      <title>Maricopa County Pets Need Help</title>
      <description>&lt;p style="text-align: center;"&gt;&lt;strong&gt;Maricopa County Animal Care and Control Needs Our Help&lt;/strong&gt;&lt;/p&gt;

&lt;p style="text-align: center;"&gt;Maricopa County Animal Care and Control (MCACC) has hit a crisis stage, as its cup is running over with adorable puppies and kittens.&amp;nbsp; Now is a great time to adopt and MCACC is offering great adoption specials tis summer. If you are not wanting to adopt you can always think about being a foster family.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;MCACC is asking people to think twice about bringing their pets to the shelter. They&amp;nbsp;receive up to 200 dogs and cats a day during the summer months. The chances of each one getting adopted (or adopted quickly) is about 50%.&amp;nbsp;They are&amp;nbsp;encouraging those with puppies and kittens to wait a little longer before bringing the litter in to MCACC. The older they are, the better chance they have of surviving. &amp;nbsp;MCACC needs the public's help to battle this crisis.       <title>Arizona's Got A Quarter</title>

&lt;p style="text-align: center;"&gt;June 2&lt;sup&gt;nd&lt;/sup&gt; 2008 - The Phoenix Governor Napolitano and US Mint Director Moy launched the Arizona quarters in to circulation. Who were some of the first to receive this beautiful quarter, none other than the children that attended the official Arizona Quarter Launch Ceremony that was held at the State Capitol building. The AZ Quarter is the third commemorative quarter (coin) to be released in 2008 and is the 48&lt;sup&gt;th&lt;/sup&gt; coin in the US Mint's 50 State Program. Arizona was admitted into the Union on February 14, 1912, becoming our Nation's 48th state, and the last in the continental United States. On the top of the coin you can see "ARIZONA 1912". You can also see images of the Grand Canyon, Saguaro Cactus, Sun Rising in the Horizon and the banner that reads "Grand Canyon State". And just a little more AZ fact for you folks - The Grand Canyon is one of the Seven natural wonders of the world covering more than 1.2 million acres in the northwestern region of Arizona. The canyon also has the might Colorado River flowing threw it and is home to a number of rare and threatened plant and animal species. This is a beautiful piece and I am not being bias....well maybe just a little.&lt;/p&gt;

      <title>First Call This Morning</title>
      <description>&lt;p style="text-align: center;"&gt;&lt;strong&gt;BANK OF AMERICA + COUNTRYWIDE =&amp;nbsp; The 1&lt;sup&gt;st&lt;/sup&gt; phone call of my day&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;Today is Friday Morning and as many others it was already scheduled to be a busy one but my morning started off with a call from a past customer who wanted to know "What's the deal with Countrywide". &lt;img src="http://activerain.com/image_store/uploads/8/4/3/4/6/ar121278888164348.jpg" height="126" alt="" width="84" style="float: right;" /&gt;Seeing as their mortgage servicer is Countrywide. I was happy to hear from a past customer (which it has been 3 years since they bought their home) and even happier that I have noticed a genuine growing interest from consumers about what is going on in the financial world. Our customers want to know everything and it is our job to inform as best as we can, So Below is what I know and please correct me if I missed anything or made a mistake:&lt;/p&gt;
&lt;p style="text-align: center;"&gt;On Thursday, June 5&lt;sup&gt;th&lt;/sup&gt; the Federal Reserve Board gave its approval for Bank of America Corp. to acquire Countrywide. The board expects that Bank of America (the largest financial storehouse) will be able to generate benefits to the public by the proposed acquisition of Countrywide (the country's biggest mortgage lender). This $4.1 billion in stock transaction would indeed rescue Countrywide. Before the approval from the Federal Reserve Board came out this proposal was examined by the board and they have even taken in to consideration the comments &amp;amp; concerns of outside consumers and organizations. Among many of the concerns was if you take two giants and combine them we may be left with a monster after the dust settles. Another concern was over the Countrywide staff, with unemployment going up everywhere in the country would this add to it. Of course there were many concerns but a larger number of supporters of this proposal. A few changes to look for Bank of America will make modifications to the fair lending and consumer protection policies and procedures that would apply to the structure of Countrywide after fulfillment. The proposal would institute unified policies and procedures for originating affordable mortgages, reducing foreclosure rates, serving traditionally underserved communities, and enhancing customer protections. Those measures would include discontinuing the origination of subprime loans and nontraditional mortgage products that may result in negative amortization; offering customers loan products for which they qualify; providing adequate disclosures and strengthen internal training and compliance programs. This is by no means a picture perfect buy for Bank of America but it does place B of A in a position to be a financial hero if indeed this turns out to be one of the greatest "financial flips" ever.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;I know this blog just grazes the top of this situation however in order to cover every aspect of this would have to be a 52 page book and more time than I have. This blog has already taken me all day to write - in between meetings, appointments and my other daily jobs. What are your thoughts? Opinions? Comments?&lt;/p&gt;

