Demand is finally starting to catch up with supply and significantly fewer distressed properties weighing down the system. If your selling your home and want to be in the competition as the supply narrows, than you should know that a property’s curb appeal naturally makes a critical first impression. While most real estate professionals advise their clients to tend to the yard work, trim the trees, and put out a new welcome mat, there are some other opportunities to help sellers improve a home’s curb appeal. Real estate professionals call it ‘Staging’ and can offer some compelling ideas for sprucing up exteriors, here are a few extra ideas.

Front Door

A front door can be a home’s focal point. You want to repaint or even replace your door. Replacing a front door with a new steel door (which costs about $1,200) actually offers the biggest bang for the buck at resale. (An average of 73 percent of the cost may be recouped, according to Remodeling magazine). Here in Savannah there are many homes with wooden front doors, yours home may have one of them. If so, perhaps you may want to consider refinishing it. This would give your entryway a warm and inviting look.

Windows

Wash them inside and out make sure all of the windows have screens. Try dressing up the windows with flower boxes. Check your shutters, do they need some repair, or repainting? Humidity Maintenance in Savannah GA Homes

A home is the greatest investment a person can make, to keep that investment safe, every day wear and tear on the home needs to be addressed. As winter slowly comes to a close it is an excellent time for some spring maintenance. As luring as it maybe to skip this type of work it is wise to take care of the little things before they become BIG PROBLEMS.

Humidity Can Causes Big Problems

Here in Savannah GA our high humidity can create some big home problems. Mildew and mold is an especially prevalent issue with homes here in Savannah. On the interior of your home make sure your home’s humidity is in the proper range. Too much humidity in your home creates a breeding ground for mold, mildew and other home invaders. Humidity control is also important for controlling indoor allergens and bacteria. A good rule of thumb depending on the season, is to keep your home between 30% and 60% relative humidity. Relative humidity can be measured with a moisture or humidity meter, a small, inexpensive ($10-$50) instrument available at many hardware stores.

Check Your Crawl Space

In Savannah humidity is a constant and really effects the homes here adversely. Before the extreme heat comes, now is the time to check for water and mold in your crawl space. The framing and material in the home is a like a sponge, starving for moisture, so as water enters the house it's absorbed by all the building materials. Then when the temperature warms and the humidity increases, it's perfect conditions for mold to grow. If you don't get it taken care of, you could get sick. As humidity builds in your crawl space, it creates an ideal space for mold and rot to grow. Crawl space humidity leads to all of the following problems in your home:

A crawlspace dehumidifier is a great finishing touch for drying out the space and helping you to best preserve your home.

Savannah Homes Wood Flooring Care

Here in Savannah many homes have original wood flooring, especially homes in the Victorian, Ardsley Park, and Baldwin Park districts. While inspecting your home for damp and moldy areas also check your floors. If you find some flooring that has been damaged with water you can try bleaching the area with oxalic acid. If this does not work than you will need to replace the boards.

For Savannah homeowners these tips are especially helpful. What to do to reduce humidity in your home:

Vent appliances that produce moisture, such as clothes dryers, stoves, and kerosene heaters to the outside where possible. (Combustion appliances such as stoves and kerosene heaters produce water vapor and will increase the humidity unless vented to the outside.
Run the bathroom fan or open the window when showering. Use exhaust fans or open windows whenever cooking, running the dishwasher or dishwashing, etc.
Increase ventilation or air movement by opening doors and/or windows, when practical. Use fans as needed.
Cover cold surfaces, such as cold water pipes, with insulation.
Fix plumbing leaks and other water problems as soon as possible. Dry all items completely.
Scrub mold off hard surfaces with detergent and water, and dry completely.
Increase air temperature.
Clean your dehumidifier if you have one
Use air conditioners and/or de-humidifiers when needed.

