Clients have said this over and over. "I only want to see foreclosure properties." And of course, my response is "why?" Clients sometimes have pre-conceived notions that the only way they are going to get a great deal is by buying a foreclosure property. This is not exactly the truest of statements. REO properties can be a great deal if you are careful and get the right one, but it is important to not be short sighted and leave out the many other options available.

For the month of December, the Alpharetta GA real estate market had 92 sales priced from $85,000 to $950,000.   The average price for the sales was $314,577. Days on the market were a tolerable 93 days. Some of the more active neighborhoods in the area were Country Club of the South, Kennewick Place and Avensong. 
For the active Alpharetta GA homes, there are currently 690 properties available priced from $76,900 to $8,900,000. Quite a wide variety for sure. The average listing price is $573,432.

The market report for Roswell, GA in the month of December shows that there were 65 homes sold with an average price of $280,000. The average days on the market were 84 days. There were sales priced from $55,000 to $870,000. A four bedroom home is still the favorite in the area.
Some of the more active neighborhoods were The Park at Garrison Oaks, Brookfield Country Club and Chimney Lakes.

For the month of December, the Woodstock, GA real estate market saw 85 home sales priced from $36,000 to $543,000. The average days on the market was 84 days. The average sales price was $159,770. There are currently 476 active listings priced from $40,000 to $6,650,000, with an average list price of $223,578.
The lower priced end of the market is selling fairly well and higher priced properties that are priced appropriately. Low prices and low interest rates are making it very appealing to buy.
Some of the more active neighborhoods in the area are Woodstock Downtown, Woodlands, Brookshire and Farmington.
