      <title>Omaha Real Estate, Will The Market Stablize?</title>

&lt;div class="section-date-author"&gt;The housing supply is expected to stablize in two to four years.&lt;/div&gt;

&lt;p&gt;Household formation is a reflection of population growth and housing affordability which has drastically dropped since 2007, reaching about 300,000 to 500,000 per year. Historically, the rate is about 1.25 million.&lt;/p&gt;
&lt;p&gt;Home prices will likely see a minor appreciation this year (that&amp;rsquo;s after falling 3 to 4 percent through March), Barclays Capital estimates.&lt;/p&gt;
&lt;p&gt;Some predict appreciation to be 1% this year, and for 2013 &amp;amp; 2014, followed by 2 percent to 3 percent appreciation levels. But to reach those goals, the housing supply needs to continue to shrink first.&lt;/p&gt;
&lt;p&gt;The big problem is the upcoming foreclosures, and Short Sales which could hold prices down and in some markets push them further down.&lt;/p&gt;
&lt;p&gt;In my opinion, if you have a stable job now is the time to buy. If you're contemplating downsizing, now is the time to sell and buy. If you want to buy a property and rent it, now is the time to buy. If you want to buy an expensive home or a second home and your finances are at the edge, then I think you should wait.&lt;/p&gt;
&lt;p&gt;The real estate market will improve, but we have alot of economic issues to work through.&lt;/p&gt;
&lt;p&gt;If you're thinking about making your home purchase go ahead, just don't over extend you finances.&lt;/p&gt;

      <title>FHA Raises Mortgage Insurance Fees</title>
      <description>&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;FHA Raises Mortgage Insurance Fees-Omaha Real Estate Experts&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;Home buyers looking to finance their new home backed by the Federal Housing Administration (FHA) will see a rise in fees in April 2012. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;FHA is raising its fees in an effort to try to regain some of its lost reserves that were paid due to the rising number of home owners who defaulted on their mortgages. In my readings it&amp;rsquo;s been said that FHA is raising fees to encourage home buyers to consider the private financing market (5% to 20% down Loans). &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;A huge benefit to FHA loans is&amp;hellip; FHA allows for smaller down payments as low as 3.5 percent compared to traditional loans requiring larger down payments and fees.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;FHA also has easier credit requirements, which is why more buyers use FHA in recent years. FHA insures loans, but doesn&amp;rsquo;t issue loans. About 40 percent of all new mortgages for home purchases in 2010 were FHA-backed mortgages. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;When I first started selling real estate in 1976 FHA and VA were the dominant form of financing, but when the era of creative financing came about, less loans were insured by FHA.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;As we know, those creative loans is what got our real estate market into trouble.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;FHA will increase two fees that borrowers must pay. Starting April 1, 2012 FHA will increase its annual mortgage insurance premium for loans under $625,500,00 bringing the total cost from 1.15 percent of the loan amount to 1.25 percent. Starting June 1, 2012 larger loan premiums will see an increase of 0.35 percent of a percentage point, bringing the total premium costs up to 1.5 percent of the loan amount. This will result in an small increase in a buyers monthly payment, plus the upfront fee if added to the mortgage.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;In addition, FHA will raise their upfront mortgage premium by 0.75 of a percentage point, which will now total 1.75 percent of the loan amount. &lt;span style=""&gt;&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;strong style=""&gt;&lt;span style="text-decoration: underline;"&gt;For example&lt;/span&gt;&lt;/strong&gt;, if a borrower purchases a $200,000.00 home borrower with a 3.5 percent down payment they would have a mortgage of $193,000.00. The buyer can expect to pay an upfront mortgage premium alone of $3,377, compared to the prior $1,930. A benefit to the buyer is they can add the mortgage insurance into the loan.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Depending on the interest rate their mortgage payment would increase $9.00 to $10.00 per month.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;If you&amp;rsquo;re a new homebuyer you should look for a reputable lender and become pre-approved before you begin your home search.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Many professional real estate agents have 1-4 loan officers that they can recommend.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style=""&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;The new fees are expected to bring just over 1 billion in additional revenue to FHA, so they can continue to insure loans till September 2013.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;After reading several blogs and&amp;nbsp;taking some webinars through Active Rain on blogging, I decided to get more active in blogging.&lt;/p&gt;
&lt;p&gt;A few months ago, I closed a sale that was due to my blogging skills (Chuckle)&amp;nbsp;acquired by Active Rain and all the wonderful agents that write blogs on Active Rain.&amp;nbsp; I wrote a blog on foreclosures, and a lady found my blog, and called me because she was facing foreclosure.&lt;/p&gt;

