Dispite slow times in the real estate market, and dispite the fact that Orlando hot housing market lost much of its spark in the 2nd half of 2006, the year still ends up with second-best on record for local existing home sales.
ORRA, The Orlando Regional Realtor Association reported that 27,378 homes were sold in 2006 through its members in Orlando, down from the record 31,230 sold in 2005...but ahead of the 26,088 in 2004!
Even as sales fell last year about 12% compared with 2005 - the median price of the homes sold in 2006 continued to rise...The December median - half … (6 comments)

2006 is over. Good or bad, different or not, same volume of business or flat real estate market that didn't get you no where...it is all part of the history now...or really within 2 days...
New year is coming and it is an exciting time because we can reflect on all the lessons learned (I hope...) over the past year and then make resolutions that fuel us to better ourselves the next year. Never mind that the excitement of the resolutions wears off just about the same time that the sun comes up that first day of January.

Snowbirds love Florida...they bypass snow storms, (Denver...do you read me?...lol), they avoid the hurricane season and enjoy a comfortable never-ending summer...and they are all retirees. Snowbirds for us are seasonal residents which Florida is their top destination.
An estimate of 818,000 people age 55 or older came into the state for winter of 2005 according to a University of Florida study...and many are making the move permanent. Between 2000-2003, nearly 25% said they lived here as snow birds for few years before making that move.
Additionally, 30% said that they will eventually move permanently to Florida in the future.

florida real estate: Advertisement rules updated in Florida - 12/23/06 06:33 PM
The Florida Real Estate Commission (FREC ) has replaced its recently added ruling requiring the presence of brokerage telephone numbers in all display advertising.
Brokerage office telephone numbers are now NOT required in advertising such as newspaper and magazine ads, yard signs, mail outs, Internet ads, billboards, benches, business cards, or any other medium or vehicle by which services or property are displayed.
FREC commissioners voted (7-0) to repeal the rule following a meeting in October that was heavily attended by real estate practitioners who voiced their concerns about the rule.

THis is Orlando's new slogan...! It is part of new advertising campaign, created to combat intensifying competition from other tourism destinations. Part of a 2 years, $68 million marketing campaign, the message is designed to convince mom that Orlando is the best vacation spot for her family to reconnect.
The campaign, the first of its kind for Orlando, is the product of a multi-million-dollar windfall in new tourist-tax money expected during the next 2 years. Florida housing sector continued to adjust to a more sustainable pace of sales in September with many markets reporting higher inventory levels of homes for sale.
However, still low mortgage rates also sparked buyerinterest.
A total of 13,485 existing single-family homes sold state-wide in Sept. 2006, a decrease of 34% from the 20,451 homes sold during Sept. 2005.
Statewide, the existing -home median price slipped 1% to $243,900, while a year ago it was $246,100.
In Sept. 2001, the statewide median price was $134,000...representing an increase of about 82% over the 5 years period.

The Real Estate market is flat. Thats correct, it is on a relax mode. So, what is going on with so many people talking like we are in a middle of a crisis? They are repeating whatever they heard in the media. Most of those reporters don't even know what they are talking about, they have no clue in Economics, or in Real estate, nor Financing. They need to write something, they are getting paid by the number of words they manage to squeeze into each article, and that's what they do for a living.
