      <title>Maine Real Estate Sales</title>
      <description>&lt;p&gt;Here in Southern Maine it's steady as she goes for Home Sales.&lt;/p&gt;
&lt;p&gt;Sales of Maine&amp;rsquo;s single-family existing homes increased 4.34 percent during the month of December,&amp;nbsp; the sixth consecutive month that Maine home sales increased over 2010. The statewide median sales price over the past 12 months&amp;nbsp;is $160,000.&lt;/p&gt;
&lt;p&gt;The National Association of Realtors (NAR) reports a national single-family existing homes sales hike of 4.3 percent in December, compared to December 2010. The National median sales price is $165,100. In the regional Northeast, sales increased 3.3 percent, while the Northeast median sales price is $231,300 over the past 12 months.&lt;/p&gt;

      <description>&lt;p&gt;People always ask me , "How's Real Estate?" with the look of pity on their faces and often are surprised when I answer back that "It's been a great year for me" The next question is always " How's that possible when all we hear is the doom and gloom of real estate?"&lt;/p&gt;
&lt;p&gt;Part of my secret to success which has lead me to become top producer at my office is thinking like a first time buyer.&lt;/p&gt;
&lt;p&gt;When I list a home that fits the first time buyer profile, I use my guerrilla marketing knowhow to find those buyers that need a home.&lt;/p&gt;
&lt;p&gt;Where's stop number 1 - the laundromat! First time buyers are often still apartment dwellers and yes, do have to wash their clothes. Ever notice that most laundromats have a bulletin board and that people sit around reading every ad a dozen times while the dryer tumbles? A 3x5 index card ad works wonders plus your business card.&lt;/p&gt;
&lt;p&gt;You remember those days don't you ?&lt;/p&gt;
&lt;p&gt;Where's stop number 2 ? The local convenience store! Or as many as I can find in a 5 mile radius of the property. Chips, milk, beer and a glance at the local bulletin board&amp;nbsp; are also on the local aprtment dwellers mind. Also in visiting all of these stores over the years I make sure to get to know the owner or main cashier by first name and let them know when I have a new listing in their area. Word of mouth is the best press and is free.&lt;/p&gt;
&lt;p&gt;Stop number 3. Bars and restaurants. Having had an early career in the industry I learned that beer coasters are a wonderful thing. Beer vendors give them away to restaurant owners so why not make some up with your mug on it! Give em away. They tend to sit around until they get frayed and people actually read them. Advertise generically for home buyer workshops. It's the first time buyers that will see them most often and remember you months or years later.&lt;/p&gt;
&lt;p&gt;There's many other great ideas out there.&lt;/p&gt;

      <title>First Time Homebuyer - a few things to be prepared for after the Closing</title>
      <description>&lt;p&gt;You did your homework when you were going through the buying process! Awesome!&lt;/p&gt;
&lt;p&gt;It's probably one of the best feelings you can have - when you finally have purchased your first home.&lt;/p&gt;
&lt;p&gt;There are a few things you need to be prepared for now that the home is yours:&lt;/p&gt;
&lt;p&gt;1) Keep that copy of your HUD-1 closing statement handy. You will need it at tax time.&amp;nbsp;Talk to a tax professional when needed about what is deductable. It's probably time to switch from the short form to the long form. No big worries. It can save you a bundle - each year.&lt;/p&gt;
&lt;p&gt;2) Repairs - the costs can add up if you have an older home or even a newer home. Keep your receipts and track your home improvements for the entire time you own the home. When it comes time to sell the home, having your improvement receipts can help you determine the total investment which can lower your "gain" and&amp;nbsp; once again save you in taxes. Consult a propfessional when needed.&lt;/p&gt;
&lt;p&gt;3)Repairs Continued - make yourself aware of what tax credits can be applied by making your house more energy efficient. It will save you in both utility costs and on your taxes. Do routine maintenance as needed. It's better to flake off that peeling paint, and to touch it up now with some extra paint then to let the weather get in and cause some wood rot which is a bigger job down the line.&lt;/p&gt;
&lt;p&gt;4) Utilities - if you've gone from apartment living to a home, make sure you know what your utilities, like heating costs, are going to be. It's often a shock when you fill up that empty tank of oil for the first time. Many fuel providers can get you on a budget plan (monthly) if you sign up for the program by the right time of the year. It's worth the research. If you&amp;nbsp;opt for a pay as you go system, research your providers for cost and for delivery minimums, and make a habit of looking at your fuel guage so that you don't run out in the middle of an arctic blast. It will not only cost you for the oil to fill, but often a tech to bleed air from your line and to fire up your furnace. Also get your furnace cleaned on a yearly basis, or talk to your provider about what is needed for your system.&lt;/p&gt;
&lt;p&gt;5)Zoning - know where you live. Which zone and what are the town codes for your zone. They can often be found on your towns website. Maybe you can't have those chickens you want, or maybe they just need a permit. Maybe you can't put that tool shed so close to the property line. And just where is that property line anyway. Any questions... talk to your town code officer or consult a surveyor or other professional when needed.&lt;/p&gt;
&lt;p&gt;6)Get to know the neighbors...it's nice to have new friends and to know someone has their eye on your place when you're gone for the weekend, someone who can maybe walk your dog or someone that might be a future babysitter.&lt;/p&gt;
&lt;p&gt;7)Enjoy your home!&lt;/p&gt;
