builders: Falconhead West, Bee Cave TX, Ryland Homes - 05/08/09 02:32 PM
I previously blogged about this fabulous new community in Bee Cave, TX called Falconhead West. There are three different builders in the community, and I'll eventually get to talking about all of them. I'm going to start with Ryland Homes. Ryland is building all over the community and even has an exclusive section. Falconhead West is split into the 60's section, 70's and the 80's. Each section is unique. Many of you know that I'm building a new house. No, I have not closed on this house yet... we're only 3 months behind! Here is a picture of the front of the house last week. In my 9 years of real estate, I have helped clients buy their fair share of new construction homes. I'm with them through the entire process, no matter where we start in the construction phase. Some buyers build from the ground up, and I'm there to help them pick the perfect lot. Things to think about is to help your buyers realize why no one has bought "that" lot over there, and why "that" one has a huge discount on it... I help them realize which lots within the community will have the better resale value. Then, you have some buyers

If you're been following along with the previous 17 parts of this series, you'll know things haven't been going very well with the building process of my new home. Well, it looks as though things, they are a changing... Yes, the wrong cabinets are in the house and yes, the windows were reordered 5 times and yes, the entire front elevation of the house was wrong and yes, the exterior material we chose to use was not allowed by the HOA... And the saga continues... it's pretty obvious we're not closing in January, which was our original close date. We're also not going to close early February which was our second date. We're now looking at end of March, possibly April. My husband was in Austin last week looking at the house. He was so enraged about the "white" mortar that we paid to upgrade, that I went down last Friday to see for myself so we could figure out what to do. This is what they call "white" in Austin. builders: Builder Incentives Cannot be Tied to Mortgage and Title Companies Anymore - 12/19/08 09:17 AM
My broker forwarded me an article this morning that talks about Builders and their affiliations with Mortgage Companies and Title Companies, and how those affiliations are set to change come January 16 and into 2010. Currently, when buyers go to a Builder's community, the builder tries to say something along the lines of, "If you use my mortgage company and close at my title company, I'll give you $5000 for closing costs." The buyers always perk up. I usually turn around and ask the builder to write into the contract that the builder's mortgage company must match or beat a good

Building a new house is hard. You go to the builder, you see they are offering about 15 different floorplans, but they only have 2 or 3 model homes to show you. Ok, how do you see those other 12-13 floorplans? You then ask the builder if they have any inventory homes that you can walk. Ok, there are another 5 floorplans you can see. What do you do now if the floorplan that looks perfect on paper is not available to walk through? Do you imagine what the house looks like? Do you take some of their other floorplans and

I sell a lot of new homes. Each builder offers different "incentives" to build with them. Even the same builder, in different communities, offers different incentives. How the builder words their incentives can make or break a deal. I'm currently working with some buyers to build a brand new home, from the ground up, not an inventory home. When we originally met with this builder, the incentives were 30% off upgrades and the builder would pay 3% for closing costs. That means, if you put $100k worth of upgrades into the house, you get $30k off the price, plus about $10k

I have had a great day today! So, I took advantage of Black Friday and went and bought some roller blades. As soon as I got home, I decided I had to try them out. Yes, I'm crazy, as the last time I had roller bladed was about 17 years ago and that was only for about 5 minutes! I got all strapped in, 10 minutes, and rolled out the door.