As the days heat up in Savannah and elsewhere in the country here are some signs to look for in needing some humidity control in your home are:

Ardsley Park Charming Neighborhood and Minutes From Downtown Savannah, GA

Ardsley Park, Savannah is one of the more sought after communities for home buyers to live in, with homes on well established large lots ranging from colonial style mansions to charming bungalows, and still minutes from downtown Savannah. The Ardsley Park neighborhood which was developed in 1910 with most homes built in the 30’ and 40’s, was designed as two adjacent planned subdivisions, Ardsley Park and the Chatham Crescent neighborhood. Ardsley Park is located south of present-day Victory Drive (originally Estill Avenue) and north of 57th Street, Bull Street is Ardsley Park's western boundary and Waters Avenue is its eastern boundary. In the North West corner of the Ardsley district is the Thomas Square historic district. At the eastern boundary is beautiful Daffin Park, which hosts a variety of community recreational activities. Grayson Stadium is also located at Daffin Park, where the local Sand Gnats baseball team plays. At one end of Chatham Crescent, is Baldwin Park a quaint community with its early 20th century bungalows.

Homes Situated on Beautiful Tree Lined Streets

Ardsley Park was designed with tree-planting strips, or tree lawns, between the streets and sidewalks and laid out in grids with squares, while the Chatham Crescent neighborhood featured circles and large trees planted directly on the front lawns. The landscape architect who designed Chatham Crescent was trained at the Ecole des Beaux Arts, so the style of the neighborhood is referred to as Beaux-Arts style, which was very popular at the time. More than 5,000 trees were planted in Chatham Crescent, making it a beautiful tree lined community. At the center of Chatham Crescent is a palmetto-lined mall stretching between Maupas Avenue (Baldwin Park area) to 47th Street, crossing Victory Dr. Originally the mall, a centerpiece of Chatham Crescent, was to be the home of a magnificent tourist facility called the Hotel Georgia. Unfortunately the hotel was never fully completed and eventually became what is now the Savannah Arts Academy.

Classical and Colonial Styled Homes in Ardsley Park

The architectural style of the homes in the Ardsley neighborhood include the late 19th and early 20th century revival period which are sometimes described as the Eclectic Movement in American architecture. The home designs of this era were intended to be more exact versions of earlier architectural styles and traditions. Design elements of homes built during this period include front façade symmetry, front entrance fanlights and sidelights, pediment doorways, porches and dormers. Colonial Revival style became popular for homes, usually featuring a two story home, a side-gabled or hipped roof, a classically inspired door surrounded by windows, shutters and dormers. On Victory Drive particularly one can see these types of homes on a grand scale with large lot sizes. These homes reflect the growing wealth in Savannah during the post-war era.

The Ardsley Park neighborhood is considered one of the most affluent within city limits by local residents. If the Home is not Energy Star qualified there are still things that you can do to investigate the energy efficiency of a home. Determining the energy efficiency of a home can be difficult, but it is possible. Here are some tips for consideration:

Ask the seller for copies of the monthly utility bills, low utility costs could represent an energy efficient home. However they could also reflect an infrequent use of the heating cooling system.
You could also gather information on the furnace and air conditioner for any house that you may purchase. For air conditioning you will want to know the seasonal energy efficiency rating (SEER) and for gas furnaces you are interested in the Annual Fuel Utilization Ratio (AFUE). The rating for a SEER ranges from 10-17, the higher number using the least amount of energy. The AFUE ratings are more straight forward ranging from 75% to 97%, again the higher number being the most efficient.
Ask your agent or the seller the age of the HVAC. If the equipment is 10-15 years old with a SEER of 8 or less, the time may be approaching to replace the system. Inspect the insulation in the attic. Insulation coverage should be continuous and thick enough to cover all the studs.
Check the water heater to see if it has an ENERGY STAR label. According to the Buildings Energy Data Book, heating water accounts for 17% of on-site residential energy consumption. The five water heating technologies that are eligible to use the ENERGY STAR label offer energy savings from 7% to 55%, depending on the technology used.

