Franklin, TN - Gifts and Gift Wrap to help local Charities beginning this weekend, November 20.  Yes, it is that time of year again when we all need that unique gift for the person that has everything and of course lots and lots of gift wrap.  Well this year you have a great opportunity to get the perfect gift while helping one of our local charities. 

The Logo sports sale schedule for for Friday, 11/20/2009 from 8-5 and then again on Saturday from 8am to 2 pm will feature sports items including chairs and tents.  The sale will be held at the Logo facility at  117 Southeast Parkway in Franklin.  Logo is a licensed manufacture/wholesale distributor of more than 25 product lines of NCAA college and Major Legaue Baseball products.  A portion of the proceeds will be going to the Tennessee Children's Home allowing them to make the holiday's just a little brighter.

 

The Gift Wrap Warehouse Sale (formerly the CPS Gift Wrap Sale) is set for the old CPS warehouse at 1725 Columbia Ave in Franklin 9am to 5pm December 2 through December 12.  The sale will not be held on December 6.  The sale will benefit the We are Building  Lives, a local fahrity that helps veterans, including those that are homeless, transition back into the community.

Droid and the learning curve is all part of it.  At times I wish I had a Droid like R2d2 to quickly teach me all the cool features of this device.  Don't get me wrong I love it, but I know it can do lots more or more efficiently then I am currently operating.

See, I am old enough to remember that we would get instruction manuals when we bought some electronic gizmo.  Not now, you download it, but try to find the operations manual.  I tried and then I tried to register the phone on the Motorola website. Following the instructions for the phone's magic MEID number which I then typed in and the system said was invalid.  Back to square one.

I guess that I need a trainer or a true Droid professional who can walk me through the system and show me the in's and out's.  You know just like we realtors do with our clients.  Can you imagine our clients trying to Google the operations manual for real estate sales and purchase and then trying to learn all the local laws, contracts, market trends and then all the lending rules du jour.  They can try, but it much easier to have the professional help out.

So all you Droid professionals can you help me find the operations manual or the link.  I love the features that I have taught myself, but I know that I have only scraced the surface.  I mean it's a phone, computer, MP2 player, camera, video recorder and that's just what I have learned.

Home Improvement Tips - New Windows for Energy Savings and Your Health.  Older windows with single panes aluminum frames are both non-energy efficient and may promote unhealthy conditions.  When condensation and frost form on these windows, water can pool on the sills which then can cause mold and mildew.

The vinyl, wood composite or fiberglass frames on new Energy Star windows reduces heat transfers.  Two panes of glass, with an air-or-gas filled space in the middle insulate bête then single panes.

In addition to saving your health and lowering your heating and cooling bills, replacing old windows and windows where the seal has broken helps when you are ready to sell your home.  Buyers today want move in ready homes which are also energy efficient.

Selling Your Home - "Should I list now or wait till the Spring?"  That is the question.  Well lets take a look at what is going on in the market.  This is not your typical fall/winter home buying or selling season.  There are two tax incentive programs that make it "time is of the essence" with your decision. 

1. New and extended home buyer  tax incentive programs

The $6,500 Move-Up / Repeat Home Buyer Tax Credit 
To be eligible to claim the tax credit, buyers must have owned and lived  in you home for five consecutive years out of the last eight 
years.

  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.
  • The tax credit applies only to homes priced at $800,000 or less.
  • The credit is available for homes purchased after November 6, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by May 1, 2010, the home purchase qualifies provided it is completed prior to July 1, 2010.
  • Single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

So if you have lived in your home for 5 years and you match these qualifications then now is the time to list.  Why? You only have until April 30, 2010 to get a binding contract and then the deal must close by July 1, 2010.   Even better if you home is a "starter" home.  It would be a great match for first-time homebuyers or empty-nesters looking to right-size.

