A very unusual thing happened today in the market.  Interest Rates went down to 5%.  It is very rare that on a Friday and the end of the month that rates would be lowered.  Why?  Some lenders are saying it is because the media has stopped beating the recession drumbeat.

Today there was an interesting insert in the Tennessean, the Greater Nashville Daily newspaper.  On the front side of the full page ad was information on the $8000 First Time Buyer Tax Credit Program and some of the qualifications that must be meet.  On the reverse side the headline reads Qualified Tax Credit Agents, implying some set of special qualifications were needed like those of the buyer.  No where on this insert were the word "Paid Advertisment."  Well folks all agents are can assist First Time home buyers.  There is no special qualification or certification.

Spring Hill Board Approves Smaller Residential Lot Sizes - 07/31/09 10:45 AM
The Spring Hill Board of Mayor and Alderman approved smaller lot sizes for residential Planned Unit Developments during the groups July meeting.  The first reading passed the Board 8-1 and approved an amendment to the city's orginance to allow 6,000 square feet lots, down from the current 8,000 square feet. The minimum distrance between structures will remain the same at 15 feet.  The second reading of this amendment will be conducted at the August meeting.  Have questions?  Contact your Spring Hill Alderman.

New Mortgage Rules Begin July 30, 2009 - What it means to Home Buying & Selling - 07/30/09 01:24 PM
 Mortgage Disclosure Improvement Act (MDIA) amendments to the Truth in Lending Act (TIL) - also known as Regulation Z - are designed to allow homebuyers adequate time to review specific information related to their loan.
 Changes include:
1. Initial TIL disclosure. A seven-business-day waiting period is now required between the delivery of initial disclosures and the signing of closing documents. This will eliminate the possibility of closing in less than seven business days unless the borrower faces a bona fide personal financial emergency.

Housing Sales Rise 11 Percent - Buy Now before market shifts to seller's market - 07/27/09 11:00 AM
The Commerce Department said Monday that sales rose 11 percent in June to a seasonally adjusted annual rate of 384,000, from an upwardly revised May rate of 346,000.
It was the strongest sales pace since November 2008 and exceeded the forecasts of economists surveyed by Thomson Reuters, who expected a pace of 360,000 units. The last time sales rose so dramatically was in December 2000.
New homes sales have increased 4 of the last 6 months bringing the National inventory down to 8.8 months in June, down from 10.2 in May.

Williamson County Parks & Recreation has plans for more athletic fields and recreation centers, plus two passive parks.  Trails and picnic areas are being constructed on 80 acres of Natchez Trace Parkway.  Parks & Recreation Director Doug Hood said that the county has plans for its 400 acres that the county owns near the Bending Chestnut community will be similar to a Tennessee State Park.

Existing Homes Sales up again - Its time to get off the fence - 07/23/09 07:09 PM
Existing home sales rose in June by 3.6%, the third straight month of increases and by a higher-than-expected amount. The news of the increase propelled the Dow Jonesindustrials to their first close above 9,000 since January.  This increase indicates a stability is coming back to the housing market with inventories at 9.4 month level and the median house price nationally at $181,000.

Yes, the Williamson County housing market is heating up.  Last week 32 houses went under contract and 64 closed.
