Here are the final numbers for the Dallas and Ft Worth areas for 2007: Number of Sales: 80,740% Change Year Ago: -7% Average Price: $202,338% Change Year Ago: +5% Median Price: $149,900% Change Year Ago: +1% Active Listings: 47,668% Change Year Ago: +7% As you can see, the number of sales might be down, but prices are NOT down. Stop watching National News statistics because we aren't following the National trends. Buyers aren't getting 70 cents on the dollar. Prices are still very competetive as an average. According to Metrotex and our North Texas(NTREIS), sales are down but prices are up. I'll reiterate the same theory I have in the past about how these numbers are skewed a little. With the change of the subprime market, and making it a little more difficult for people with imperfect credit to get loans, sales have changed. The main group this has affected is the group in the lower price range. They already don't have much income and, on average, create more debt for themselves, they're the ones not able to buy homes right now. With this group buying a less

For many years, the start of the school year would creep sooner and sooner into the beginning of August. When I first moved to Richardson back in 1984, I thought it was weird that school started in August right before Labor Day, but it was ok because we would go to school for a couple of days, because school never started on a Monday or Tuesday, and then we would have a long weekend to adjust to our new teacher and new classmates, and then we would come back in September. OK, for years, I've always maintained my own website. I've blogged about it before, but in case you've missed it, I'm a control freak. I liked designing it and updating it and being in control of how things were presented. That site still exists at www.donnahomes.net. However, I did not think my site was being utilized to its fullest, so I made a change. The report for the end of the year finally came out... or it's that I just checked my mail at my office and it was there. These numbers are for 2006 DFW "Single Family Home" sale, which means it does NOT include condos, but it DOES include townhomes. Number of Sales: 92,452 which is a 3% increase over last year Average Price: $194,125 which is a 3% increase over last year Median Price: $148,000 which is a 2% increase over last year Active Listings: 44,389 which is a 7% increase over last year Our average prices are still significally below the national average. Recently, I was in Chicago for a video shoot for a company. At the end of the interview, they allowed me to make a personal commercial. I had to quickly think of something to say that didn't sound stupid or scripted. It took me a couple of minutes, but then I remembered my Mission Statement that I have on my website and my Blog profile, and then it was easy.
