Lake Pointe Bee Cave Austin TX is having a fabulous year! It's now mid-year, so I did a comparison between this year, 2012, and the first 6 months of 2011. Last year's numbers were great, and this year's were even better!
In 2011, Lake Pointe had 19 sales with an average sales price of $317,495. Of the 19 sold properties, 57.9% sold in under 30 days!! Not only did they sell in under 30 days, but they sold for 98.06% of asking price.
How does that compare to 2012 when it seems things couldn't have gotten any better?

Lake Pointe - Austin Bee Cave TX - Homes for Sale statistics tell the story. The below chart shows you the currently active properties on the left and the properties that have sold second quarter on the right. The ones that dip out of order in the middle are currently contract pending.
As you can see, there was a lot of activity in Lake Pointe Austin TX this second quarter of 2010. I'm sure the tax credit had some to do with that. But overall, I feel the pricing had a lot to do with it. Last year, Lake Pointe … (3 comments)

Falconhead West Bee Cave TX is moving quickly on the community park and playground now.
In my last update, the Falconhead West playground was only the pavillion and the big playscape. They have now added the smaller playscape! YEAH!
Hopefully, we're just a couple of more weeks out, and ready for the awesome Austin TX Weather we're having!!

Senna Hills in Austin TX is showing an interesting trend right now. Look at the chart below.
The bars on the far right are sold properties, showing their listing price compared to their sales price. The bars on the far left are active properties. As you can clearly see, the active properties have significantly higher asking prices than what their neighbors have sold for just in the past three months. The City of Bee Cave TX finally opened their long-awaited Bee Cave Central Park. Bee Cave's park was actually completed several months ago, but because of the drought in the area, the City of Bee Cave decided to postpone the opening. They wanted to allot enough time for the grass to grow in and the trees to take root so it wasn't very muddy.

Today is day 48 of OVER 100 degree weather! The heat is rather ridiculous if you ask me... and anyone else around here!
Here are some numbers to know:
69 days over 100 in 192566 days over 100 in 192350 days over 100 in 2008
After the weekend, we could very easily move into the third spot. August is traditionally the hottest month of the year so we have plenty of time to hit another 19 days over 100 to climb to the top of the list.

Did you know there are about 10,000 species of ants? I have no idea how a tiny little creature could look so different from the next to come up with 10,000 differences, but that's amazing.
The most common I hear referred to are red ants, black ants, and carpenter ants. I guess I need some education in 9,997 other different kinds of ants.
I had an inspection on a house where the termite guy found "acrobat" ants. Were the ants doing back-bends and cartwheels for him to determine that?

Today was the 1 year anniversary for Hoppin' House in Lakeway, TX. They are a family owned and operated Bounce House place, the Assini and McCullough families. Today's FREE party was held at the Lakeway City Park with hotdogs, cake, bounce houses, water slides, and a little train.

I have a couple of Spanish Oak trees in my backyard, and I also back up to a Natural Greenbelt area with thousands of Spanish Oaks.
Here is a picture of the leaves on the Spanish Oak tree:
Well, it looks like my trees are having an identity crisis. Look at the leaves that are currently growing in clusters all over the trees...

Falconhead West in Bee Cave, TX, a small suburb just West of Austin, TX, is growing and growing so fast!
Just a few weeks ago, I talked about how the Builders had sold all but a couple of their inventory homes, and new construction had slowed down a bit... and then all of a sudden, new house after new house started going up.
There are currently approximately 20 houses in various stages of building. Some are in frame stage.
Some are in Sheetrock and Exterior stage, such as stucco, stone, or brick.

I've previously told you about Falconhead West in Bee Cave TX along with their three builders, Ryland, Taylor Morrison, and Drees Homes.
However, that is not the "original" Falconhead community. The original Falconhead community still has quite a lot of activity going on with Taylor Morrison finishing up the building on their remaining lots, and Monterey Homes still with 23 lots available to build on.

Have you heard of Tweet Lister? I heard about it last week, and immediately posted a listing on it to see what would happen.
It's pretty neat because you just enter the address, and pick a couple of features of the home, and the tweet is automatically created for you.
You can enter a link for pictures or a virtual tour and that's included also.
Then, you can tell it how often you want the tweet to go out. I put mine as every 2 days, and low and behold, every other day, the tweet goes through without me doing … (11 comments)

For the past couple of weeks, I've been posting a "How Was Your Weekend?" blog. People have seemed to enjoy seeing how my family and I spend time together, so here's another weekend.
We went to the Bee Cave Galleria, also known as the Hill Country Galleria, where they have this area of shooting water. Great, FREE Entertainment!
We went out on the boat to check out Lake Austin. The water is much colder than Lake Travis, but with it being 107 degrees, the water felt awesome!! These are half of my in-laws with Alyssa and her shades.

Have you signed the petition for the HVCC? Have you seen the petition?
It's amazing that so many people are complaining about the HVCC, there's a petition to do something about it, however, only 40,178 people have signed it.
Aren't there 1.3 MILLION REALTORS® out there? With that number alone, there should be several hundred thousand signatures already... but there aren't.
Aren't there like 5 appraisers for every Realtor? Ok, I know there aren't that many, but there have to be several hundred thousand appraisers across the country.

I previously blogged about this fabulous new community in Bee Cave, TX called Falconhead West.
There are three different builders in the community, and I've already told you about two of them, Ryland Homes and Drees Homes.
Now, here's what Taylor Morrison has to offer.
Taylor Morrison builds a quality home. There are many features that come as standard instead of being charged as an upgrade. Taylor Morrison is building in both the 80' section and the 70' section.