 $8,000 First-time Home Buyer Tax Credit 

  • The $8,000 tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000.
  • The tax credit applies only to homes priced at $800,000 or less.
  •  The tax credit now applies to sales occurring on or after January 1, 2009 and or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.
  • For homes purchased on or after January 1, 2009 and on or before November 6, 2009, the income limits are $75,000 for single taxpayers and $150,000 for married couples filing jointly.
  • For homes purchased after November 6, 2009 and on or before April 30, 2010, single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

Franklin TN Veteran's Day Parade began with the Church bells throughout the city playing God Bless America.  Then the marching bands, youth groups...but most importantly the men and women of the armed forces passed under the American Flag which was suspended between two of the cities fire trucks.  Enjoy a couple of the clips from the event...and if you did not get a chance today, get out over the next couple days and thank a vet  for their service to this great nation of ours.

Old Glory Retirement Ceremony is scheduled at 10:00 am, Saturday, November 14, 2009 at Brentwood Fire Station No. 4, Sunset Road, the Brentwood American Legion Post 156 and the ROTC Honor Guards from Independence and Ravenwood High Schools will retire a number of American Flags.

When the United States flag (Old Glory) becomes worn, torn, faded or badly soiled, it is time to replace it with a new flag, and the old flag should be "retired" with all the dignity and respect befitting our nation's flag. The traditional method of retirement is to incinerate the flag, but this does not mean that one should simply drop the entire flag (intact) into a fire. 

Post Commander Gary Edick, will conduct the ceremony.  During the ceremony participants are not burning a flag they are retiring a symbol of America's honor, courage, and strength.

The Program for the Days Events

Post Commander - The audience will please come to order.  We are gathered here for an important patriotic and solemn purpose.  Chaplin, please offer an invocation.

Color Guard Advances; and all recite the "Pledge of Allegiance". 

Post Sergeant -At-Arms - Advances to the Commander       "Commander, we wish to present a number of unserviceable Flags of our Country which have been inspected, for their disposal", Sgt-At-Arms salutes, does an about face and returns to his station.

Post First Vice-Commander - Advances to the Commander. "The present condition of these Flags is the result of their usual service as the Emblem of our Country, These flags have become faded and worn over graves of our departed Comrades and various patriotic displays from our schools, businesses and citizens".

Post Commander "Since these Flags have been inspected, what do you recommend?" Post First Vice-Commander - "Commander,  since these flags have become unserviceable in a worthy cause and worn in a tribute of service and love, I recommend they be honorably retired from further service and be fittingly destroyed".

Post Commander - "Comrades, we have presented here these flags of our country which have been inspected and judged unserviceable. They have reached their present state in a proper service of tribute, memory and love.   A Flag may be a flimsy bit of printed gauze, or a beautiful banner of finest silk. Its intrinsic value may be trifling or great; but its real value is beyond price, for it is a precious symbol of all that we and our comrades have worked for and lived for, and died for - a free nation of free men and women, true to the faith of the past, devoted to the ideals and practice of Justice, Freedom and Democracy. Let these faded flags of our country be retired and destroyed with respectful and honorable rites.  Let no grave of our soldier, sailor or airman  be unhonored and unmarked.  Sgt-At-Arms, assemble the Color Guard, escort the detail bearing the flags and destroy these flags by burning.  "Present Arms"

As they yield their substance to the fire, may your Holy Light spread over us and bring our hearts renewed devotion to God and Country; Amen

Post Commander - "Present Arms"   Color Guards present arms.  All officer and members, except those on the flag detail, salute, Members of the Flag detail place the unserviceable Flags in the burning container. After a suitable number of flags are deposited, the representatives of the Fire Department will cover them with kerosene and light the fire. This may be repeated if a large number of unserviceable Flags need retired.

Post Commander may state "Order Arms and Parade Rest" if several burnings are required. After which, the Commander will call the group to "Attention then Present Arms" and tell the Color Guard and the detail to resume its former position.

Color Guard advances to the area behind the Commander. Members of the detail resume their places among the members. Commander will "Order Arms"
