Hill Country Austin TX Real Estate shows over and over again that we're in a good place in the market.  Are we as strong as we were a year ago?  Not quite... but look at the chart below to tell you some of the story.

I started walking the neighborhood this afternoon.  Boy is it HOT and it's only early May.  I need to finish walking the streets before it gets too hot to keep going.
What I found was in my neighborhood there are LOTS of people home during the day.  I'm not sure if it was just because it was Friday, or if that many people really work from home, but tons of people home.

I was driving around yesterday, killing timewaiting for a baby shower, and one thing I noticed was a lot of roofer signs in people's yards.  Back at the end of March, there was a huge hail storm, as I posted pictures here.
With the hail storm, came lots of calls to insurance companies, which in turn, created lots of calls to roofing companies.  Most roofs look like this:

Driving around yesterday, there had to be over 100 different company signs.  I don't recall seeing two of the same sign in any one neighborhood.  … (7 comments)

Today, May 1, 2009, starts another year of water restrictions in Austin, TX.
If your address is an ODD number, you can water on Wednesdays and Saturdays.
If your address is an EVEN number, you can water on Thursdays and Sundays.
Absolutely NO watering between the hours of 10am-7pm.
There are many fines the city can give out if you're caught breaking rules.  The rules include watering on your specific days, but also if they see leaks in your equipment or watering your driveway or the street instead of your lawn, you cann be fined.

Below are some pictures of where I worked all week. I actually got TONS of stuff done!

 
I love that chair!  This is the chair I had to sit in when I was pregnant and too big to walk up the stairs muchless sit behind my desk.
I would sit with the laptop table in my lap that my husband built.  That ottoman is so compfy too!  Sit back in the big, oversized chair and put my feet up while watching other people pack my house and do the manual labor and not have to lift too many fingers... this … (13 comments)

Here are some crazy stats for you.  Did you know that Austin, TX is way behind the entire State of Texas in Home Ownership? 

I figured that since Austin was considered the "richest" city in the state, according to Tierra Grande January 2009, with a median household income of $77,939, that the owner occupancy rate would be through the roof, especially with all the affordable housing in the area.
This chart shocks me. Granted, Austin could be considered a "College Town", however, those same college students are considered in the median household income numbers. You can't have it one … (10 comments)

Is $800 a lot of money to you?  What does $800 mean to you?
Let me back track.  As many of you know, I am in the process of obtaining a mortgage for a new home.  I have asked the builder's lender to match a deal I was given elsewhere as his initial quote was in left field.
He came back and said, "I matched the rate that you were receiving from your broker. My fees were less than $800 higher. I am not seeing how we are not being competitive."

Why is it a great time to be a buyer or seller in the great State of Texas right now?  Because the rates are low, and values are stable!
"Donna, Did you say the values are stable?  But, I thought values were down across the entire country.  That's what the National news tells me whenever I turn on the tv!"
Yes, I said values are stable and, in many places, values are up.
According to the main Texas real estate magazine, Tierra Grande's January 2009 issue, home prices in Texas are UP 1.4%.  Granted, 1.4% doesn't sound like very much since 2007's values … (16 comments)

Can you shop for a Mortgage the same way you shop for a Car or a TV or a Dress or anything else?
To an extent, Yes.  But, for the most part, NO!
When you shop for a Car, you go to a few dealerships and see what they have to offer.  You not only get their price of the car, but you get the price they're willing to take for your trade-in.  Getting the trade-in value is very important because they might be giving you an awesome price on the car, but cheating you out of hundreds or thousands on … (21 comments)
