Beware of people who approach the homeowners saying they can offset their hardships by paying some rental while helping them sell their homes.  The latest benefit from this economical hardship are renters going to homeowners, where their vacant homes have been sitting on the market for a long time.  The renters will approach the homeowners, saying that Staging will help sell properties than not Staging.  They will say, vacant properties, especially in this market, DO NOT sell as people have a hard time envisioning an empty space.  ALL TRUE.

This is my first blog in this group.  I gotta check out the groups on a regular basis as I am seeing new ones today.  Here is my latest befores and afters. 
She was a grandmother looking to move out of her home to live with her child and in-law to help out and take care of her grandchild.  We had to box up a whole PODS worth of stuff.  Here's a sampling of the transformation.

I just finished staging a beautiful 4,500 square foot home.  The staging is about 75% done, but I am finished staging because the house was sold WHILE it was being staged. 
I put up a sign, you know, like the ones the realtors have, but instead, it is a sign that alerts everyone passing by, that the home is being staged.  Whenever I am doing a staging, I put out a sign every day to arouse curiosity and hey, it's free and great advertising.   I was on the 3rd day of staging, and a car came around the circular driveway.  They … (10 comments)

I am just perplexed with what our business has to worry about.  Here I am worried about the typical staging dilemmas such as how to keep track of inventory, wondering the "right" way to grow, pricing, colors, etc.  and now, I am plagued with what "regular" storeowners have to deal with...theft.
I know you may not be in Charlotte, where I live, but regardless, if it's happening here, it may happen in your area as well.  Maybe it's a trend - I HOPE NOT.  Recently, we had some staged homes burglarized.  The thieves targeted staged homes and ran out with furniture, accessories, etc.  I don't have … (9 comments)

I was leaving to go home from my mobile office (Caribou Coffee w/free wi-fi-LOL) when I thought, look at my car, it is ridiculous.  People are looking at this lady with things falling out of her car because it is so jammed packed.  Is she a homeless who lives out of her car?  hmm, lately I've been feeling that way.

I recently had an idea as I was doing my friend a "favor."  Actually, he was doing me a favor but it was a win-win situation for both of us.
He has a business building that is about 80% occupied. There are 2 big spaces that were vacant and because those are 2 large office/retail spaces, the building looked like it was 50% vacant as opposed to 80%.  He was having a hard time attracting future retail tenants.  The amount of traffic the street it sits on gets about 80,000 cars/trucks a day!

CASE 1:
I had a realtor call me right at 6pm. He was desperate as he was going to do a listing presentation. He wanted to stand out from the rest, there were other realtors being interviewed.  I spoke with him about the benefits of staging, offered and sent him a PDF file with all the stats, pictures and benefits of staging he could use in his presentation.  He perfusely thanked me.  I asked, as I always do, "how did you find me?" and he admitted he was googling, and I was near the end of the list.  He said, a few never bothered calling back and … (23 comments)

staging: Paris - are there any stagers out there? - 02/01/07 04:45 PM
I was wondering if any one knew anything about home staging in Paris.  Do they do home staging or even know about it?  I am planning to go to Paris and thought it would be wonderful to meet with a fellow stager to compare notes and exchange ideas.  (as I'm writing this, I realize they would have to be fluent in English, or speak Frenglish (bastardized French and English) with me.  Anyways, thought that would be soooo cool.
If anybody knows someone or anything about staging in Paris, I'd be much obliged.

5:  Attracts a broader range of buyers as Staged Homes are more appealing and are recognized as the BEST properties to see.  Home Appraisers as view that as well and therefore, appraise it higher in value than a non-staged home.
4:  Great Listing tool.  Your house is listed on the Staged Homes website - it gets over 6 MILLION hits per month. (This is HUGE considering that 80% of homes are looked at on the internet before people even bother looking at the house live with the realtor.)

Home Staging is a West Coast phenomenon that is sweeping the Eastcoast.  Staging is preparing your home to sell - in the shortest amount of time for the most money.  It is de-cluttering, neutralizing, and making the house look presentable to the most amount of people.
It really works, the latest statistics, which is outdated by 2 years, is documented that a staged home sells for 7% more than a non-staged home, and is on the market for half the time than a non-staged home.  That is powerful!
The cost?  The investment is less than the cost of the first price reduction!
