Investors: Why Not to Partner with a Service Provider/Vendor

Sometimes investors run out of working capital.  That is, as their business grows they have the opportunity to pursue more/larger projects for the future, but are limited by the cash-in-hand (or more likely not in hand) from their current in-progress inventory of projects.
Creative entreprenours often consider partnering with a service provider - perhaps a real estate agent, electrical contractor, painting contractor - who has expressed interest and is regularly providing them services anyway.
