Research looks at how mortgage delinquencies affect scores How much impact does a short sale have on FICO® Scores? How about a foreclosure? Since I frequently hear these questions from clients and others, I thought I’d share new FICO research that sheds light on this very subject.The FICO study simulated various types of mortgage delinquencies on three representative credit bureau profiles of consumers scoring 680, 720 and 780, respectively. I say “representative profiles” because we focused on consumers whose credit characteristics (e.g., utilization, delinquency history, age of file) were typical of the three score points considered. Brown. - This law is fully set forth as Senate Bill 458 (Corbett) at www.leginfo.ca.gov In a major victory for REALTORS®, Governor Brown signed into law today a C.A.R.-sponsored bill, Senate Bill 458, prohibiting a deficiency after a short sale for one-to-fourresidential units, regardless of whether the lender is a senior or junior lienholder. Effective immediately for transactions closing escrow from this day forward, both senior and junior lienholders cannot require a borrower to owe or pay for a deficiency in a short sale. This

Mortgage Bankers Association Strategically Defaults on their 79,000,000 mortgage. This is really true! Another John Stewart spoof of MBA...this is the best case of someone being "tongue-tied"...I think this should be a must see by any Seller who is feeling a bit blue about doing a Santa Cruz Ciounty Short Sale http://www.thedailyshow.com/watch/thu-october-7-2010/mortgage-bankers-association-strategic-default I was clueless until I saw this on a Comedy TV show. Mortgage Bankers Association did a strategic default on their headquarters in Washington DC last year. Yes, you read that right...they walked away. If you have a Wachovia loan in SANTA CRUZ COUNTY, and you're nearing the decision to do a short sale, don't wait. While Wachovia is still one of the better banks to deal with, things are changing. Wachovia representaitves are warning us of big policy changes. It used to be folks would kick into high gear when they finally received the Trustee Sale notice taped to their door. DO NOT bother to write "low-ball" offers on any of my Santa Cruz County Short-Sales. "Low-Ball offers"= anything below 10% of the listed price: •1. Smart or experienced agents that represent the Seller in a Short-Sale and closed 20 deals or more won't accept them. If they do they are using your offer to halt a Trustee Sale, so they can generate another buyer that will get bank approval. Banks approvals are all about NET. They are not retail deals! •2. Stay away from "buy it at wholesale" then do an A to B to C transaction. The banks are "wiser" and
