Interest Rate is the Wrong Reason to Choose a Lender - 01/21/11 09:56 AM
The below is an excellent blog about choosing your lender. I agree with it totally! I'd like to add that finding a customer oriented lender is paramount in this market. He/She needs to keep a watchful eye on the rates and not be shy about calling you the minute they think you should lock in your rate. Further, working in a military market like mine, I want that lender to feel the full measure of being patriotic and give military buyers 'his bottom line rate'. You have to trust your lender like you do your realtor. Via J. Philip Faranda (J. Philip R.E. LLC) Westchester (2 comments)
Why NOW is the Prime Time to Buy! - 01/13/11 05:02 PM
At a Glance: 1.Affordability is at an all-time high. The median mortgage payment on the median priced home as a percentage of the median household income is lower than it's been in a generation. 2.Mortgage rates are at rock bottom. It's hard to imagine interest rates going much lower, and when they start to inch back upwards, monthly payments and total loan costs will spike upwards. 3.Home prices are back on the rise. After declining for 30 months, home prices are trending backupward. The time to get in to the market is NOW! Sellers are motivated. This means that buyers have (1 comments)
We have to Educate Our Children...Future Home Buyers! - 01/11/11 03:38 PM
I was reading a blog today about buyers that can't make a decision on a home and their Realtor was driving them around to dozens and dozens of homes week after week. Been there, done that, don't do it any longer! My daughter graduated from Virginia Tech with a major in Hospitality and a minor in real estate. She is a licensed agent. She is a young adult working at her first post graduate job...which is not in real estate. I've told her every scary story there is out here about young, first time home-buyers. This is what she (0 comments)
Why I Won't Do a 1-legged Meeting - 01/11/11 02:14 PM
This is a wonderful blog about the importance of ALL sellers meeting with the agent they are interviewing for the listing of their property. Yes, we all want to hear 'the price' and the necessary/recommended repairs as well as the marketing strategy from that listing agent. But let's face it: We hire who we LIKE and TRUST!! You can only make that determination from a face to face meeting. Via J. Philip Faranda (J. Philip R.E. LLC) Westchester County NY: I seldom see this discussed among real estate professionals, but it is worth addressing as more people consider putting their home on the (1 comments)
You've Got to Stick with this Blogging Thing! - 01/07/11 11:09 AM
I was reading a blog this morning from a 'newbie' which really made me start thinking about how valuable blogging is...if you stick with it! 1. It is invaluable learning what you agents are thinking and going through on a daily basis. 2. Posting my listings here has been wonderful in regards to you agents sending me clients... or showing my sellers the good exposure they are receiving. 3. The Google exposure is phenomenal! 4. It is a de-stresser and I have many a laugh here....as well as some 'the light bulb just came on' moments. Some days I don't (6 comments)
Termites: Treatment Should Not Just Be a Resale "Thing" - 01/07/11 10:49 AM
Outside of Hawaii, the termite companies tell us Virginia is the number one termite capital of the US. I tell all of my clients, upon purchase, they MUST stay under termite contract, even if they can't afford the $95 annually. Please read below for details on why. This agent is writing from California. Via Courtney Poulos (Brock Real Estate - Silverlake): Lately, I have been seeing so many houses that have active termites. I have asked sellers and homeowners alike if they have maintenance policies, and the answer is always no. In fact, I haven't met one home seller in the past year (1 comments)
Looking for Exercises for Fat Real Estate Agents! - 01/05/11 08:03 PM
OK….I admit it….I’ve gained the equivalent of a beer six pack! I’m a fat real estate agent...at least in my eyes. How many exercise info commercials can you watch before you finally admit it to yourself? Yes YOU! You know who I’m talking to! I thought it would be fun to hang out on YouTube for a while and search for ‘Fat Realtor Videos” but I couldn’t find one…Weird. There is certainly a bunch of us fat agents…I’ve seen us. I’ve seen YOU! After an hour or so of scouring (pathetic to spend an hour during my busy season of January!) (4 comments)
This is what each one of us should exude anytime a buyer broker calls us to set an appointment to view one of our listings. The old saying: ‘When I say jump, you say how high' should be our mantra. Really. No kidding. I'm guilty of complaining in the past about how agents and their buyers are just super unreasonable in their offers and expectations. But guess what: If we treat them with respect and show them we are willing to bend over backwards with professionalism and customer service, even though we can't give away the candy store, they will prove to bend. Some Important IRS Publications, Real Estate Related - 01/03/11 01:01 PM
This is a very concise and valuable array of real estate tax information. Isn't it nice when someone bothers to put all the links together in one place so all we have to do is click and read? As this agent states, I'm not trying to give legal advice, but just provide general answers to specific questions. Via Chris "The Loan Ranger" McBrearty, FHA, VA, USDA Educator (Primary Residential Mortgage Inc.): I have all of these cut and pasted to my desktop. In some cases it is easier to direct an associate, buyer or borrower to the correct information and assist them with any questions (1 comments)
Let's face it: You don't have a choice about the move and you have unique needs and motivations. Through the years, in helping my military buyers and sellers, I've learned: Moving into an area with a good public school system is a must. You move a lot through the years and you don't want your children to suffer those moves with (0 comments)