      <title>Here's An Idea</title>
      <description>&lt;p style="text-align: center;"&gt;&amp;nbsp;I recently had an idea mentioned to me that was amazing and I would like to share it because it is a little bit different than anything I have done myself.&lt;/p&gt;

&lt;p style="text-align: center;"&gt;It seems that a few of my last posts were about closings and continuing the relationship with the clients. Well here is another example of what you can do at closing to make it a little more personable - When clients sign all the paperwork at closing they usually get this great little packet with all of their paperwork in it. Sure we can give them a card and a gift but what else? Invest in a Polaroid &lt;img src="http://activerain.com/image_store/uploads/9/6/2/4/0/ar121276690104269.jpg" height="150" alt="" width="125" style="float: right;" /&gt;Camera....Sounds Strange? Well not really because that is usually the moment when you are with them and you can take a picture of you and the client at closing and put it in that nice little packet of paperwork that they will probably be looking at again in the future. It's almost like another first memory for them to have. For a first time homebuyer, a picture of them with all of the people that helped them get in to their first house...Well a picture is worth a Thousand Words. I bought my first Polaroid Camera Last night, with everything going digital it was a little harder to find the camera that has instant pictures, I am not savvy in the Camera department anyways but thanks to a wonderful salesman and a supportive husband, I was able to walk out with what I am going to call my "Closing Companion" - Okay or maybe I will just call it my Camera but either way this is a cute idea....What are your thoughts or other ideas?&lt;/p&gt;

      <title>To Lock or Not To Lock</title>

&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/8/2/6/0/ar121245607406287.jpg" height="130" alt="" width="130" style="float: left;" /&gt;To understand you must first make note of this - Floating a rate in hopes that you will be able to lock in a "great or better" rate can be very dangerous in this already vulnerable market. It is true that interest rates can be amazing one day and a complete mess the next. In some cases rates can change a few times in one day. So in order to make an educated decision you will have to educate yourself first and have a knowledgeable expert to work with you.&lt;/p&gt;
&lt;p&gt;What effects the interest rates...hmmm the wind blowing to the east and the chicken crossing the road in the morning or maybe the afternoon ....Kidding of course but here are a few things we all should be aware of (AND IN CASE YOU DIDN'T CATCH IT I SAID "&lt;span style="text-decoration: underline;"&gt;A FEW&lt;/span&gt;" because their is always more to watch and learn from but here a few of my personal favorite topics -&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&lt;em&gt;Example Topics&lt;/em&gt;&lt;/strong&gt;:&lt;/p&gt;
&lt;p&gt;- E&lt;em&gt;&lt;strong&gt;CONOMY&lt;/strong&gt;&lt;/em&gt;: Because sometimes when it rains it pours. It is amazing how we normally narrow in on on thing that the media has in the number 1 spot of their hot news. Like Gas, We all know that is driving more and more of us to do things differently but what about other economic factors like unemployment?&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;&lt;em&gt;FEDS&lt;/em&gt;&lt;/strong&gt;: The Feds have cut interests rate more during this time than many were expecting. The interest rate that the Feds cut though is the rate at which the Banks borrow money. When that happens it affects the economy. Banks borrowing money for less can sometimes mean they will lower interest rates for consumers.&lt;/p&gt;
&lt;p&gt;-&lt;em&gt;&lt;strong&gt;10 YR BOND&lt;/strong&gt;&lt;/em&gt;: Some watch Wall Street for its highs and lows but what are they watching? A good thing to watch is the 10 yr Bond. If you do not know what a bond is than here is a quick version. Governments and Companies issue Bonds to fund the day-to-day operations or to finance certain projects. When people buy bonds they are lending money and in return bond holders get back the money loaned plus interest.&lt;/p&gt;
&lt;p&gt;-&lt;strong&gt;&lt;em&gt;MORTGAGE-BACKED SECURITIES&lt;/em&gt;&lt;/strong&gt;: These Securities are a type of debt security that is based on pools of assets whose cash flows are backed by the principal and interest payments of a group of mortgage loans. Now in the era that we are currently in this is like walking on thin ice and can be kind of scary.&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;&lt;em&gt;PRICE INFLATION&lt;/em&gt;&lt;/strong&gt;: &lt;strong&gt;Inflation&lt;/strong&gt; is an increase in the average price of all goods and services generated in an economy. Most of the time we turn on the news and hear about inflation it is more than likely interest rates will be kicked around in the same breath.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;img src="http://activerain.com/image_store/uploads/3/6/3/7/0/ar121245610907363.jpg" height="54" alt="" width="135" /&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;Education is your best defense against a wicked offense. So before you play the Lock or Not Lock Game realize what you can encounter and the risks involved. With that said it can sometimes turn out to be a profitable game but in the end the decision is yours.&lt;/p&gt;