&lt;p style="background: #66bb33;"&gt;&lt;span style="color: #333333; font-family: 'Georgia','serif'; font-size: 11pt;"&gt;As an active real estate professional (Don Keeton &lt;a href="http://www.touromahahouses.com/"&gt;&lt;span style="color: #0000ff;"&gt;www.TourOmahaHouses.com&lt;/span&gt;&lt;/a&gt; )with RE/MAX The Producers (&lt;a href="http://www.touromahahomes.com/"&gt;&lt;span style="color: #0000ff;"&gt;www.TourOmahaHomes.com&lt;/span&gt;&lt;/a&gt; ) I found this to be true in Omaha. Yes we have some foreclosures, but not that many especially when come to upper scale homes.&amp;nbsp; As a real estate expert in the Omaha, Millard, Elkhorn and Papillion areas I continue to monitor real estate sales activity.&amp;nbsp; The bulk of our real estate sales activity is in Douglas and Sarpy county. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="background: #66bb33;"&gt;&lt;span style="color: #333333; font-family: 'Georgia','serif'; font-size: 11pt;"&gt;Approximately one percent of Nebraska homes were in the foreclosure process by the end of 2011 which is the fourth lowest rate in the United States. The national foreclosure rate was 3.4 percent by the end of 2011 because 1.4 million homes were in the foreclosure process.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="background: #66bb33;"&gt;&lt;span style="color: #333333; font-family: 'Georgia','serif'; font-size: 11pt;"&gt;Omaha Nebraska likely has the highest percentage of foreclosures because we have the largest population and real estate inventory, &amp;nbsp;but our market is reasonably strong and offers many great buys.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="background: #66bb33;"&gt;&lt;span style="color: #333333; font-family: 'Georgia','serif'; font-size: 11pt;"&gt;The Omaha real estate market is relatively strong for those selling homes that are clean, well maintained and priced accurately. If you're thinking of buying your first home, moving up, or wanting to downsize now is a great time to jump off the fence.&amp;nbsp; Many of my recent clients have enjoyed the benefits of a low interest rate, and the decline of home prices.&amp;nbsp; When helping sellers I encourage them not to price their home more than 3% above the Market Value.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="background: #66bb33;"&gt;&lt;span style="color: #333333; font-family: 'Georgia','serif'; font-size: 11pt;"&gt;When my wife Valerie returns home from showing homes in the $250,000.00 to $300,000.00 she always comes home with a new home she loves. Our current home is worth over $600,000.00 and we regularly talk about selling and downsizing, this just might be the year.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;A recent report from a research firm stated that Nebraska had one of the lowest rates of foreclosures in the United States in 2011.&lt;/p&gt;
&lt;p&gt;As active Broker owners of RE/MAX The Producers we found this to be true in Omaha. Yes we have some foreclosures, but not that many especially when come to upper scale homes.&lt;/p&gt;
&lt;p&gt;Approximately one percent of Nebraska homes were in the foreclosure process by the end of 2011 which is the fourth lowest rate in the United States. The national foreclosure rate was 3.4 percent by the end of 2011 because 1.4 million homes were in the foreclosure process.&lt;/p&gt;
&lt;p&gt;Omaha Nebraska is&amp;nbsp;likely has the highest percentage of foreclosures but our market is reasonably strong and offers many great buys.&amp;nbsp; With today' interest rates at an all time low now is a great time to purchase your new home. Whether you're buying your first home, second home, or getting ready to downsize, now is a great time.&lt;/p&gt;
&lt;p&gt;Homes in the Omaha real estate market are selling reasonably fast if they are well maintained and priced accurately.&amp;nbsp; If you're a seller or a buyer on the fence, now is a great time to jump the fence.&lt;/p&gt;

&lt;p&gt;Our office is getting ready for the next economic melt down which is likely to happen in the next two years.&amp;nbsp; I believe and my agents believe that we need to be prepared,&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;So&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;We are excited about our new training and coaching program &amp;nbsp;offered by Tom Ferry Organization/ Son of Mike Ferry.&lt;/p&gt;
&lt;p&gt;After reading several recent books about our economy, I think our office and agent need to get &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;way ahead&lt;/strong&gt;&lt;/span&gt; of this downward trend.&amp;nbsp; In Omaha Nebraska, I have estimated that approximately 300 or more&amp;nbsp;agents will be pushed out of the real estate business in the next few years, and I don't want it to be me or any of our agents.&amp;nbsp; In 2007&amp;nbsp;Omaha had about 2,500 agents, and today it's about 2,100 and still declining at approximately 4% year.&lt;/p&gt;
&lt;p&gt;We need to look differently on how we generated business over the last 10 years, and go back to some of the basics, BUT INCLUDE today's New Technoogy.&lt;/p&gt;
&lt;p&gt;Agents need to recognize the following 2 Evolutions that are impacting our business.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Technology Evolution: The need to improve your social media and web business&lt;/li&gt;
&lt;li&gt;Customer Evolution: The decline of the baby-boomer market, and the rise of the X&amp;amp;Y Generation, and how they want to do business with you.&lt;/li&gt;

