There are many homeowners today without a clear understanding of the differences between a foreclosure and a short sale.  The consequences a homeowner faces between the two can have a huge impact on their credit and employment especially if their job requires a security clearance.

With the summer market upon us I thought it would be a good time to post the 2008 second quarter report on the condo real estate market in Branford, CT.
There are currently 140 condos listed in Branford, CT. Of those 140, 42 are ranch style units ranging in price from $100,000 to $759,000 and 90 are townhouse units ranging in price from $144,500 to $629,500 and 8 are single detached units ranging in price from $499,000 to $945,000.
From 4/1/2008 to 6/30/2008, there were 53 condos sold with a minimum sales price of $84,000 and a maximum sales price of $890,000. This compares to 69 condos sold … (0 comments)

With the constant media negativtiy on all aspects of the economy and housing market it appears that there is is nothing but doom and gloom on the horizon.   While there are a great number of areas across the nation that are seeing a sharp decline in market values, there are many only seeing a slight decline or a return to what we know as a "normal" market compared to what we experienced in the "boom" market over the past few years.

There are currently 107 single family residential properties on the Branford CT real estate market ranging in price from $19,600 to $3,750,000. 
For the year 2007 there were 164 single family homes sold in Branford CT with an average sales price of $550,751 and a median sales price of $377,500.  The average sold price to listing price ratio was 93.11% with an average days on market of 92.  The lowest sale was $11,000 for a Stony Creek mobile home and the high $3,150,000 for one of the fabulous Thimble Islands.
