Well, I knew it was going to happen and it just did.  As some of you know Georgia has just implemented many significant changes in its purchase and sales agreement.  I was fortunate to receive an offer on a listing shortly after the changes came about which was presented on the new contract.  In the contract under the financing section it has the same on blank to fill in the "Desireed rate and Term"  which previously was used to "ESCAPE" a contract if the stated terms were not obtainable.  Well,  I've just recieved a call from the selling agent stating that … (0 comments)

I've just read a very interesting one page piece of literature describing a new and exclusive Ocean Front Development consisting of a total of 8 lots.  Lots which are composed of two Directly on the St. Simons Island Sound and go for 2.4 million and 2.25 million respectively. They will support a 6,000 square foot house (Additional costs) which has to go through a designated architectual firm and meet exterior design requirements.  Now the remaining lots are of comparable size and are two abreast for three more tiers.  yes there is a nice amenity center with infinity pool, cabana, summer kitchen and veiws … (0 comments)

I have just completed reading a brief commentary by Thomas Cowan about how dangerous the practice of Real Estate is. Think about it as sellers people let total strangers ramble through their homes, peeking into every drawer and closet.  As Realtors, we either chauffer total strangers around or meet them in isolated, empty or deserted properties at nearly any hour of the day or night.  As a buyer you put your personal security in the hands of a total stranger who drags you along to God knows where all for the purposes of "What Might Be A Good Investment."

Did We PRice Ourselves out of the American Dream - 01/22/07 08:56 AM
I received a comment the other day about one of my posts related to "affordable Housing". The comment basically said that perhaps we have upgraded our affordable housing and expectations right out of the market.  The more I reflected on this comment the more I realize that is probably what we have done.  It's not doing the vaulted or trayed ceilings, recessed lighting.  Those architectural features either cost less or don't add to overall costs.  But it's the sandstone showers, the separate showers, the granite or composite counter tops, highest efficiency insulation, a few more feet to the drive, and on … (3 comments)

Annually, The Georgia Association of Realtors (GAR) revises it standard Purchase and Sale Agreement.  Typically the changes are minor but 2006 saw a major change.  It begin was the introduction of the "Free Look Period".  A clause which was designed for the buyer where as the remainder of the contract is intended to protect Realtors and Sellers.  For those who don't know what the free look is, it permits the buyer to look at, have inspections conducted.  It allows the Buyer the opportunity to walk away from the contract with due notice for any reason either found in inspections or because … (0 comments)

Beyond Scripts or is it Scipts Plus - 01/10/07 09:10 AM
I just completed reading a blog written by Sam Thompson about using scripts when contacted as the result of an ad call or signage.  Upon completion I had the feeling that too much weigh was being given to scripts as the sole source of client or deal acquisition.  Experientially I know that scripts are an excellent place to begin but if you simply respond from your script you will ultimately fail in obtaining your goal.  Selling!

Contact and Connect an annual activity - 01/04/07 08:37 AM
I have just completed my annual database review and contact session.  Every year I review ALL my client databases.  This entails sending out a New Years Greeting, a thank you for buying in the previous year note, or an I'll continue to keep you advised of the status contact note.  Or a combination of these greetings contingent upon what class of Client or subset they may fall in.
