Long Hill Township saw a 7.6% decline in average sales price from 2008 to 2009. We have definitely seen a "slow down" in the Long Hill market over the past 6 months. With the interest rates still at record low numbers, and the first time home buyers tax credit extended, we are looking for the home sale numbers to pick up over the next few months.

The following are the numbers for real estate in Long Hill Township for the month of March 2009:
March 2009
New Listings - 20
Under Contract - 5
Closed Sales - 3
Inventory is definitely picking up for the Spring market. Active inventory in Long Hill Township is currently at 63. Out of the 5 homes which went under contract in March, 2 were over $500,000. One of those homes was on Laura Drive. It was only on the market for 11 days before it went under contract. This home was priced nearly $90,000 less than the last sale on Laura … (0 comments)

MID-TOWN DIRECT - NEW JERSEY REAL ESTATE MARKET UPDATE
It is time to be positive about OUR Real Estate market.
We ALL need to make an effort to report accurate data in regards to our local real estate markets. We can no longer rely on the main stream media to accurately depict our local market trends....how could you possibly compare real estate just outside of Detroit to real estate along the "Mid-town direct" train line in to New York City? Apples to apples.....I think not!

Keeping everybody up to date with the Long Hill Township real estate market......there are currently 57 active listings in town. They range in price from $299,999 to $1,295,000. In the first quarter of 2007 Long Hill Township had 42 new listings, average days on the market was 84, and the average sales price was $615,000.
