GEORGIA FLORIDA WEEKEND IN THE GOLDEN ISLES - 10/27/06 09:11 AM
For those of you who are not in the SEC (South Eastern Conference) the Georgia – Florida game probably holds little significance.  However, being here on St. Simons Island, 70 miles from the annual “World’s Largest Cocktail Party” is a true adventure.  An adventure which begins roughly three days before the game, because that is roughly the time frame in which the partying masses converge on the area to partake in booze, food, golf, swapping war stories and extolling the praises for the combatant schools.

Last evening I received a call from a client who wanted some advice as the result of a call he had received from a realtor he had met while in Arizona.  It seems he had visited a project, which was being developed and had expressed an interest in a 20 mini ranch.  You see the project is composed of a 6,000-acre tract that is being cut into 20, 50 and 100-acre mini ranches.  The piece he was looking at was being offered for $259,000.  The call from the realtor who worked for the developer was to advise him that the Developer … (2 comments)

I've just completed reading an exceptional article that is concise about the "Lead Based Paint Disclosure Rule"  here in Georgia.  The Article was written by Seth Weissman, a rather talented individual who serves as the General Counsel for the Georgia Association of Realtors.  This article was published in the October Edition of the Georiga Realtor.  In summary he discusses the raionale for the rule, the health issues associated with lead posioning, disclosure of  lead based paints in pre 1978 construction and the liabilities of all concerned including Realtors.  He points out through examples owners, property management companies who have received significant … (2 comments)

Scam's, E-lenders and gullibility - 10/13/06 08:40 AM
I just  read another blog on this site about E-lenders higher rates, fees and general misrepresentation which range a bell as related to a new scam  that has just been identified by the police in this area.  It is not a new scam but just a variation on an old one.  Seems bulk email is being sent out from Canada offering consolidation loans and INSTANT APPROVAL.  All the potential customer needs is a job, telephone number and obviously a verifiable email account.  Respond to this email and you will be contacted shortly.

I have what I believe is an interesting query:  But first a bit of background information which will perhaps assist you in developing a response.  I am married to a wonderful lady who for 30 years practiced as a RN specializing in Cardiac Care and Trauma.  Highly trained, respected and active she truly enjoyed her work.  But as is the case with many nurses she simply wanted to move on to something else.  In the winter of 2004 I presented her with her registration for the Real Estate Pre-License course. State Wide MLS vs Your Local MLS - 10/03/06 06:11 AM
Our area here in SE Georgia is being courted by the Large Georgia MLS which is a MLS that is reaching out from its Atlanta base to the Coast.  At this point in time it has drawn in nearly every MLS from the SC line to the Florida Line.  We here in Glynn are very split at this time. 20 of the 60 odd brokerages have joined.  My Brokerage is currently sitting on the fence.  I clearly understand the advantages, more exposure for our sellers, larger network, larger base for sales outside our traditional area, additional services such as "free" insty … (0 comments)
