Bank of America, Have A Heart! You have made a terrible mistake! PLEASE read the story detailed from the beginning and help Gail!

Friends if you know anyone who can help, please help. I strongly believe in the USA people who have been effected by medical issues such as Gail & her husband should some how be protected from foreclosure by BOA or any lender!

PLEASE, BOA, step up and make a difference!

BOA SENT ME A DECLINE LETTER TODAY AS MY HUSBAND WAS BEING ADMITTED INTO HOSPICE

I made all the trial loan modification payments on time over the phone via my BOA Customer Relationship Manager, yet today I received a FedEx letter stating that my permanent loan modification was DECLINED. At the same time as the letter arrived, the hospice nurse came to sign my husband up for in-home hospice care. Can you believe this????

The letter from BOA states "Thank you for contacting us regarding the Home Affordable Modification Program. While we realize this decision comes at a difficult time in your life, we regret to inform you that we are no longer considering your request for a modification because after being offered a Trial Period Plan, you did not make the required Trial Period Plan payment by the end of the first month of the trial period."

I made the first trial payment on 3/4/13, the second one on 4/2/13, and the third one on 5/2/13. The original letter from my BOA Customer Relationship Manager outlining the terms for the trial period dated 2/25/13 stated, "To participate in the Trial Period Plan, make your first month's trial period mortgage payment as soon as possible, but in no event later than 30 calendar day after 4/1/2013."

Since I made the first payment on 3/4/13 and it was not due until 4/1/13, it seems to me that I am in compliance.

This was so upsetting that I could not focus properly on getting my husband admitted into hospice. My husband is very upset. He has Stage IV, Pancreatic Cancer and was diagnosed 4 years and 4 months ago. He's now in the end stages of the illness.

Can you see where I made an error? Perhaps I'm not thinking straight due to the stress of putting my husband in hospice today. It's an emotional day.

Why wouldn't my BOA Customer Relationship Manager call me to tell me ahead of time that this letter was going out? Why won't she return my calls. I have had to ask for an Appeal, but this is the last thing I need to focus on right now. My attention should be 100% on my husband in his final days.

BOA have a heart!!!!

Let’s talk credit scores, what’s yours?

Let’s talk credit scores, what’s yours? The MVHS girls JV softball team had a tough season this year. During a one of the last games of the season they really had a chance to shine. The score was 10/10 at the bottom of the third inning. I was so happy for the girls! That’s not really the scores I’m thinking of although if we look at purchasing a home in steps, like innings is a softball game, it’s better to start off strong and hold ‘em than to try to recover late in the game.

In softball a hit is a hit. It could be a single, double a triple or even a homerun. When you or a teammate make it across home plate that’s what really counts. In credit scores, not so much. A hit on your credit report can determine your ability to buy a home now or if you have to wait for extra innings to have time for errors to be corrected. Some errors can be corrected quickly others take time.

Understanding credit and credit reports is important, they play a part in our lives. A good credit history helps you get a car loan and a mortgage at the best rates, but a bad one can ruin your borrowing chances for years. Reviewing your credit report regularly can help you manage your finances and protect your identity.

Credit scores are a statistical snapshot of an individual's creditworthiness. The credit score is used to determine the potential risk of to lender, bank, credit card company or financing company regarding a specific individual. The credit score is not held at the credit bureau, it has the potential to constantly change depending on your debt. If you have a car payment, every time you make a payment, on time or late, it is reported to the credit bureau.

The score you receive as a consumer is different than the score a mortgage lender receives. The consumer score is a good guide, however, it’s not the final, end of game score.

Remember, reviewing your credit report regularly can help you manage your finances and protect your identity. Everyone starts off with a clean slate it’s your choice what is written on that slate once damage is done, recovery takes time and maybe more innings than you have available.

When we think of police, many think of being pulled over during a traffic stop. The inconvenience, the ticket, taking a day or half day to go to court. Do we forget this is the same officer we often pray for when we are in need of protection or rescue? Police officers where many hats, traffic law enforcement to hero and if we take a moment to see beyond the badge we will see, they are sons, daughters, mothers, fathers, sisters and brothers.

