dallas county: The State Fair of Texas Opened this Weekend - 09/29/08 10:44 AM
The State Fair of Texas opened this weekend and will run until October 19th.  It's always a lot of fun at the fair as there are so many things to do, for all ages.  Best of all, you can eat anything fried that you thought was imaginable.  This year's winning food was chicken friend bacon.  They say it's bacon that has been dipped in flour and batter a couple of times, and then deep fried and tastes just like chicken fried steak.  A little to fried if you ask me.
Do you like fried pickles? Fried coke? Fried mac ‘n cheese? … (4 comments)

dallas county: Dallas Metroplex has 10 Cities in Top 100 Best Places - 07/22/08 09:50 AM
Many suburbs of Dallas, TX made CNN Money's top 100 places to live list for 2008.  What I find interesting is that 10 cities in the Dallas area made the list, but only 1 city from the Austin area made the list, Round Rock.  Of those 10 cities, I have to admit, I'm shocked by a couple of the cities that made it, but as to not offend anyone, I will not mention which ones are unbelievable.
This is interesting because Austin is constantly and consistently on the list of one of the best places to live.  They're supposed to have a great housing … (6 comments)

dallas county: Richardson TX Woods of SpringCreek TurnAbout - 07/21/08 02:21 PM
My community, Woods of SpringCreek in Richardson, TX finally received the turnabout they've been talking about for years.  Telecom was a dead-end street, but it was never finished off because the plans were to make it a through street.
With enough support from the homeowners, we convinced the City of Richardson to not allow it to be a through street and to keep the traffic away from our small, quiet community.  They then agreed to connect two different streets in order to make traffic flow from Plano into Richardson, Los Rios and North Star.
Here is a view from above showing how … (2 comments)

dallas county: Dallas verse Austin Update - 06/25/08 09:36 PM
As of today, it looks like we're probably going to stay in Dallas.  We have been running the numbers constantly, nonstop for the past few weeks.  Mike and I have talked more in the past few weeks than we've talked in our 5+ relationship... well, not really, but pretty darn close to it.
We've even found a house in Austin we've put an offer on.  We had decided on Falconhead West. The house will be complete in October time frame...
After running numbers, even though the cost of living calculators show Austin is less expensive than Dallas, it's really not.  To … (22 comments)

dallas county: Buyers Still Settle for SubStandard Service - 06/17/08 07:45 AM
Why are Buyers still settling for substandard services when they don't have to?  I'm all about educating and letting people know how things could and should be done.  I got a lead in on my website a couple of days ago.  He marked that he already had a realtor, so I sent back a message asking what kind of services his Realtor offers if he's needing to use another Realtor's site for information.
Part of his response was, "Your updates have been more help than any Realtor in the Dallas area. Thanks again!"  He went on to tell me exactly what … (9 comments)

dallas county: Top Producing Agents - 06/16/08 12:58 PM
One of the first questions I get asked by my friends and family and colleagues is, "Are you back to work yet?" or "Are you back at working full strength yet?"  My response is to look at the person like they're crazy and respond that I never took time off to begin with.  As many of you know, I was blogging while in labor in the hospital, I had three closings the week I gave birth, and I had several appointments the week after Alyssa was born.
Where was my maternity leave?  I tried to tell people I wanted to take … (15 comments)

dallas county: Texas has the Lowest Credit Score in the Country - 04/24/08 02:23 PM
On average, Texas has the lowest credit score in the country.  The score is a whopping 651 while the country has an average score of 692.  What does this mean for Texas buyers?  This means you're a higher risk and loan programs in Texas are different from other states. Look at this pretty chart.
To put things into perspective, Texas ranks 41st out of 50 states in home ownership.  This is because with lower scores, it's harder to obtain a mortgage.  Before the subprime fiasco that we're currently going through, a buyer with a 550 credit score could probably obtain 100% … (9 comments)

dallas county: Texas Ranks 1st for Most Fortune 500 Companies - 04/22/08 01:04 PM
It's no wonder that Texas is getting so much relocation from across the country these days.  We're the place to work, which means we're the place to live.  Texas has finally beat out New York for the most Fortune 500 Companies across the state.  Texas has 58, New York fell to second with 55, and California has 52.
Some of those companies are Frito Lay, Blockbuster, JC Penney, Exxon Mobil, Brinker International, Michaels Arts & Crafts (my previous employer), AT&T, Dell, DR Horton, Centex, and many many others...
WalMart, in Arkansas is ranked #1 while ExxonMobile, in Irving, TX, is ranked #2.

