I always feel empathy for families that are selling or buying homes this  time of year. It is or can be painful!
You sellers can't really let your guard down and enjoy the season of holidays and family fun! Your home needs to look perfect and not overly done for the holidays. All of those yard decorations just aren't going to happen this year!
You buyers are feeling likewise. You can't really decorate for the season because you don't want to unpack and repack up the decorations....assuming you have the time to even think about decorating.

This is put in a way that I think we all can appreciate. I couldn't agree more and think we all need to 'buck up' and let's get this show on the road. If folks are calling you this time of year to see your home, they aren't tire kickers! They are serious and well qualified buyers. Don't deny letting them in to see your home!

I have always told my clients to insist on a home inspection, even if it is new construction. In regards to new construction, some of the new home agents tell my clients...'don't worry, you have a one year warranty and can get corrections done at the anniversary of your home." Unfortunately, you can read below on why that might be too late! No builder is perfect, no city inspector is perfect!!!

I've been in the real estate business for nearly 18 years and I'm still confused about agents who take a photo with their dog(s) for their business card or website.
Let me state immediately that I'm not a dog hater. I've been accused of such when I dare complain about my girlfriends who bring their dogs to the tennis courts and don't understand why the dog wants to chase the ball in the middle of the point/game/match! Would someone please turn off the TV????? Better yet, block the HGTV channel!!!
I'm like most folks...I like to watch HGTV. I enjoy the couple searching for homes internationally. I like Holmes on Homes.  I even enjoyed the show on another cable station called Million Dollar Listing. I laughed myself silly over that one.
But if I hear another twenty something couple acting like the brats on the show 'First Time Homebuyers' or beating up a seller for $5,000 off the purchase price(equates to roughly $20 a month/two Starbucks lattes) I think I will have to personally pay a visit to the programming director of … (3 comments)

Why Tons of Buyers Are Screwing Up - 11/09/10 10:41 AM
This is a good example of being what my grandmother use to say was being " Penny wise and Pound foolish'.  With 4% mortgage money availble, why would you beat up a seller over $5,000 in price? That equates to $20 a month. Instead, ask for other consessions....like closing costs, HOA fees for a year, etc. Better yet, treat folks by the Golden Rule:  Do unto others as you would want done unto you.