      <title>Snow In Arizona</title>
      <description>&lt;p align="center"&gt;Snow - May - Arizona ?????&lt;/p&gt;
&lt;p align="center"&gt;Crraaazzzyyy....But True. I live in the East Valley of Central Arizona and Friday I received a phone call from my parents who live a little over 2 hours from me and it snowed there Thursday and Friday. Now it would be fine and normal even had it not been the end of May. My children went to my parents home to spend the weekend and get out of the heat. They got out of the heat alright but as my brilliant son told me "Did mother nature not get the memo about it being summer vacation?"&lt;/p&gt;
&lt;p align="center"&gt;Answer: I don't think she did&lt;img src="http://activerain.com/image_store/uploads/7/2/8/0/3/ar121191387730827.jpg" height="121" alt="" width="100" style="float: right;" /&gt;&lt;/p&gt;
&lt;p align="center"&gt;I actually enjoy it and it was quite cool here to in the valley of the sun but it was short lived and now we are back to temperatures rising. That is the beauty of Arizona though. We have 4 seasons here, we just have to drive a little bit to see them sometimes. Living in Arizona is great and I enjoy it. If you do not live here it is a great place to vacation as well. There are some beautiful and amazing features of our state and there is history all over the state that will surprise you.&lt;/p&gt;

      <title>Anti-Flipping?</title>
      <description>&lt;p&gt;I thought I would post a quick blog about the Anti-Flipping Rule. Not everyone may know this (I ran in to a few here lately that did not know) Plus I think maybe others might have a comment or opinion on this subject. First let me explain the Rule:&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;An Anti-Flipping Rule was made effective in June 2003. This rule prohibits FHA insurance on a property resold within 90 days of the previous sale and also prohibits sale of a property by anyone other than the owner on record.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This rule was set up to protect the potential homebuyers. The reason I think its a good idea to revisit this rule is because of some confusion with Bank Owned Properties, This year we see a lot of Foreclosures and some might not think of a Foreclosure as a Flip Property. Still read the Anti-Flipping Rule. Even a bank owned property has to be recorded for 90 day OR the lender has to get a HUD approval.....When dealing with Flip Homes that are Bank Owned -&amp;nbsp;Knowledge and Communication is key. Buyers, Realtors and Lenders all need to be informed because as we all know stress levels can increase when someone is left in the dark or has expectations that are not attainable.&lt;/p&gt;
&lt;p&gt;Like I said this is a quick post but I would like to encourage everyone to be informed, research and/or please feel free to add your comments, thoughts and opinions.&lt;/p&gt;