Home Spring Cleaning

Home Spring Cleaning is a tradition that lets out the stale winter air and brings in the fresh spring smell. Cleaning and organizing our home lifts our spirits, and opens us up for fresh new ideas and activities. However the thought of such a task can feel overwhelming. There are some things you can do to get the job done, and help it take place smoothly and quickly.

Action Plan

The first thing you need to do is create an action plan. Set aside a full day for this, get others involved, assign tasks to specific family members. To help make the day more palatable to resistant family members, break the chores down into 15 minute cleanups. About.com has a list of 15 minute cleanups on their site to print out and delegate to family.

Play some upbeat music to get everyone going, and create a celebration reward when the job is done. Maybe taking the family out for a treat, or to dinner.

Tip: Get everyone to agree to turn their phones off until their chores are completed. Also you can take turns playing family members favorite music

Make a List

Ok so you have a day picked out, and family members has agreed to participate, what exactly should you include in your cleaning? Normal spring cleaning includes tasks such as storing winter clothing, washing windows, vacuuming; outdoor chores include things like cleaning grills, and patios.

If you are unsure of what all to include on your cleanup day you can download some checklists a the ScJohnson consumer website.

However it’s important to remember items such as:

Clean dryer vents
Change return air vent filters
Schedule inspection of cooling systems
Drain sediment from hot water heaters

Tip: As always, read the labels of any product you use so you fully understand all directions and precautions. Consider, too, whether you’ll need special equipment, like safety goggles or rubber gloves, to protect your eyes and skin.

Garage Cleanup

Garages can really collect an array of stuff, so it’s best to separate the garage cleaning from the family spring cleanup day. Again get family members to pitch and create rewards for the completing of this task. Start by creating a plan of attack, otherwise it can easily feel overwhelming. To help make the day a bit easier have a cooler with favorite drinks available and remember to have on hand those popular snacks. Purchase some containers ahead of time for sorting purposes. As you asses your task, you may want to think about having a garage sale or simply create a giveaway pile for your local charity.

It’s good to do some reminiscing and joking so that the day goes by more quickly and becomes filled with welcome memories. However try not to get too distracted while sorting through the pile of items you may not have seen for a long time.

Maintaining a home is a big job, keeping the clutter down and belongings organized can really help.

Real estate is a solid investment because of long term factors; equity buildup, value appreciation, and tax benefits. Finding a home that meets your criteria is a smart purchase in any market climate. Make a list of your criteria and make contact with a real estate agent even if you feel ‘now’ is not the right time. Stay in touch with your agent and keep an eye on the real estate listings in your area of interest, thus assuring that you will find the right investment at the right moment.

Selling Tip

Are you trying to figure out if ‘now’ is the right time to sell your home? Well the first step to that answer is; one recognize that the real estate market is different in every region; two never rely solely on one person’s advice or opinion. Here are a few decision points to consider:

· Research your market, what are homes selling for? (Home prices nationally climbed 8.3% in December from the same period a year earlier)

· Acting sooner than later could be an advantage, buyer search activity generally peaks in March and April.

· Currently according to the Wall Street Journal prices are rising – good news for sellers.

Healthy Soil; Healthy Lawn

With winter ending we open our windows, bringing in the welcome smell of fresh flowers and freshly cut grass. The wonderful aroma of spring also reminds us it’s time to turn our attention to some outside home maintenance. While walking my dog enjoying this beautiful weather I have seen people raking their leaves in preparation to mow their lawns. What are the best lawn maintenance practices I wondered?

So here is what my research turned up; land area collectively occupied by U.S. lawns equals a land mass greater than that of Pennsylvania, Delaware and Rhode Island combined. Wow that is a lot of lawn to mow and rake! What about all those leaves and grass clippings, do we really need to rake them and have them hauled away and place into landfills? Actually studies show that mulching fallen tree leaves into your lawn is good for the grass and good for the environment. Some homeowners and municipalities compost leaves and yard waste which can later be used as an amendment to flower beds or spread out over lawns. Composting is a great use for this organic matter. Mulching the leaves into the lawn also helps with those pesky weeds.

