I thought that getting gas before 7:00 am would be easy.  Apparently 30 other people thought the same thing.  They had police men out there directing traffic around the gas station.  All this with the school buses full in force.

I sat in amazement as people grew angry at other drivers.  There was nothing any one could do to make the process any faster.  So why yell...at 7:00 in the morning.

I had my friends daughter in the car with me and throughout the chaos of traffic, she said the most simple statement.  If everyone would be patient and wait their turn, this would go faster-then i can go to school.

Do people really think yelling is going to help-we are all in the same situation.  We all need gas and we all hate the prices of gas right now.  DEAL WITH IT!!!  Arguing at the pumps are not going to fix anything-so smile the next time you are there, say thank you to the cashier and move along.

Plus, be grateful you can get gas so you can get to work, others can't.

When you are getting yourself ready to show property, you go over the mental checklist-dressed well, nice hair, brushed my teeth, listing sheet on property, blank contract and all appropriate forms, business card.  You have it all and you are ready to roll.  But wait, what about when you get in the car and your clients sneezes-do you have that covered?

I have compiled a list of things I like to have in my car for those incidents.  Feel free to add your own, these things come in handy and can save you time on the road.

Band-aides, Germ-ex and wet-ones. These things can really come in handy when kids are along for the trip.

Toilet paper-it doesn't matter if the house has power if it doesn't have TP.

Tissues-for those sneezes

Hard Candy or Gum-For obvious reasons.

Pen and Paper-your client can write down questions, he/she may have about the properties you are viewing. Crayons and coloring book-this is a key item if kids are with your client

Change of shoes for yourself.  You don't want to walk in a muddy yard in your new shoes do you?

A map-even if you have a navigation system-everyone has had problems with them.

A flashlight-for all those creepy spots in the house you can't see with daylight

Also, seeing that we are in the car a lot of the time, it wouldn't hurt to make sure you had-flares, jumper cables, fix-a-flat, water and extra batteries for your flashlight.  It is better to be prepared for any situation rather than being stuck in the middle of nowhere with a client.

We have all been there or know someone who has.  The contract is signed, closing is set up and the lender calls.  Your clients score has changed since they were first qualified---why you ask?  Because they either didn't tell the lender the "whole truth" or they decided to go buy the new furniture for the new house.  Thus altering their credit score.

Avoid this from happening to you and remind your buyer of the following while in the loan process.

1.  Do not quit or change your job.

2. Do not buy a new vehicle.

3. Do not spend any of the money you need for closing-you will have to show the lender that you have that money available.

4. Do not send in any late payments on your credit card-ALL PAYMENTS NEED TO BE ON TIME.

5. Tell the truth on your loan app.-the lender will find EVERYTHING.

6. Do not let anyone hit your credit.

7. Do not make any large purchases on things for the new house.

8. Do not change banks.

9. Do not co-sign for ANYONE.

Reminding your buyer of these few things can save everyone involved time and frustration.

In a whole, does your office/cubicle/or corner of the building represent who you are?  In recent weeks there has been posts about cars, clothes and the ways in which one comes across through thier blog. Did you ever stop to think about your office.

Sure everyone has thier own unique style-do you display yours?  What is appropreate and innapropraite.  For example-my office has pictures of myself and friends, my nephew-family, some artwrok on the walls and a few motivational quotes scattered throughout. Does it say me-sure.

To me a office that has pictures and personality attracts more than four walls and a desk would.  Seeing those things in a office makes people feel welcome-that's just my opinion though. As this became a topic in our office at breakfast, it made me wonder-what do others see in your office?

According to Sam Gosling, a personality researcher at the University of Texas, Austin and Meredith Wells, a psychologist at East Kentucky University, here is what your office might be saying to your clients, bosses, and colleagues:

  • Plants & Foliage - plants that are well-cared for indicates someone who plans to stay.
  • Post-it Notes - An over-reliance on Post-It Notes is a sign of overwhelm.
  • Whose Got the Time? - Those who "get it done" are time conscious and will often have a time piece somewhere to help them keep track of the time. "Clock lovers are often meticulous and hardworking."
  • Family Photos - The interpretation of this one is divided.  Some psychologists say family photos are a status symbol. Others say they are a genuine reminder of loved ones and are displayed due to guilt of so much time away from them.  Look at how the photos are displayed.  Facing guests?  Think status symbols.  Facing the office owner?  Personal reasons for display.
  • Candy Bowl - This can be anything that lures others into the workspace.  It is an indication of an extrovert.  Introverts don't place anything that draws others in their workspace.
  • Motivation Plaques, Posters, etc. - This person is engaged in their job and wants to stay engaged.
  • Posters of Celebrities or Historical Figures - Indicates values and aspirations.
  • Level of Personalization - How much personalizing (i.e., decorating) a worker does to their space indicates the level of security in their environment.  They are comfortable enough to make it their own.
  • Tidiness - Although we try to hide this by shoving items in drawers, psychologists say this is a personality trait that is extremely difficult to change.  A neat and organized desk and workspace indicates a neat and organized person.  "No matter how hard people try to clean up, usually they can never fully hide their true nature."
  • The Empty Desk - Barren work spaces indicate a worker who has little status in the organization and who probably isn't dedicated to his/her job.  These people simply are not committed.

What does your office say about you?