dallas county: Dallas Area Property Valuations Going out - 04/07/08 02:02 PM
Please keep an eye out for your new Property Tax valuations in the mail.  They'll be going out the week of May 5.  It's very important to look at this document and make sure there are no problems.  I am currently working with some home owners who just found out that they've been assessed with a pool, and they don't have a pool.  They've been in the house for 30 years, and who knows when the pool was added to the documents, but even if it's $10k high because of this error, that's a lot over 30 years.
Dallas County will only … (0 comments)

dallas county: Showing your House, not your Home - 04/01/08 10:00 AM
Look around your house. Now, take another look and count how many times your eyes move to all the photos of your family sitting on the shelves and hanging on the walls. Did you notice your college degree? I've had buyers not buy houses because they were Longhorns and they saw the Aggie diplomas on the walls, and vice verse. Sounds silly, but it's very true!
I showed a house this weekend that had stuffed animals EVERYWHERE!  We couldn't get a good feel for the room sizes, and it was quickly crossed off he list.  I emailed the listing agent for feedback, … (21 comments)

dallas county: Why Are you Junking up Your Signs? - 03/13/08 11:46 AM
Why are you junking up your signs if you're not going to make sure they're portraying the image of you that puts you in the best light?  If you're going to put sign riders on your signs, you should make sure they're attached securely.
This sign is two doors down from me.  The house has been on the market since July '07 and has not had a price adjustment of any kind.  Instead, about 4 months ago, this "Special Financing" sign appeared.  In today's mortgage situation, what kind of "Special Financing" are you talking about?  There are no more "outside the … (21 comments)

dallas county: Employment Opportunities Changing in Richardson TX - 03/12/08 08:42 PM
Richardson TX has been known as the Telecom Corridor since the 1980's.  This is because Richardson housed some of the major Telecom companies like Nortel, Ericcson, Fujitisu, AT&T, and many others.  Since Telecom took a downward spiral a few years ago, many of the Telecom companies left as well.  Many others downsized their office spaces.
Because of many buildings becoming vacant, Richardson decided to start recruiting other companies into their mix.  Fossil makes Richardson their home.  Countrywide took over much of Nortel's space.  It's a whole knew world as you go up 75 Central Expressway.
Here are some of the larger employers throughout … (0 comments)

dallas county: Texas Rangers looking for Ball GIRLS - 03/10/08 12:59 PM

The Texas Rangers held tryouts for Ball GIRLS this weekend.  Yes, I said Ball Girls, not Ball Boys or Bat Boys.  This will be the second year they have decided to have Ball Girls represent them.
There were about 20 girls fighting for 6 positions.  What's interesting is that these girls aren't there just to run after foul balls and throw them to the crowd. On the contrary.  They are there to also help warm-up the players.  They will field balls hit and thrown.  They will also have to be able to throw that ball back, long and accurately.
In addition to their … (3 comments)

dallas county: Does the Look of a Neighboring House Effect Value? - 02/26/08 06:11 PM
Does the look of neighboring houses effect the value of your house?  Do you have a neighbor who doesn't mow their lawn as often as you would like?  Or even if they mow it, is the yard all weeds instead of grass?  Do you have a neighbor who loves huge rose bushes, but doesn't know how to maintain them, so they make the house look really bad and not taken care of?
What if you were looking at houses in a very nice, suburbian neighborhood in the $400k price range (in the Dallas area, that's over double the average sales price) and you saw … (12 comments)

dallas county: Dallas REALTOR® Membership on the Rise - 02/25/08 09:46 AM

I've read many people's blogs about the membership of their Realtor Associations going down and people getting out of the business.  National news makes real estate sound so bad these days.  Once again, the Dallas area is outside the National trends.  I contacted the MetroTex Association of Realtors on Friday to get the official count of Realtors for the area.  There are several Realtor Associations in the area, but MetroTex is the largest covering most of Dallas and Fort Worth so I figured their information would show the trend that is also probably happening in the smaller associations.
The membership numbers are … (5 comments)
