2 weeks ago we, at Staged 2 Sell Solutions Inc., did a staging consultation for a great property in Markham. The house needed a bit of updating, and one of my recommendations was to paint the entire house, getting rid of the wallpaper and the wall paper border in some rooms. It was a "good fight", the homeowners agreed in the end to follow my recommendations, except 1: the green room needs to stay as is, as it was painted just a month ago as a birthday present for their daughter. We, at Staged 2 Sell Solutions started to work with property investors lately and this is one of the property we staged last month. The property was a million plus in Markham, Ontario. The investor received a firm offer in just 2 weeks. Pretty fast for million dollar properties that take a bit longer to sell, but this offer was to buy the property with all the furniture and accessories. We did something right, right? I am fortunate to work with an outstanding cleaning company www.maid-mart.com, which I recommend to all my staging clients. As a professional stager I understand how much the cleanliness factor weights in the buying decision. I wish all my clients would understand this too. The clients who used Maid Mart services are always blown away by the quality work and how efficient these ladies are. I recently went for a staging consultation and one of my top recommendations was to professionally clean the entire house, including outside windows, doors, carpet, etc. For this size of the house, the cleaning would've been around $400.00. When everybody is scared that the sky is falling down in the Canadian Real Estate market, this property sold in half day at asking price. Once again, a well priced property, a great listing agent and professional staging were the winning combination in for this success.The sellers moved out from the property at the time of staging, so we brought in contemporary furniture pieces, accessories and props to make this townhouse stand our from the competition. After few months of organizing, packing and sourcing shelving and storage solutions, and looking for ideas from my fellow activerainers, we made it. Staged 2 Sell Solutions has its own showroom now and we are very excited. With over 70K worth of staging inventory, selecting, packing and loading the staging truck is so much easier now. Everything is organized by colour and function, furniture on heavy duty shelves to make use of the vertical space... it is great to go there every morning. As staging consultants I am sure you got to see lots of weird things. I did. And met fantastic people too. Last week I did a staging consultation to a beautiful townthouse in Markham, which is a suburb of Toronto. While I just found the usual on the main and second floor, the basement was another story: an oversized glass cage with 2 CROCODILES. Although the glass structure was something that a ZOO can take some inspiration from, I don't think the crocodiles can help in any way with the selling of the house. When I get a call to do a staging consultation I ask the standard questions: how big is the property, location, number of bedrooms, finished basement or not, etc... the usual. But no matter how detailed this information can be, until I see the property in person, the property is just an address and a consultation time in my Blackberry. Then the connection happens: I "meet" the property, the Real Estate Agent, then the homeowners who let me go in every room and open their closets:). Few weeks ago I did a consultation for a very cute house in Toronto. I did the report, talked with the homeowners and created an action plan to get the necessary things done before the house goes on MLS. Both the agent and the homeowners did not expect such a long list of repairs/updates. Long list=more money, unfortunatelly...They replaced the pink countertop and had to install a new cooktop now that the old one was in really bad shape, they replaced the carpet, painted, packed and stored their stuff....did everything I recommended to do. Most of the new Canadian homes have the garage attached to the house, in front. This was always an eye sore to me and whenever I have a consultation I recommend to paint the front door in a different colour than the garage. This is not taken very well by the home sellers as they have never seen something like this before . When I explain that having it painted in a different colour will make the door stand out, make the entrance to the house the focal point instead of the garage, home sellers tend to agree with me. … (14 comments)

After a staging job nightmare last week, I realized that having a good staging contract could've saved me some of the frustration and stress I've been through. This is when I considered hiring a lawyer to write a good contract for me. My problem is that I only know one Real Estate lawyer with whom I bought few properties and wrote our wills. He told me he can’t help, but gave me few numbers. I knew that lawyers make a good living, but was kind of surprised by their hourly fees.
