somerset homes for sale: 7 tips to connect, network and build your business - 10/30/08 11:14 PM
While parts of the east coast was hit with some early snow fall this past Tuesday, I don't think Storm Fields saw it coming, many attended the EverythingJersey: business 2nd Annual Statewide Conference & Expo at the Garden State Exhibit Center this past Tuesday. It was a first for me and I was pretty excited to attend. I met a lot of great people and learned of new businesses in the area that I'd otherwise would have never known exist. Most importantly I gave, as well as received, a lot of business cards and hopefully made some future connections. I even met a

Who is your favorite musical artist? With a mother who was very much into gospel and a father who was into everything from soul, disco, jazz and rhythm & blues, my musical influence goes as far back as I can remember. I have too many favorites to mention here, but to name a few: Stylistics, The Dramatics, Earth, Wind & Fire, Kool & the Gang, The Bee Gees, Michael Jackson, Prince, Maroon 5, A Tribe Called Quest, Eric B & Rakim, Jay-Z, Mary J. somerset homes for sale: To be lame or not to be lame? That is the question. - 05/29/08 10:39 PM
The past weekend we had my daughter's 6th birthday party. The weather was good, the sun was shining, the aroma from the grill was delightful, and the birthday cake was delicious. My daughter (Jordyn) had a great time which made the day perfect, regardless of how tired I was at the end of the day. My wife & oldest daughter had put together goodie bags for all the kids, filled with candy and little knick knacks to handout as folks started to leave the party. Well, I had put together my own little goodie bag for the adults. In it

somerset homes for sale: I am not your salesman, I am your Realtor - 04/18/08 12:40 AM
I am not your salesman, I am your Realtor. Set by higher standards to provide you with impeccable service to meet your needs. I am not here to throw sales pitches at you, or to coerce you into a home for the sake of a commission. That is not the practice of a Realtor. I am here to protect your interests in what is likely to be the largest financial transaction you'll perform in your life. If I am not asking you the right questions, then I am not working with your best interests at heart. It is important that I

somerset homes for sale: Who says it's not a good time to buy? The media of course... - 03/31/08 10:20 AM
The media is persistently at work spreading negative information about our industry, the real estate market. I read an online article entitled, "Is the time right for first-time home buyers?" in which the author suggests that now isn't a good time to buy. The article states that due to the "credit crunch" the days of a 5% down-payment are no longer an option, and that first-time homebuyers are more than likely required to put down 10% (not necessarily true). This author must have a large apartment complex somewhere because he writes that "first-time homebuyers should keep renting, while saving up for

somerset homes for sale: How much is your smile worth to you? - 03/07/08 04:27 PM
I recently rid myself of a blemish that was affecting my smile. My adult tooth, front & center, grew in with what the Dentist termed as an over-calcified stain. It prevented me from smiling much, and I when speaking face to face with someone I'd always look away for fear my tooth would be the other person's focus of attention. I recently decided to fork over the $880, which insurance doesn't cover because it's considered cosmetic, to have my smile corrected and I feel so much better. I feel a certain sense of confidence that I wouldn't allow myself to feel

somerset homes for sale: Real Estate Agent: I'm not a businessman, I am a business, man! - 03/07/08 12:59 PM
I'm not a businessman; I am a business, man! I am the business of real estate. It is my business to eat, sleep, and drink real estate. It is my business to know the market, what's selling and what's not, what's cold & what's hot. It's my business to know if the price is right or if the price is wrong. When I'm out & about, it's my business to walk & talk my business which is what? Yes! Real Estate. Whether in the grocery stores or performing daily chores, I never know when someone may recognize my face (I mean

somerset homes for sale: Don't blame me, the Real Estate Agent - 02/29/08 12:51 PM
This blog is inspired by another that I read by Debbie Summers entitled, "Why Realtors Are To Blame for the Housing Crisis." In it she explains how Rick Sharga of REALTYTRAC suggests that Realtors are to blame for the record levels of foreclosures. My response to Rick, "don't blame me or Realtors in general for this crisis." We're not in the business of loaning money to those who can't pay it back. As a professional Realtor, my job is to listen and understand the needs and wants of my customers. My ability to perform my job is based on the information

somerset homes for sale: Real Estate is a business of communication - 02/28/08 06:18 PM
This business of real estate is not about selling; however, it is about communication. Whether listing, marketing, holding an open house, or working with buyers, my job is to communicate my knowledge of the market to my clients and customers so they are capable of making sound decisions in their real estate endeavors. However, this is only half the battle. The process of communication isn't complete until the person on the receiving end understands what's being communicated. On the flip side, sellers and buyers must be able to communicate their needs, wants as well as expectations to me in a way

somerset homes for sale: Real Estate Agents: What happend to service after the sell? - 02/27/08 11:11 PM
Greetings to all, this blog is inspired by another written by Fran "The Title Man" Gaspari entitled Realtor Repair Kit...Duct Tape, WD-40 and "Contact Adhesive." In it he makes mention of another post, which states that 91% of Realtors contact neither buyers nor sellers of property after closing. In the words of Evelyn Champagne King, "It's a Shaaaame!" As real estate professionals, our goal should be to create long-lasting relationships with satisfied clients, as a result of superior service in meeting & exceeding their expectations. The selling of real estate doesn't end with one transaction. Our success in this business is

somerset homes for sale: Real Estate Agents: There is HOPE for troubled borrowers - 02/26/08 01:06 PM
I read an article in the February edition of the Realtor Magazine titled "Help Troubled Borrowers." The article provides us with information to pass on to past customers, who may now come to us for advice in dealing with their mortgage situations. When asked for advice, the article suggests that we tell them: 1) Have them call the counseling hot-line @ (888) 995-HOPE, which is available 24/7 2) Expect to be on the phone about 45 minutes 3) Expect a counselor to recommend a course of action 4) Servicers are increasingly amenable to be flexible 5) Borrowers are receiving fast-track workout plans based on their eligibility 6) A

somerset homes for sale: Real Estate Agents: Are we dropping by the thousands? - 02/22/08 07:40 AM
I just read an on-line article which suggests that real estate professionals are leaving the business by the thousands due to the housing slump. My advice to anyone contemplating leaving the business would be to at least hold on to your license. We've all put in the time and effort to get our licenses, it would be a shame to let it go to waste. It doesn't cost much to hang your license with a broker or a referral agency to keep it active. Although it's true, "what goes up, must come down," I believe once the housing slump hits bottom, if

somerset homes for sale: Real Estate Investing: positive cash-flow isn't the only determining factor for a good investment - 02/20/08 10:32 PM
My wife asked me the other day, "why are you holding on to this property when it's only bringing in little-to-no dollars a month?" My answer to that was the equity. It's not always about a positive cash-flow. As long as it's paying for itself every month, there's really no need to panic. Luckily we purchased in one of the few areas of the country that has an appreciating home value of about 8% per year (better than any bank), while most of the country is going through a slump. There are various ways to invest in real estate. Some buy/flip, rehab/resell, or some buy/hold. It's all about figuring out which method

somerset homes for sale: Why I Prefer A House Over A Nice Car - 02/16/08 11:29 PM
I tried to school a younger fellow as to why he should wait on that Mercedes E-class and think about buying a house first. He, like a lot of our youth, is caught up in the materialistic hype often portrayed by those entertainers he idolizes. They have to have the designer clothes, the brightest jewelry, and the most expensive car they can afford. I can understand where he was coming from because I once wanted all the same things he now wants. I had to explain to him what someone once explained to me. I told him as soon as you drive that car off the lot it