      <title>Safety First</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;Remember, Safety First&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;.....We have all been told that a time or two and Blogging is no different. There &lt;img src="http://activerain.com/image_store/uploads/3/9/7/7/4/ar12116058547793.jpg" height="81" alt="" width="103" style="float: right;" /&gt;are posts about how to keep your blog protected from hackers but consider for a moment the hundreds of strangers able to track you on the web? Would you tell the creepy person walking quickly up behind you your personal information (your kids name, your street address, the hours you will be home alone) I highly doubt it. So here are a few ideas for safe blogging:&lt;/p&gt;
&lt;p&gt;&amp;bull;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;strong&gt;PERSONAL INFORMATION&lt;/strong&gt;: Don't give out too much personal information (this can be hard in all of our line of work, seeing as we are here to network with other professionals) But stating in a blog that you were born 8/2/1965 in Waterloo, Mississippi to Tom and Barbara Walters and I live by myself with my cat on a lonely street, Might be a little much.&lt;/p&gt;
&lt;p&gt;&amp;bull;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;strong&gt;&amp;nbsp;PHOTOS&lt;/strong&gt;: What's in the background of your photos? Your house number? Your license plate? A picture of you child in their school shirt? A pictures is worth a thousand words right? What do your photos say?&lt;/p&gt;
&lt;p&gt;&amp;bull;-&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;RESPONSES&lt;/strong&gt;: Be aware of people that continue to respond to you that you do not know. We know that we all subscribe to strangers blogs all the time because they are great blogs. But read your responses and figure out if they are appropriate and if maybe the person is leaving you comments on every single blog you post.&lt;/p&gt;
&lt;p&gt;&amp;bull;-&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;PERSONAL FEELINGS&lt;/strong&gt;: Sometimes we post blogs about something or someone that triggers a "feeling" (good or bad) Consider the individuals that are going to be reading your post. Realize the reaction that your words may cause before you post.&lt;/p&gt;
&lt;p&gt;&amp;bull;-&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;SOLVE IT QUICKLY&lt;/strong&gt;: If you feel threatened or a little weirded out then do not engage in more confrontation with the individual. As we are told as children - Walk away and Tell Someone. If avoiding the confrontation does not work then report them to the proper people. No don't call your friend and tell them, unless your friend monitors the website you are on. Report the problem as soon as it becomes an issue.&lt;/p&gt;