May 15th is Peace officers Memorial Day and this week is Police Week. Please take a moment to remember all our police officers do across the country to keep us safe. Remember the 150 who fall in the line of duty each year, the survivors and those officers who continue to work in a changing world to protect and serve us.

Carroll County Recreation and Parks 2013 Summer Community Recreation Program Guide and Discount Amusement Park tickets is now available!

The Carroll County Recreation & Parks Summer Program Guide can be accesssed online at ccrecpark.org. Programs include activities for all ages including a number of summer camps. The guide also includes a complete list of discounted amusement park tickets for nearby parks. Register for programs or purchase discounted tickets online with VISA or MASTERCARD, by mail or in person at the Recreation & Parks office in the Robert Moton Center, 300 S. Center Street, Westminster (next door to the Health Department). Some classes have limited registrations and all programs are filled on a first come, first served basis with completed registration and payment. Many programs are eligible for senior discounts (age 60 and older) or an early bird discount (register by May 15). Financial assistance is also available to families or individuals who may qualify based on income levels.

Program Guides will also be distributed to all branches of the Carroll County Public Library, Carroll County Senior and Community Centers, Bear Branch and Piney Run Nature Centers, the Carroll County Farm Museum, and the Carroll County Office Building.

MVHS Annual Recognition Program 2013

MVHS Annual Recognition Program 2013

Manchester Valley High School's 4th Annual Academic Letter, Gold Bar and Senior Service Award Program was held today, May 3, 2013. Over two hundred and thirty one students were honored today at MVHS because of their hard work dedicating themselves to their studies and making a difference in their communities through volunteering above and beyond what is required. It was a pleasure to sit in the audience and see the faces, some of which I’ve known since they were learning to crawl, now held high as they walked proudly across the stage to receive their much deserved recognition.

There were 118 Academic Letter, 81 Gold Bar, 21 Distinguished Service Award, 8 Exemplary Service Awards and 3 Meritorious Service Awards.

The Academic Letter is awarded after students have been on the honor roll 6 consecutive marking periods or 8 marking periods overall.

The Gold Bar is awarded one time to students already receiving an Academic Letter that are on the honor roll 10 consecutive marking periods or 12 marking periods overall.

The Distinguished Service Award is given to any student who has completed 300 or more service hours.

The Exemplary Service Award is given to any student who completed 600 or more service hours.

The Meritorious Service Award is given to any student who completed 1000 or more service hours.

In addition:

The Academy Achievement Awards are the most prestigious awarded to seniors. Two are given in each academy to the student who’s application most reflects a high school experience that has prepared the student for either college or career.

Our daughter, Claire, pictured on the left and her best friend Karina, on the right, both received their Academic Letters today. That’s a wonderful accomplishment we are so very proud of you both!

Congratulations to all the MVHS award recipients!

Civil War Expo and Living History Re-enactment Carroll County, MD

Carroll County is rich in Civil War History. Just over 20 miles from Westminster to Gettysburg Throughout the county signs stand to mark and remember events that took place, Union Forces camping in Westminster and Corbit’s Charge. Remembering the events and honoring those who fell is important to our community and our history.

First Call Civil War Expo and Living History Re-enactment 150th commemorative anniversary of the 1863 Gettysburg Campaign here in Carroll County. The events will take place at the Carroll County Farm Museumon Saturday and Sunday May 4/5, 2013, for the 2013 1st Call Weekend. The times are Saturday, 10-5, Sunday, 10-4. Tom LeGore will deliver the keynote address. The event is FREE!

Do real estate market statistics tell a complete story?

Do real estate market statistics tell a complete story? The short answer it depends. How you are going to use the information will impact the answer.

YES! Statistics do tell a story and create a historical record showing us the cycles in real estate and where we are in that cycle.

NO! if you are writing an offer in a “HOT”, “sellers” real estate market waiting for monthly statistics and trends is not a good strategy for winning. You may need to turn your focus to pending sales & under contract statistics daily and weekly changes in the market to stay on top.

