I haven't written a blog in several months. I have many excuses, but none worth telling. I have to be honest I have been working very hard to make a living in this real estate market. I can't complain the year could have been a lot worse, and it could have been a lot better. I know there are a lot of agents who can't say the same. I have been very fortunate to have been able to keep my head above water, but it hasn't been easy.

Here in Florida we enjoyed a wonderful sellers market, but times have changed and so did the market. I think it is very unfortunate that most sellers can't accept that the value of their home is lower than it was in 2005. In many instances much lower. It is a challenge to make homeowners who want, or need to sell their homes, understand that in order do that, in a reasonable period of time they are going to have to lower their prices. Open houses have become an issue with one of my listings. I have very mixed opinions about them, a couple of years ago I think the may have been a better tool than they are today, the reason I say that is, there weren't as many homes on the market (Ormond Beach Florida) and we had a lot of buyers. Now on an average weekend you can see as many as 20 or more open house signs all within a few blocks of each other. Sometimes there will be 2 or 3 on one corner. How frustrating is it to do a CMA and take it to a listing appointment and have the sellers think you are lying to them about what their home is worth. I truly wish that all houses were worth $100,000 more than they are. I also wish buyers didn't care what the market is doing, or what condition the house is in, or what year the house was built... but they do.