When checking my email today I saw this message from a friend who&amp;#39;s husband has been gone overseas for the last 6 Months.       <description>&lt;p align="center"&gt;&lt;strong&gt;WHO DO YOU IMPACT?&lt;/strong&gt;&lt;/p&gt;&lt;p align="center"&gt;Potential Buyer Right Now or Potential Buyer for the Future?&lt;/p&gt;&lt;p align="center"&gt;Of course this is just my opinion and not everyone will agree but there are really three types of (Borrower or Buyers but I will say Buyers as to keep it a little bit easier for me to write)&amp;nbsp;Buyers:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;The Can Buyers - meaning they CAN qualify in today&amp;#39;s market&lt;img src="http://activerain.com/image_store/uploads/2/3/4/1/5/ar120984942651432.jpg" height="98" align="right" alt=" " width="160" /&gt;&lt;/li&gt;&lt;li&gt;The In Just a Bit Buyers - meaning that they might need a little help to work out a few things before they can buy a home&lt;/li&gt;&lt;li&gt;The Re-Adjust Buyer - Meaning the Buyer that needs to completely readjust their lifestyles, work out quite a few kinks and then be realistic before approaching the purchase process.&lt;/li&gt;&lt;/ol&gt;&lt;p align="center"&gt;Here lately I have gotten a sprinkle of all of these types of buyers and I just wanted to add my two or three cents about this. Every day we have the choice to start the day off positive or negative, to be active or just sit back&amp;nbsp; and watch the clouds go by. No matter what our day might be shaping up to be remember that we are all effecting the lives of others on a daily basis. When Buyers or Potentials meet you what &lt;strong&gt;&lt;em&gt;Impact&lt;/em&gt;&lt;/strong&gt; will you have on their lives? &lt;/p&gt;&lt;p&gt;&lt;strong&gt;*&lt;/strong&gt;The &amp;quot;Can Buyers&amp;quot; are the easiest to have a good impact on because they are your priority right now (as long as you are honest and hard working the outcome will be positive). &lt;/p&gt;&lt;p&gt;&lt;strong&gt;*&lt;/strong&gt;The &amp;quot;Just In A Bit&amp;quot; Buyers might get a half grin with a call me when you get that sorted out and I will email you in a week to see how things are going....But how do they know the correct way? Is it our responsibility to show them? I mean you were nice to them and said you&amp;#39;d help them when they were ready and you will email them in a week or two...&lt;/p&gt;&lt;p&gt;&lt;strong&gt;*&lt;/strong&gt;The &amp;quot;Re-Adjust&amp;quot; Buyers, yeah their situations not great or even close to it right now, so do we just say Nope and turn them away? Call me in 5 years when you can walk, talk and juggle all at the same time..but Have a beautiful day folks.....&lt;/p&gt;&lt;p&gt;****The Outcome is simple every Buyer or Potential Buyer can be a Buyer one day or May have friends and family that are Buyers and who will they remember? What sets you apart from others? Why would they call you again? Would they recommend you to anyone? Will they even remember you when the time comes? Will you remember to call them when the time comes? EVERYONE should be treated with a certain equal level of respect. No one wants to feel less than human or treated that way. So are they buyers now or are they buyers later? &lt;strong&gt;&lt;u&gt;ANSWER:&lt;/u&gt;&lt;/strong&gt; It doesn&amp;#39;t matter, they are still lives that you have the rare opportunity to impact in a positive way right now. (This is what we all call our pipeline however pipeline (to me) did not seem as personal to use when I thought about typing this blog.) However here is another great update for Arizona Pets, so all of you thinking about adopting a pet &lt;em&gt;NOW&lt;/em&gt; is the time and here is why:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;From May through August:&lt;/u&gt;&lt;/strong&gt; Maricopa County Animal Care and Control (MCACC) is offering special adoption fees. They are overrun with animals! Cats aged six months and older are available for $25. Dogs over 40 pounds are for $50. Prices include spay/neuter surgery, rabies vaccination and for dogs, a County dog license. Each potential adopter will be asked to fill out an adoption questionnaire to ensure the best match possible.       <title>To Each His Own Success</title>
      <description>&lt;p align="center"&gt;&lt;img src="http://activerain.com/image_store/uploads/8/2/6/6/2/ar120969770326628.jpg" height="102" alt=" " width="318" /&gt;&lt;/p&gt;&lt;p align="center"&gt;Society would have you believe that &amp;quot;Wealth and/or Success&amp;quot; equals Money and Fame. I disagree, Wealth is made up of a few things (per my own belief).&amp;nbsp; What makes a person &lt;strong&gt;SUCCESSFUL&lt;/strong&gt; and WEALTHY should also be&lt;img src="http://activerain.com/image_store/uploads/3/4/2/9/6/ar120969802069243.jpg" height="96" align="right" alt=" " width="113" /&gt; what makes a person &lt;strong&gt;&lt;u&gt;HAPPY&lt;/u&gt;&lt;/strong&gt;. I also think that all of these things are built around your job. (Even if you are a stay at home parent) Some of you are thinking &amp;quot;What?&amp;quot; But hear me out. Do you like your job or are you just going through the motions? Just showing up is half the battle they say but what do you do when you get there? Here is&amp;nbsp;&lt;em&gt;MY&lt;/em&gt; theory:&lt;/p&gt;&lt;p align="center"&gt;When a person truly enjoys the work they do, they will throw themselves in to it. Get lost in every aspect of their job and fueled by every task. The &amp;quot;Perfect Balance&amp;quot; that many people talk about in my opinion does not mean SEPERATING your job from your home life. Instead it could mean being so good at your job that you can combine work and home to the &amp;quot;Perfect&amp;quot; Mixture. First off find a job that you are &lt;strong&gt;PASSIONATE&lt;/strong&gt; about and make sure you are not just good at it but that you are great. Practice, Keep Learning and Better yourself till you can reach your greatness. After you put the effort in to becoming the professional that you have always imagined yourself to be then work it. Don&amp;#39;t be discouraged by the small stuff. When you take your eyes off your goals is when you find the disappointment in everything. If you&amp;#39;re going to take the time to find the job you love then do it right don&amp;#39;t just give it half of your effort. That doesn&amp;#39;t mean that you have to answer the cell phone in the middle of your sister&amp;#39;s wedding (when you&amp;#39;re the maid of honor, oops) but instead be so good at your job that people understand that you may miss a phone call &lt;img src="http://activerain.com/image_store/uploads/7/8/6/6/1/ar120969808916687.jpg" height="160" align="left" alt=" " width="125" /&gt;or two but what is always important is that you do call back. Follow through with everything. Don&amp;#39;t make commitments or promises you can&amp;#39;t keep. Don&amp;#39;t spread yourself thin. When you&amp;#39;re good at what you do your business will work for you no matter what. You can take the family on vacation (and probably afford it), You will be able to go to a soccer game and network without even noticing that you&amp;#39;re doing it and better yet without the other person noticing either, You will be able to do a lot of things and take lessons and experiences from EVERYTHING. Being a full time professional doesn&amp;#39;t mean you have to give up your social life or that you can&amp;#39;t be a full time mom or dad, it just means that you can do it all with pride, integrity, enthusiasm, precision and that is the &amp;quot;Perfect Balance&amp;quot;. (Well to me anyways) And when you have all of that and do it GREAT then you have great WEALTH and SUCCESS.&lt;/p&gt;&lt;p align="center"&gt;So May &lt;strong&gt;&lt;em&gt;&lt;u&gt;ALL&lt;/u&gt;&lt;/em&gt;&lt;/strong&gt; of you have Great Wealth and Success.....Life gets better day by day - just take it one day at a time.&lt;/p&gt;&lt;p align="center"&gt;&lt;img src="http://activerain.com/image_store/uploads/3/7/4/3/8/ar120973756783473.JPG" height="101" alt=" " width="211" /&gt;&lt;/p&gt;</description>

