Deck Safety - Warning Signs - Preventing Your Deck From Collapsing - 07/26/10 04:17 PM
And to think I was just looking at my two story deck the other day!!!
Via Phyllis Lerner - Realtor / Broker (Legends Realty Group LLC):
Deck collapse stories become more prevalent as we head into the height of the summer season. Many decks are unsafe because they were built incorrectly, have not been maintained properly or are beyond their lifespan. To help prevent deck collapse events it is important to inspect decks for safety at least once a year. While many decks initially look sturdy, on closer inspection it becomes apparent how proper construction makes all the difference when it comes to safety. Look for these five warning … (0 comments)

Realtor with Military Buyer & Seller Experience Counts! - 07/26/10 04:10 PM
I think it is worth mentioning that I'm a trained military specialist trained by Cartus, the largest relocation corporation in the world,  to represent qualified military clents with the USAA and Navy Federal Credit Union real estate programs.
What that means to you is I fully understand your limitations in relocating to another state and/or country and can help you plan your move to the best of yours/mine abilities. Also, I have years of experience in working with USAA Mortgage and NFCU mortgage lenders and have managed to set up a good framework of communicaton with both lenders. This will greatly … (0 comments)

Organizing storage areas is like enlarging a room- only easier
There are glitzier home improvements than installing closet and cabinet organizers. After all, these contraptions won't broadcast the big game in high-def or massage your muscles with jets of hot water. You'll probably never even show them off to your friends. But what other household upgrade will simplify your life, make everything from getting dressed to … (0 comments)

5 Simple Ways to Save Water - 07/22/10 03:58 PM
It is a scorching summer and I thought this article was worth repeating....and repeating again!
Via DebOnTheWeb - Deb Agliano - Medford, MA Real Estate (ERA Andrew Realty):
Remember growing up when we never thought twice about water? Just the idea that people in the future would be paying to buy bottled water would have made us all laugh hysterically.Today is Blog Action Day, a day when bloggers around the world unite to talk about one topic. This year's topic is Climate Change. I am a strong believer that grass roots efforts can make a difference.
I've decided to focus on water usage. … (0 comments)

Plastic Surgery - 07/20/10 04:32 PM
Consumers are pruning their debts so quickly, you would think that they must be cutting their credit cards in two.
Chalk up another reason to expect a double-dip. People are not only borrowing less, they are actually paying off some of their debts.
According to the Federal Reserve, total household credit outstanding has declined for seven quarters in a row. Such a prolonged period of debt reduction is virtually unparalleled in the postwar era.
Since the end of the Second World War, the usual thing was for consumer credit to rise. In the 1940s, debt would rise about as fast as … (1 comments)

How the “Credit Crunch” Affects You – the Buyer - 07/19/10 01:59 PM
I am reblogging this as it is good information and very well said!
Via Wendy Patton (Keller Williams):
How the "Credit Crunch" Affects You - the Buyer
While this housing slump is making it tough for home sellers, there is a balancing factor that's making it tough for home buyers. I call it the "Credit Crunch".

With the severe tightening of the mortgage lending industry, buyers are having a harder time getting mortgages. The subprime mess we've all heard about means that many buyers who could qualify for mortgages before are no longer able to. This may be your situation.

Five Bad Home Improvement Ideas - 07/13/10 10:35 AM

Via Ki Gray - Austin Real Estate:
When considering adding value to a home, you consistently hear from the real estate industry that updated bathrooms and quality kitchens stand out in a home sale. Those are proven sale closers. There are certain other improvements you can make to your home that will beautify it or create convenience for your family. When it comes time to selling, however, those improvements may do nothing to increase the value of the property and may even turn off potential homebuyers.

My Sellers Ask How to Prepare the Landscape for a FASTER Sale! - 07/08/10 05:30 PM
My sellers often ask about how to prepare their landscaping for a faster sale, so here are a few tips you can offer them.First, the lawn should be cut, edged and well cared for. Next, your seller needs to remove any dead branches and plants, snip off old flowers and prune out-of-control shrubs. Homebuyers want green, not brown.Create Visual InterestAdvise the seller to divide the yard mentally into small sections. Each section should have a focal point, whether it's a tree, a group of small shrubs, a fountain, some carefully placed rocks, a bench, or a burst of colorful annuals. The … (2 comments)

The Top 17 Features Generation Y Looks For When Buying A Home - 07/08/10 10:22 AM

Via Bea Fields (Bea Fields Companies, Inc. ):
I want to start this post by saying that, as with all demographics, not all Generation Y home buyers are going to want the following list in a home.  But, the trends with this age group seems to be leaning in the  direction  for certain amenities and features when buying or renting a home.
I also will just add that as Generation Y begins to marry and have children, a few of these desires may change, but we still have 5-10 years to get to that point.  Generation Y is marrying later in life, … (2 comments)

I want to buy or sell a distressed property! - 07/05/10 11:13 AM
How many of us agents have had that questions from our clients?? Dare I guess at 99.99%?
I personally have attended classes given by my local realtor's association and taught by attorneys and agents with 'in the trenches' training.  However, nothing has been a better teacher than manuevering through the maze on my own. We all know that mistakes are often our best source of learning...and hopefully mistakes that aren't career ending! Thankfully, both lenders and agents are getting smarter/better at getting these transactions processed and sold through learning from our mistakes during the first two years of this heavily distressed market.
Having made … (2 comments)
