

Alarm Registration Information: Title 13 Chapter 4 of the Spring Hill Municipal Code pertains to information regarding requirements of Alarm Registration. These codes apply to both commercial and residential alarms.

In order to register your alarm you must complete an Alarm Registration Form.

The Alarm Registration Form can be obtained and completed at the administrative office of Spring Hill City Hall or downloaded at: http://www.springhilltn.org/​DF/alarmregistration.pdf Completed forms are maintained by the Spring Hill Emergency Communications Department for emergency contact and law enforcement dispatch purposes.

Alarm Registration Fees:

A fee of twenty dollars ($20.00) shall be charged for issuance of any such permit. Each permit will be renewed by December 31, with a ten dollar ($10.00) renewal fee assessed annually. Keeping in TouchIt is that time of year when all our cell phones ring with this deal and that deal.  All promising to increase our buisness by at least (fil-in the blank).  I don't know about you, but those new shinny things can distract me from  remembering to do the activites that have been proven to be successful.  In most cases you don't have to change what you've been doing, just update to the latest and greater technological tool.  You know what what you should be doing:

Get and keep in contact with your clients, new and existing.  I've always tried to have at least 3 phone calls with past clients per year and monthly informational post cards.  Since I am GREEN certified, my postcards highlight the latest environmental tip.  The new twist we are using this year is a monthly video on being GREEN.  Yes video.   Maybe not as fancy as our friend Big Diehl and Flubberbut we've got some of our own moves.  The QR Code on the postcard will bring our clients to the lastest and greatest video.  We keep the same QR code that brings them to a page on our website, and just change the video each month.   

 

Give clients information that is helpful/useful.  Keep up with what is going on in your city/county and then share that information with your clients.  Listen to your clients to see what is important to them and then research the subject and become their resource on the subject.  How do you do this?  Attend planning and zoning meetings, signup for informational emails and blogs provided by your community. Include a list of vendors on your website...you know people you know and trust, like painters, auto repair and sales.  Your clients look to you for this type of information.  In many instances they are new to the area and don't have any resources but you.

 

Make Time to Lead Generate Each and Every DayLead Generation

The most important thing. scheduling your lead generation time.  Don't change your schedule...make a time each and every day dedicated to lead generating.  Whether it is calling folks on the phone, writing notes visting you must do this activity each and every day to keep your buisness going. Being an old KW agent I believe in the 5-5-3-1.  Five phone calls, 5 notes, 3 new contacts in our database and 1 face-to-face each and every day.  Yes, that's what it takes.