Real estate moves in continuous cycles, some call it a pattern, although the cycles and or patterns do not have clear beginning and ending times, dates or a set formula. Knowing where we are in the cycle is an observational educated, guess. The full story won’t be told until the trend or pattern is complete.

Staying engaged with the data such as inventory, absorption rate,days on the market, sold to original list price ratios on a daily, weekly and monthly basis is the way to know how to work with in the cycle. An offer will be crafted differently in a declining or buyers market than in a recovering sellers market. In addition there are fundamental economic factors that drive real estate, access to funds or the ability to get a mortgage, job stability, supply and demand for example.

What does “sold to original list price ratio” mean in real estate?

What does “sold to original list price ratio” mean in real estate? Sold Price to Original List Price Ratio represents the ratios for the gross sales price to the original list price for individual listings.

Example scenario to help illustrate:

Listing A: List Price = 100,000; Sold Price = 90,000; Ratio = 90%

Listing B: List Price = 200,000; Sold Price = 150,000; Ratio = 75%

Listing C: List Price = 1,000,000; Sold Price = 700,000; Ratio = 70%

The “sold to original list price ratio” is an indicator of pricing accuracy and market trends. The closer to 100% the better listing agents are doing at explaining market conditions to their sellers in order for them to choose the appropriate price, otherwise known as market value.

On the other hand, if a seller is convinced his/her property is “worth more” than the professional Realtors data suggests the property can be overpriced which can cause the property to sit on the market. If the property does eventually sell, the sold to original list price ratio willclearly show the market value of the property and in some cases even lower than if it had been priced accurately at market value from the original list date.

Properties priced at or below market value will, in the right market conditions, generate a full price, 100% sold to original list price ratio, or just over original list price. 105% sold to original list price ratio for example.

Intentionally pricing a property below market value to create a bidding war is not a favorable way to market a property in my opinion. Buyers appreciate value when they see it playing unnecessary games to artificially increase a price will often backfire.

Let me also point out price takes into account location, condition and amenities. A potential $300K property that needs $50K in improvements to make it livable is not a $300K property. If it’s a fixer-upper and your agent marketing it as move in ready, buyers will be disappointed and walk away.

How will I know if my property is priced correctly? You’ll have showings and before you know it a contract!

OH one more thought!

If you priced the property correctly you’ll not only hit your target with price but with audience. Each price range draws it’s own buyer pool. Don’t miss them by pricing out of range with the property.

What is real estate inventory?

What is real estate inventory? Real estate inventory in Maryland is the the number of properties with “active” status in the multiple list system (MLS). That typically includes residential properties. For sale by owner and new construction are not 100% available through the MLS.

There are other real estate categories such as lot & land and multi-family units & commercial that are separated in the mls for more efficient searching. In Maryland, commercial real estate requires a special license.

If you or someone you know is a homeowner in Maryland who did NOT file a Homestead application by the original deadline of December 2012, you have been given another chance!

ALL MARYLAND HOMEOWNER'S MUST COMPLETE AN APPLICATION TO RECIEVE THE HOMESTEAD TAX CREDIT ON THEIR PRIMARY RESIDENCE.

Let’s look at real estate absorption rate

Let’s look at real estate absorption rate, what does it mean? Simply put, the absorption rate is a measure of how a market area is consuming the homes available in a given amount of time. It is an indicator of market condition and where the market is heading. Total active inventory divided by the current sales rate gives us the absorption rate. A period of time in months that all the property currently active would sell out if no new properties became available.

Low absorption rates are an indication of a strong market, a sellers market. High absorption rates are just the opposite, an indication of a sluggish market, a buyers market.

Here are the current absorption rates for areas I serve by county:

Carroll 7
Frederick 3
Howard 4
Harford 7
Baltimore 5

It’s important to note, absorption rates can be calculated for any city, state, county, zip code or neighborhood and these numbers are fluid and may not be the same in 30 days or even 1 day for that matter. They are an excellent resource for a market snapshot and for market trends. Except for the purpose of trend reports, these numbers change with market activity in the same way comparable properties change and comparable market analysis expire.

