[NOTE:  This is a thought piece and meant to evoke thought, not emotionalism or critical attacks on the author.  Just  saying.]
 
We seem to be at a crossroads of sorts in our profession.  We know, according to some statistics, our average income is around $30,000.  This is inadequate for the average individual unless single and living at home with the folks.  There must be a change in something to make our profession more profitable for more practitioners.

real estate: NEW TEXAS LAW BANS PRIVATE TRANSFER FEES ON REAL ESTATE - 06/24/11 09:52 AM
AUSTIN (San Antonio Express-News) - Gov. Rick Perry has signed legislation banning private transfer fees attached to home purchases, the San Antonio Express-News reported yesterday.
Such fees throw a percentage of a home's sale price back to the original developer each time the home is sold.
Under the new legislation, new private transfer fees will not be allowed. Developers who have existing fees on properties must file a notice of the obligation in county property records by Jan. 31, 2012, and update it every three years. If they fail to meet this requirement, the transfer fee is void.

real estate: CONCEALED CARRY RISK POLICY - PERSONAL DEFENSE WEAPONS - 03/25/11 03:05 PM

 
      The other day something made me think about real estate agents who are licensed and carry a personal defense weapon while doing their job.  It made me jump to the potential risk to the agent's sponsoring broker.  This made me wonder if anyone addresses this issue in the office policy manual.  
       Please do not go into a spiel about gun rights or the right of self defense or pro or anti-gun legislation.  This is a different topic of conversation.

              Oh my!  A comissionectomy!!  Ouch!!!!!!!!!!        Well, it has not happened to me however my information is it has happened to others.  Especially if there was an early mortgage payoff penalty and the sellers did not know it.

        Which two real estate forms here in Texas have the same name and the same purpose?
                                             
        Give up??  The Seller's Disclosure notice.  One each by the Texas Association of REALTORS (TAR) and the Texas Real Estate Commission (TREC).  TAR's form is TAR 1406 and TREC's form is TRECOP-H.

        Well we all co not know everything and everything we know can be forgotten.  Take the Information About Brokerage Services or IBS disclosure sheet.  We all know how important it is in Texas.  However, how many of us require our agents to have it on their emails to customers and clients?

real estate: HAPPY NEW YEAR - MY PREDICTIONS FOR 2010 - 01/01/10 01:07 AM
      Happy New Year to all!!  My wish is for all your dreams to come true in 2010.
      Real estate was turned on it's head in 2009.  While there was much flux in the real estate market we can look to the future for more normal market conditions.
      My prediction for 2010 is the real estate market will level and strengthen towards the end of the year with 2011 improving also.  The Fair Market Value (FMV) has adjusted to the local market conditions, so sellers must adjust too.

        Well once again, my thoughts are "Good grief!  What in the world is wrong with agents who overprice homes for sale?"  This is an on-going issue with me, reviewing the local Multiple Listing Service (MLS) or the real estate section of the newspaper.  Don't agents pay attention to the local market?
        There is a home in my neighborhood area listed at $249,000.  Nice home, newly remodeled, etc.  Problem is, this is not a quarter million neighborhood.  No one builds a McMansion in an average community, expecting to sell it for the price they were foolish enough to pay.
