Happy to Report that, based on MLS (realtor) data, 40% of the home sales that closed in January were 40% 'standard' equity sales - not REO (bank owned) and not short sales .. yeah!! That's the good news. The other news is that we have a 13 month supply of homes based on active listings to closed sales for the month. Inventory is increasing.

The average home price for closed sales was $279,000, and the days on market average was

On Feb 1, 2010 we had 318 homes Active Listings for sale with a median average price of $280,000 .. prices range from a low of $79,999 to a high of $1,690,000. We had 59 Pending Sales, with the median average price of $224,000.

Buyers are in a great position right now .. rates, inventory of all kinds and agents eager to help them! Not to mention the Federal Tax Credits available through April 30th.