Let’s look at real estate ~ days on the market

Let’s look at real estate ~ days on the market. What does it mean?

Days on the market (DOM) is a calculation based upon the number of days a property is for sale. Days on Market is calculated from the date when a property first comes on the market (list date) to the time it is taken off the market due to a sale (contract date) or off market condition (off market date). If a property changes between Active and other statuses during the life of the listing(s), the cumulative on market time is tracked.

Regardless of a buyers experience in the real estatemarket most have one question in mind... “How many days on the market?” The number of days on the market tells a story, whether fact or fiction it is buyer perception. It’s a key factor in buyers or sellers markets.

If a buyer is sincerely in the market to buy and not just “kick the tires” they are watching for new properties to come onto the market. They may even receive alerts in their email from their buyer agent so they are the first to know about the next available property in the area they are looking.

During the first few days on the market the property is fresh and appealing, the excitement is at its maximum. Buyers expectations are set high with the prospect of a new listing to view. The property should be inline with the price with regard to location, condition and amenities.

For example if a buyer is looking for a move-in-ready property and the listing/property is photographed well and appears fresh and clean online the buyers naturally want to know more. They read the remarks on the listing and the details of it’s amenities. Words like “new & updated” lead them to believe they have a possible match. The next step is to take a look in person, schedule a showing with your realtor.

Average Days on the market is the middle or typical amount of days a property takes to sell in a specific location based on historic data. Average DOM sets the bar for the market. If a location has properties that remain on the market for longer than the average DOM we need to stop, take notice and understand why. The opposite is also true, if a property goes under contract faster than expected or below average DOM we need to stop, take notice and understand why.

Above average DOM and the buyers assume (never a good idea) that the property has issues or is overpriced. Both of those ideas open the seller up for questions, negotiations and lower than list price offers. Higher days on the market can occur for a number of reasons. Maybe there are too many properties available creating a buyers market.

Below average days on the market and you have not just a fresh property that intrigued buyers but also one that is likely properly priced for it’s location, condition and amenities. If there is high demand, not enough inventory, a sellers market is likely.

REAL Buyers have made the decision to purchase real estate. This is a big decision, you have to make this one on your own. Do you want the responsibility of paying a mortgage & maintaining a property? Buying isn’t for everyone.
REAL Buyers have been pre-approved and or pre-qualified by a reputable lender. Determining your buying power before you ask for a showing saves everyone time & heartache. If you have already called a Realtor ask for a recommended lender list. I have one & I love to share it with you! I do not receive referral fees or anything for recommending the lenders on my list. What I do get is reassurance that if you and I work together & you are working with one of these lenders, we will go to settlement & the funds will be available. My lenders answer the phone, email and even text messages. They keep buyers and agents in the loop on the process.

What is a Real estate “tire kicker”? A “tire kicker” is an indecisive shopper. They look and look at property and never find something that satisfies their needs or expectations. They are “fence sitters” waiting and wondering. They can be "fussy" or more politely put, "particular" about the property they ultimately choose, that’s assuming they do finally make a choice. Don’t get me wrong, it’s good to know what you want & look for it however, there is something to be said for compromise and well, a reality check. Most folks (real buyers) compromise on one point of the wish list or another. Your list of deal breakers should not be so extensive as to keep you on the fence shopping for the “perfect property.”

Buy the way, “tire kickers,” in a buyers market, you may be ok. In a sellers market, you don’t stand a chance.

Maryland Real Estate is a lot like MD Weather! Temperatures have skipped from winter to the heat of the summer outdoors and in the real estate market. Freezing cold to hot, hot hot. I believe the advice remains the same for both situations, always know the conditions before you head out. Don’t leave your scarf or sunscreen at home, take it with you just incase. If you decide to leave something off make sure you understand the risk and the possibility of reward for making the decision that you feel comfortable with.