      <title>Jumbo, Dumbo, Mumbo&#8230;.</title>
      <description>&lt;p align="center"&gt;-WELCOME TO MY WEDNESDAY MIND-&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;According to Wikipedia&amp;reg; the definition for a Jumbo Mortgage is: a loan amount above the industry-standard definition of conventional conforming loan limits.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;And according to Dione Sage (that&amp;#39;s just me) a Jumbo Mess is defined as too many people trying to pass rules to &amp;quot;stimulate&amp;quot; the economy and not focus on a long term solution.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I don&amp;#39;t feel like my ears are too big and I can&amp;#39;t fly like Dumbo but sometimes I feel like I am in a circus and &lt;img src="http://activerain.com/image_store/uploads/6/7/2/7/1/ar120960185517276.jpg" height="117" align="left" alt=" " width="160" /&gt;that they changed the name to the Mortgage Industry. Dumbo had it easy though compared to us, he&amp;#39;s never had a Jumbo loan request for a Stated Client before. This brings me to my thoughts about current Jumbo loans. &amp;nbsp;It may be too early to pass judgment on a bill/rule that has only been in effect for a short time however since I am entitled to my opinion. &lt;/p&gt;&lt;p&gt;In the early part of February Congress (aka the circus master) gave a slight indication that a part of the &amp;quot;Stimulus&amp;quot; package would make jumbo loans easier and less costly for folks. However much to some lenders dissatisfaction (mine too), since the rule that was made effective April 1&lt;sup&gt;st&lt;/sup&gt;, these types of loans are either non-existent or the rates are outrageous. I realize that the intention of it all was to help the lenders stimulate the economy by being able to do more loans over $417k but it is the guidelines and rates that are keeping jumbo loans from being attractive to a lot of borrowers/homeowners. I think we need the larger home loans to balance out the sale of so many foreclosures, short sales and ect... How often have we all heard the words &amp;quot;Declining Market&amp;quot; or &amp;quot;Housing Market Decline&amp;quot;? &lt;/p&gt;&lt;p&gt;Lets make the process just a little more like a circus trick and throw the stated income borrowers in to the mix because a lot of successful business owners and others make up a portion of the borrowers that &amp;quot;CAN&amp;quot; afford a high priced home. There is still 100% Financing for borrowers with a FICO of 580 or the customer whose Bankruptcy has been discharged for 2 years as of today BUT a borrower with an amazing FICO, Good Assets and Excellent history who just happens to need to go stated will get a loan with a higher than normal rate and have to put down a huge chunk of change for the down payment. I realize that is a whole other can of worms but I am just trying to toss my feelings of frustration out there. &lt;/p&gt;&lt;p&gt;The one GREAT thing about writing a blog is that I can vent as I pound away on my poor keyboard with a million thoughts running through my head and when I&amp;#39;m done I can go back to trying to find solutions for my clients and move on. For when you find that the door is locked, look for the open window.....&lt;/p&gt;&lt;p align="center"&gt;The GOOD NEWS, Freddie Mac (or Fred or Freddie, kidding) stated that they would buy up to $15 Billion of the &lt;img src="http://activerain.com/image_store/uploads/6/0/9/9/0/ar120960174909906.jpg" height="160" align="right" alt=" " width="94" /&gt;jumbo loans so maybe there is hope.
