The number of months of inventory in the Barrie Real Estate Market is a great Tool to use when buying in a new market. This number will set the tone as to how you would proceed to put a plan together for buying.

What is the market in your City?
How many months of inventory?
Is it a Good Market, Bad or Flat?

All these questions when you set out to buy a home. Since few seem to understand what the number of months of inventory means, I thought I shall give it a try.

To explain the the months of inventory on any given day!

In as few words as possible:

The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity, usually there are three types of markets.

What does this mean to the Home Owner:

The higher the number, the more competition a home seller will have. The higher the number the more homes the buyer will have to choose from.

This means the home seller in a market of high months of inventory will have to be more aggressive to get their home noticed and sold. So make sure you pick the right realtor.

In a Low number of months of inventory the Seller can dictate the price and terms as there may be several buyers for the same property. A buyer has to act quickly in a sellers market.

The Most "Able" Investment: Real Estate

Building equity without the market going up is in my mind the key. A key that many people forget. When tenants pay down your mortgage, you build equity every month.

No other investment vehicle can impact your net worth like real estate. Investing over time, using sound models, makes real estate a most “able” investment. In his best-selling book, “The Millionaire Real Estate Investor,” Gary Keller reveals that real estate is accessible, appreciable, leverageable, rentable, improvable, deductible, stable and liveable. Area residents can learn about this “able” investment by working with successful real estate investor Kevin Mackessy at Blue Olive Properties, a Highlands Ranch property management and real estate investment company.

Accessible, Appreciable, Leverageable

Real estate is readily accessible to investors. “Great deals are out there and they are easy to understand and finance,” Mackessy explains. “Financing option are available to every type of buyer. There are no insurmountable barriers to entry.” Real estate is appreciable because of two factors: inflation and supply and demand. Real estate has appreciated 6 percent a year since 1972, outpacing inflation by 33 percent a year. And while 6 percent doesn’t seem like a great return, keep in mind, cash on cash returns are much higher. Real estate is highly leverageable; most investors use a mortgage to finance a purchase. Economist Harry S. Dent said, “The most important thing about home ownership is that it’s leveraged. When you look at your net investment and the return on that, homes compete with stocks.”

Rentable and Improvable

Real estate is rentable. Rents have appreciated 5.3 percent over the last 30 years. “Successful investors understand this trend,” Mackessy says. “Rents in the Denver area are rising now.” Investors can learn the proper way to rent properties to take the risk out of tenant selection. Real estate is improvable. Investors can increase equity by discovering hidden value and making cost effective improvements. “Whether these repairs are cosmetic or structural, whether you do it yourself or hire somebody, the principle is the same,” Mackessy says. “You are creating sweat equity.”

Deductible, Depreciable, Deferrable

Fortunately for investors, the government provides many tax benefits. Real estate is deductible, depreciable and deferrable. Tax law allows for deductions for expenses incurred. Investors use these deductions to offset investment income and personal income. Not only does tax law allow depreciation of real estate, it requires it. “Real estate is presumed to wear out and lose value over time, and the government expects investors to account for this loss,” Mackessy explains. Gains on real estate investments are also deferrable. Investors can use 1031 exchanges and IRAs to buy and sell properties while deferring taxes. “No investment reduces your taxable income like real estate,” Mackessy says.

Stable and Liveable

Smart investors rely on the stability of real estate. Statistically, the volatility of an investment can be measured through its standard deviation, the percentage an investment will go up or down. The stock market has a standard deviation of nearly 17% on average.

“Real estate is more stable than traditional stock market investments,” Mackessy says. You can buy shelter and begin the path to building wealth. “Real estate is literally the only investment that puts a roof over your head,” Mackessy explains. “You can move into a home, fix it up, rent it and move to another.”

Take Action

Then once you have bought your car wash you should have an exit strategy.

Every Car wash has its own personality, its personality is created by the physical appearance of the car wash, for sale, quality of the service, quality of the equipment, handling of customer complaints, hours of operation, yearly car wash passes, ease of use (tokens), promotions, quality of soaps and the water are a few items that separate car wash's. Things you need:

1) three years of Income tax return for the car wash

2) three years of Profit and Loss statements

3) Last 12 months of income and expenses (detail)

4) Complete equipment list both fixture and chattel to run the business

5) Employee list and payroll information

The Problem!!

Keeping these records up to date and all the income on the books, as a daily or weekly log of income seems to be the most neglected area and the most important area. Reason is for financing. The banks only base their values on the records. When you want to sell a car wash, the most important thing, is the most under valued or repected item on the agenda of a current owner.

Another Exit Strategy! Car Wash for Sale

When the banks won't finance you should prepare your sale with all the records as above, and be prepared to hold the mortgage, now you become the bank. Unless you have incredible records to show the banks.
