      <title>Tornado Preparedness</title>
      <description>&lt;p&gt;&lt;img title="Tornado" src="http://activerain.com/image_store/uploads/6/3/9/7/2/ar130511550527936.jpg" height="118" alt="Tornado" width="171" style="float: left;"&gt;In light of the recent tornados in Jacksonville I thought it may be helpful to write a blog about tornado preparedness as I personally had no clue as to what to do!!!&lt;/p&gt;
&lt;p&gt;Before a tornado be sure to listen to the weather radio or TV channell. Signs of an approaching tornado are a dark, often greenish sky, large hail, a large, dark and low-laying cloud (especially if rotating) and a loud roar, similar to a freight train.&lt;/p&gt;
&lt;p&gt;If you see those make sure to seek shelter immediately. Since we are at a location that does not have cellars, the best place is an all-indoors room such as a closet or bathroom. Make sure you have your cell phone on you (and fully charged), a falshlight, some water and last but not least a blanket and pillow. Those will help protect your head and body from falling glass or other debris. Make sure to either wear sneakers or have them in your shelter location with you. If the tornado strikes you don't want to walk barefoot through the debris. I also made sure to keep my most important items on me such as wallet with drivers license, debit card, credit card, etc.&lt;/p&gt;
&lt;p&gt;If you are in a bathroom, curl up on the floor between the toilet and wall. In case the wall falls, the&lt;img title="FEMA" src="http://activerain.com/image_store/uploads/4/6/9/1/6/ar130511555961964.png" height="65" alt="FEMA" width="239" style="float: right;"&gt; toilet will break it's fall and give you some space.&lt;/p&gt;

&lt;p&gt;As we are seeing more Jacksonville Short sales I find it important to point out what the benefits are when short selling your house instead of letting it foreclose.&lt;/p&gt;
&lt;p&gt;Of course every situation is different and it depends on the reason of your foreclosure or short sale, but as a general rule, a short sale is better than a foreclosure. For starters, latter will stay on your credit report forever, while a short sale will fall off within 5-7 years. &lt;br&gt;Furthermore, with a Jacksonville short sale you are still in control of what is happening.       <title>Buying Camp Lejeune NC homes</title>

&lt;p&gt;When buying a Camp Lejeune NC home (or any other home) you will need certain documents to apply for your loan. Your lender will provide you with a list of what you will need, but I find it nice to have a little head start and come prepared.&lt;/p&gt;
&lt;p&gt;So here is what you will need when buying a Camp Lejeune NC home:&lt;/p&gt;
&lt;p&gt;You will always need a current ID card, if you are buying with a VA loan you will need to produce a proof of service, usually your military ID. You will also need to be able to re-enlist when buying a Camp Lejeune NC home if your contract is up in less than 12 months, so be prepared to get a statement from someone in charge!&lt;/p&gt;
&lt;p&gt;To buy a Camp Lejeune NC home you will also need proof of income, i.e. last 3 months of paystubs (often your LES in our area). Don't forget any other income you may have such as child support, trust funds, interest, etc.&lt;/p&gt;

