What’s in store for the real estate market for 2014? Home prices in our area are starting to stabilize and we are seeing a significant increase in the number of sales. I expect we will start to see a slow but steady increase in prices but are likely still several years away from the prices we saw at the peak. More homes should be coming on the market as many homeowners who have been waiting to sell will now be in an equity position to do so. What’s in store for the real estate market for 2013? Home prices in our area appear to be stabilizing. Have prices reached the bottom in our market? No one can answer that question definitively. We are, however, seeing a significant increase in the number of sales. An increased number of sales is often the precursor to a recovering market. I don’t expect a quick rebound or a dramatic increase in prices. It’s likely we will remain relatively level for the next few years before we see an appreciable increase in prices. I just received an email from Zillow stating that values in Nyack just decreased 16.3% in the second quarter of 2009 with an average sales price of $398,000. I don't feel that is an accurate reflection of our market and wanted to offer clarification. Please note, that there are actually several towns that share the Nyack zip code of 10960, including Grandview, Upper Grandview, Central Nyack, Upper Nyack, Nyack and South Nyack - even parts of Piermont. Here is the 2009 2QYTD market as it compares to the 2008 2Q YTD market for the 10960 zip code, excluding Piermont.
