After months of talking about this relocation to Austin, TX, we finally put our house on the market. What an ordeal!! I cleaned and cleaned and cleaned some more. Whenever I was finished with one room, "someone" would make a mess again and it would have to be cleaned again.
I took 180 pictures yesterday in order to get enough pictures for the virtual tour and still photos for the MLS. Then, my listing agent also came over and took some pictures. I'm not sure how many he took.

I voted today, have you voted yet?  My husband and I had a little time to spare this morning, so we decided to go ahead and head up to the Collin County Community College and vote.
It was a little awkward since we don't really talk politics in our house.  We're two very strong-headed people and we're both NEVER wrong.  It's been brought up a couple of times, but no real opinions were given about the people, though we did talk about the issues since it's the issues that matter the most.

collin county: Dallas Metroplex has 10 Cities in Top 100 Best Places - 07/22/08 02:50 AM
Many suburbs of Dallas, TX made CNN Money's top 100 places to live list for 2008.  What I find interesting is that 10 cities in the Dallas area made the list, but only 1 city from the Austin area made the list, Round Rock.  Of those 10 cities, I have to admit, I'm shocked by a couple of the cities that made it, but as to not offend anyone, I will not mention which ones are unbelievable.

My community, Woods of SpringCreek in Richardson, TX finally received the turnabout they've been talking about for years.  Telecom was a dead-end street, but it was never finished off because the plans were to make it a through street. 
With enough support from the homeowners, we convinced the City of Richardson to not allow it to be a through street and to keep the traffic away from our small, quiet community.  They then agreed to connect two different streets in order to make traffic flow from Plano into Richardson, Los Rios and North Star.

collin county: Richardson Regional Medical Center Almost Complete - 07/21/08 06:40 AM
Last June, I blogged about Richardson TX becoming the new Cancer Hub for the area.  Well, it's a year later, and they're almost done with the buildings.  Each time I went in for my pregnancy follow ups last year, I would watch out the window as they were working.  At that time, it seemed like they were moving so slow, but they were just putting in the infrastructure like the new parking lots, driveways, and sidewalks.

Brand New Gated Community just starting building it's first spec home, Cantera.  Cantera is in North East Richardson TX where I refer to it as the "Red-Headed Step Child of Richardson."  I call this area that because it's the city of Richardson, but it's Collin County and Plano Schools, so we sometimes get overlooked (I live about a mile from this new community).
There are 49 homesites, and the lots themselves are selling for what my house costs!  The finished products will range from $700,000 to upwards of $3M!!  They have already sold 10 lots so they're well on their way.

collin county: Percentages verse Dollar Amounts- Are they Equal? - 06/12/08 07:05 AM
I sell a lot of new homes.  Each builder offers different "incentives" to build with them.  Even the same builder, in different communities, offers different incentives.  How the builder words their incentives can make or break a deal.
I'm currently working with some buyers to build a brand new home, from the ground up, not an inventory home.  When we originally met with this builder, the incentives were 30% off upgrades and the builder would pay 3% for closing costs.  That means, if you put $100k worth of upgrades into the house, you get $30k off the price, plus about $10k … (0 comments)

It's no wonder that Texas is getting so much relocation from across the country these days.  We're the place to work, which means we're the place to live.  Texas has finally beat out New York for the most Fortune 500 Companies across the state.  Texas has 58, New York fell to second with 55, and California has 52.
Some of those companies are Frito Lay, Blockbuster, JC Penney, Exxon Mobil, Brinker International, Michaels Arts & Crafts (my previous employer), AT&T, Dell, DR Horton, Centex, and many many others...
WalMart, in Arkansas is ranked #1 while ExxonMobile, in Irving, TX, is ranked #2.

collin county: Foreclosure Rates are Dropping - 04/16/08 01:13 AM
Foreclosures are going down!  It's true!  It was on the news last night, and I had to pause the TiVo to make sure I wrote down the numbers correctly. 
The Dallas/Ft Worth Metroplex area had a 16% DROP in foreclosures compared to last year.  WOW!  They compared this to the National foreclosure rate that INCREASED 57%.  That is a huge difference.
To put the number into perspective, approximately 10,700 houses started the foreclosure procedures last month.

collin county: Dallas Area Property Valuations Going out - 04/07/08 07:02 AM
Please keep an eye out for your new Property Tax valuations in the mail.  They'll be going out the week of May 5.  It's very important to look at this document and make sure there are no problems.  I am currently working with some home owners who just found out that they've been assessed with a pool, and they don't have a pool.  They've been in the house for 30 years, and who knows when the pool was added to the documents, but even if it's $10k high because of this error, that's a lot over 30 years.

Look around your house. Now, take another look and count how many times your eyes move to all the photos of your family sitting on the shelves and hanging on the walls. Did you notice your college degree? I've had buyers not buy houses because they were Longhorns and they saw the Aggie diplomas on the walls, and vice verse. Sounds silly, but it's very true!

Why are you junking up your signs if you're not going to make sure they're portraying the image of you that puts you in the best light?  If you're going to put sign riders on your signs, you should make sure they're attached securely.

Does the look of neighboring houses effect the value of your house?  Do you have a neighbor who doesn't mow their lawn as often as you would like?  Or even if they mow it, is the yard all weeds instead of grass?  Do you have a neighbor who loves huge rose bushes, but doesn't know how to maintain them, so they make the house look really bad and not taken care of?

I've read many people's blogs about the membership of their Realtor Associations going down and people getting out of the business.  National news makes real estate sound so bad these days.  Once again, the Dallas area is outside the National trends.  I contacted the MetroTex Association of Realtors on Friday to get the official count of Realtors for the area.  There are several Realtor Associations in the area, but MetroTex is the largest covering most of Dallas and Fort Worth so I figured their information would show the trend that is also probably happening in the smaller associations.

collin county: Filing Texas Homestead Exemptions- First Reminder - 02/21/08 02:33 AM
Here is your first reminder to file your Texas Homestead Exemption form if you closed on your home by December 31, 2007.  I like to remind people towards the end of February because hopefully you're done with your Holiday bills, and worrying about your W2s (1099's) from your employer, and you're starting to get your tax information ready.
You have until the end of April to actually file, but why wait until the last minute.  Also, if you closed in 2008, you CANNOT file for this year.  You must wait until next year before the end of April to file your exemptions.

collin county: Dallas Fort Worth Area Foreclosures Ranked 11th Nationwide - 02/16/08 07:49 AM
The latest report is out and it shows DFW has a surge of 27% in foreclosures going up for auction in March.  However, the number 27 doesn't mean too much in an average.  I say that because it takes into consideration Denton County that had a 42% increase.  But, at 42%, there were "only" 464 foreclosures for the entire county.  When you look at the number 464, you think, that's a lot of homes.  It's not really that many homes when you look at the population (2006 estimated population of 584,238) and how 464 is a very small percentage of properties … (0 comments)