&lt;p&gt;Next, if you are divorced you will need to produce copies of the divorce decree (especially if you are selling a home, but you may also need it if you are buying) and you may also need a quit claim deed if you are planning to purchase the home as separate property. By state of NC law, your spouse has marital interest in your property, no matter if they are on the loan or not! So keep that in mind when buying a Camp Lejeune NC home, especially if you are single and get married later, or if you are not yet divorced but only separated!&lt;/p&gt;
&lt;p&gt;Lastly, you will need gift letters for any big sums of money you've received (maybe a Christmas gift from your grandma) stating that you will not have to pay that money back.&lt;/p&gt;
&lt;p&gt;So there you have it - these are the most important documents you will have to provide to your lender when buying a Camp Lejeune NC home.       <description>&lt;p&gt;I noted in my earlier post that there are many benefits to buying around Camp&lt;img title="Rent vs Buy" src="http://t2.gstatic.com/images?q=tbn:ANd9GcSVHjDwRO-4Daxl10cvqZHGIWDy3roSRgsgD7yu5egNcQVp2tdFQRVKe1Nt" height="103" alt="Rent vs Buy" width="155" style="float: right;"&gt;&amp;nbsp;Lejeune instead of renting. Today I would like to discuss the actual monetary amounts needed to buy or rent a little bit more in depth.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Most people underestimate the cost renting in the Camp Lejeune area. Renters around Camp Lejeune will need an application fee ($25-$50),&amp;nbsp;when approved a security deposit (same $ as rent) and their first month's rent. If they have pets they will be charged a non-refundable pet fee PER pet ($150-$200), and certain dog breeds are not allowed at all; the same goes for puppies or kittens.&lt;/p&gt;
&lt;p&gt;Apart from the inconvenience of finding a place around Camp Lejeune that will allow your type of pet, having pets as a renter is very costly. Looking at a total, a renter having 1 pet and getting a place for $800/month will need up to $1800 upfront simply to get into a place. Total cost of renting around Camp Lejeune: $1800&lt;/p&gt;
&lt;p&gt;Keep in mind, if you are approved for a rental property in the Camp Lejeune area, chances are VERY HIGH you will also qualify for a loan!&lt;/p&gt;
&lt;p&gt;In our current market, sellers will typically pay part, if not all, of the buyer's closing costs. Quite often, buyers will get money back at closing! Another advantage is that mortgage payments are made in arrears (meaning at the end of the month) versus rental payments being due at the beginning.&lt;/p&gt;
&lt;p&gt;So let's look at the cost of buying around Camp Lejeune:&lt;br&gt;&lt;img title="savings ahead" src="http://jacksonvilleforsale.files.wordpress.com/2011/03/savings-ahead.png" height="170" alt="" width="114" style="float: left;"&gt;Typically you would put $500 down as a good faith gesture for the seller. This money will be refunded to you or credited towards your closing costs at closing. The seller will likely pay most or all of your closing costs. (you may even get a washer and dryer on top of all your kitchen appliances and closing costs - call for details!). I always recommend to get a home inspection and a septic inspection (both around $150); both may be rolled into the closing costs and paid by the seller.&lt;/p&gt;
&lt;p&gt;A worst case scenario would be paying out of pocket for the home and septic inspection, $300, and still getting $500 back at closing. Total cost of buying around Camp Lejeune: $300&lt;br&gt;Best case scenario: $500 upfront that you will get back in the end.&lt;br&gt;&lt;br&gt;&lt;span style="text-decoration: underline;"&gt;Total cost of buying around Camp Lejeune: $0&lt;br&gt;&lt;/span&gt;(plus the first month free since you pay your mortgage at the end of the month).&lt;/p&gt;

&lt;p&gt;Today I would like to elaborate a little more on the cost of buying versus renting, especially when you look at a low maintenance townhome or smaller single family home in the Camp Lejeune area.&lt;/p&gt;
&lt;p&gt;At current low interest rates, it is safe to say that the same monthly payment will allow you to buy at least the same size house, most likely larger, than a rental property would be around Camp Lejeune.&lt;/p&gt;
&lt;p&gt;Of course the benefits of buying versus renting around Camp Lejeune are plentiful, from being your own boss, starting your financial independence, having any type of pet you want, to tax breaks and lastly - APPRECIATION and EQUITY!&lt;/p&gt;
&lt;p&gt;Appreciation is your home growing in&amp;nbsp;value. You may have bought your Camp Lejeune home for $100,000 but today it may be worth $110,000. It has appreciated $10,000 in value. That is why real estate is such a great investment, especially in the Camp Lejeune area!&lt;/p&gt;
&lt;p&gt;Equity is the difference of what you owe on your home versus what it is worth.