The best method for weed control is mowing the leaves with a mulching mower and letting them fall to the soil, right where they are. The repeated mowing needed to mulch the leaves actually thickens the grass by encouraging it to grow laterally. Healthy grass will push weeds out of the lawn. Grass clippings are also good to mulch into the lawn. Grass clippings contain an estimated 4% nitrogen that can be returned to the grass plant if they are allowed to remain on the lawn.

The health of a lawn is very dependent on the health of the soil. The best defense against weeds is a healthy lawn, and a health lawn needs healthy soil. A soil lacking in specific nutrients can promote weed growth, and death of the grass. A soil test provides information on the soil’s actual nutrient status. How does one know what the nature of your soil is? Contact your local County Cooperative Extension office. They will tell you how to take a soil sample, and they will examine the soil and let you know what is needed to promote the growth of healthy grass, or shrubs, or flowers. KW Agents Share $1 Million Powerball Winnings With New Associate

A Keller Williams Real Estate team won $1 million from a shared lottery ticket, and then shared those winnings with a new co-worker that had opted out of the ticket purchase. Administrative assistant Jennifer Maldonado had only been working two weeks, and had yet to receive a paycheck. Based on not having received her paycheck yet, Jennifer opted out of the lottery ticket purchase. The group had purchased $120.00 worth of tickets, and even though a co-worker offered to loan Jennifer the money she turned it down.

Jennifer arrived to work Sunday night and was greeted with screaming and jumping by her co-workers. She thought they were pulling a prank on her until her boss sat her down and told her this was real, and that they were going to share their winnings with her. Each person kicked in a bit of their winnings (undisclosed amounts) to give to her.

“As a team we put together a fat pile of money,” said mega agent Laurie Finkelstein Reader “If we do the right thing and always care about other people, the right thing will happen to us.” “I’m blessed,” she added. “My share of money won’t change my life but so far this has touched many lives — it’s about sharing the happiness.”

Savannah Homeowner Tips: Chimney Maintenance

With the recent cold weather here in Savannah fireplaces were in good use. There is nothing better than sitting by the fire, letting the warmth melt away the stress of a day during the cold weather. However with warmer weather right around the corner it is important not to forget about our fireplace. It is a great opportunity to put the chimney at the top of your spring home projects list. The EPA recommends that you have your chimney professionally inspected and cleaned each year or every 60 burns to remove the creosote and keep it in good working condition.This is not an easy DIY job soyou may want to consider hiring a professional chimney sweep to tackle this job. This is a very physically demanding job, and a professional really knows what to look for during the inspection.

The annual cleaning and inspection is so important because unseen creosote and soot can buildup in the chimney flue and ignite causing a fire in the chimney. One chimney fire, or a series of chimney fires, can cause unseen structural damage to the chimney and can eventually cause adjacent flammable materials (joists. studs, wall paneling, roofing, wallpaper and mantel) to catch on fire. In addition to the creosote buildup, there could be cracks or holes that have occurred since the last inspection. These cracks and holes should be repaired as the next fire you build could be dangerous. Sparks generated by the fire could go through the cracks or holes into the surrounding framework and cause a serious house fire. During the inspection the sweep will look for signs of chimney deterioration, improper draft, blockage, and buildup of soot in the flues. This is when any recommendations will be made for repairs that are necessary for proper maintenance of your chimney.

Even if you have a gas fireplace it’s still important to have your chimney inspected. Today's natural gas systems typically burn clean. The flue rarely needs to be swept. It does however require annual inspections. During the inspection the sweep should check for any blockages in the flue as well as check the integrity of the chimney liner. Old unlined chimneys don't always hold up well to the byproducts, especially the high moisture, emitted from these high efficiency heating systems. While the rush was on to convert homes to energy conserving systems, the chimney was often overlooked.

Don’t forget to maintain the exterior of your chimney. Often vines can grow up the chimney and grow in such a way as to separate the material between the bricks causing cracks that impact not only the structure but the draft. So make sure to keep those vines off the exterior of the chimney.