&lt;p&gt;&lt;strong&gt;Here's what viruses do:&lt;br&gt;&lt;br&gt;&lt;/strong&gt;1.They replicate quickly - okay, Windows does that.&lt;br&gt;&lt;br&gt;2.Viruses use up valuable system resources, slowing down the system as they do so - okay, Windows does that.&lt;br&gt;&lt;br&gt;3.Viruses will, from time to time, trash your hard disk - okay, Windows does that too.&lt;br&gt;&lt;br&gt;4.Viruses are usually carried, unknown to the user, along with valuable programs and systems. - Sigh.. The person in charge of contributions called him to persuade him to contribute.&lt;br&gt;&lt;br&gt;"Our research shows that out of a yearly income of at least $500,000, &lt;strong&gt;you give not a penny to charity&lt;/strong&gt;. Wouldn't you like to give back to the community in some way?"&lt;br&gt;&lt;br&gt;The&amp;nbsp;real estate agent&amp;nbsp;mulled this over for a moment and replied,&lt;/p&gt;
&lt;p&gt;"First, did your research also show that my mother is dying after a long illness, and has medical bills that are several times her annual income?"&lt;br&gt;&lt;br&gt;Embarrassed, the United Way rep mumbled, "Um ... no."&lt;br&gt;&lt;br&gt;The&amp;nbsp;real estate agent&amp;nbsp;interrupts, "or that my brother, a disabled veteran, is blind and confined to a wheelchair?"&lt;br&gt;&lt;br&gt;The stricken United Way rep began to stammer out an apology, but was interrupted again.&lt;br&gt;&lt;br&gt;"or that my sister's husband died in a traffic accident," the&amp;nbsp;REALTORS voice rising in indignation, "leaving her penniless with three children?!"&lt;br&gt;&lt;br&gt;The humiliated United Way rep, completely beaten, said simply, "I had no idea..."&lt;br&gt;&lt;br&gt;On a roll, the&amp;nbsp;real estate agent&amp;nbsp;cut him off once again, &lt;strong&gt;&lt;em&gt;"So if I don't give any money to them, why should I give any to you?"&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>Divorces and Quit Claim Deeds In Todays Market</title>
      <description>&lt;p&gt;Let me start out with a disclaimer that I'm not giving legal advice, But I&amp;nbsp;would watch out what you agree to during a divorce in todays real estate market.&lt;/p&gt;
&lt;p&gt;I went out on a listing appointment last night, and something became appearant to me that I haven't really observed before.&lt;/p&gt;
&lt;p&gt;I met with a lady who was divorced about a year ago, and her husband Quit Claimed the property to her which gives her full-ownership and equity.&amp;nbsp; Now that sounds okay, but what happens now that she found she is about $15,000.00 up-side down and can't afford the home, and she must sell.&amp;nbsp; Also, the divorce decree says she must sell in 2012.&lt;/p&gt;
&lt;p&gt;Whoo&amp;nbsp; she has a problem...&lt;/p&gt;
&lt;p&gt;I would be careful with Quit Claims today because you might be taking on the ex-spouses negative equity also.&amp;nbsp; Now I might be violating my Male Union Card organization with this advice, but hear goes.&lt;/p&gt;
&lt;p&gt;I suggested, that I believe her ex husband is still on the mortgage and a Quit Claim Deed&amp;nbsp;doesn't remove him from the responsibilty of the mortgage.&amp;nbsp; I suggested that she contact him and see if they can work this out, if that doesn't work contact her lawyer, and the mortgage company to find out what happens if the property is Forclosed upon.&amp;nbsp; Yes I did suggest a "Short Sale" because I'm sure she meets the hardship requirements.&lt;/p&gt;

      <description>&lt;p&gt;I found the solution to getting more motivated to sell real estate.&amp;nbsp; After 35 yrs in the business and being the Broker Owner, I sometimes find myself just waiting for the phone to ring instead of dialing the phone.&lt;/p&gt;
&lt;p&gt;Well today I found the motivation...&amp;nbsp; My oldest son starts college this fall (I was a late bloomer to marriage), and I just got back from paying for a dorm room, unlimited meal plan, 15 hours of tuition, parking fees, stuff for his room, and I know the books are coming, and he's done with classes by 1130am.&lt;/p&gt;
&lt;p&gt;You should see the new Dorms at the University of Nebraska at Omaha, sign me up.&amp;nbsp; I'm not sure if I just sent my kid to college or a resort designed to tempt him, to be a student forever.&lt;/p&gt;
&lt;p&gt;I've decided that I'm going to retire, go back to college and stay at the dorm, and I'll visit my wife on holidays.&amp;nbsp; I hope she doesn't read my plan.&lt;/p&gt;
