dallas tx: Why Are you Junking up Your Signs? - 03/13/08 04:46 AM
Why are you junking up your signs if you're not going to make sure they're portraying the image of you that puts you in the best light?  If you're going to put sign riders on your signs, you should make sure they're attached securely.
This sign is two doors down from me.  The house has been on the market since July '07 and has not had a price adjustment of any kind.  Instead, about 4 months ago, this "Special Financing" sign appeared.  In today's mortgage situation, what kind of "Special Financing" are you talking about?  There are no more "outside the … (21 comments)

dallas tx: Employment Opportunities Changing in Richardson TX - 03/12/08 01:42 PM
Richardson TX has been known as the Telecom Corridor since the 1980's.  This is because Richardson housed some of the major Telecom companies like Nortel, Ericcson, Fujitisu, AT&T, and many others.  Since Telecom took a downward spiral a few years ago, many of the Telecom companies left as well.  Many others downsized their office spaces.
Because of many buildings becoming vacant, Richardson decided to start recruiting other companies into their mix.  Fossil makes Richardson their home.  Countrywide took over much of Nortel's space.  It's a whole knew world as you go up 75 Central Expressway.
Here are some of the larger employers throughout … (0 comments)

dallas tx: Texas Rangers looking for Ball GIRLS - 03/10/08 05:59 AM

The Texas Rangers held tryouts for Ball GIRLS this weekend.  Yes, I said Ball Girls, not Ball Boys or Bat Boys.  This will be the second year they have decided to have Ball Girls represent them.
There were about 20 girls fighting for 6 positions.  What's interesting is that these girls aren't there just to run after foul balls and throw them to the crowd. On the contrary.  They are there to also help warm-up the players.  They will field balls hit and thrown.  They will also have to be able to throw that ball back, long and accurately.
In addition to their … (3 comments)

dallas tx: Dallas REALTOR® Membership on the Rise - 02/25/08 01:46 AM

I've read many people's blogs about the membership of their Realtor Associations going down and people getting out of the business.  National news makes real estate sound so bad these days.  Once again, the Dallas area is outside the National trends.  I contacted the MetroTex Association of Realtors on Friday to get the official count of Realtors for the area.  There are several Realtor Associations in the area, but MetroTex is the largest covering most of Dallas and Fort Worth so I figured their information would show the trend that is also probably happening in the smaller associations.
The membership numbers are … (5 comments)

dallas tx: Dallas/Ft Worth 2007 Final Numbers - 01/18/08 01:06 AM

Here are the final numbers for the Dallas and Ft Worth areas for 2007:
Number of Sales: 80,740% Change Year Ago: -7%
Average Price: $202,338% Change Year Ago: +5%
Median Price: $149,900% Change Year Ago: +1%
Active Listings: 47,668% Change Year Ago: +7%
As you can see, the number of sales might be down, but prices are NOT down.  Stop watching National News statistics because we aren't following the National trends.  Buyers aren't getting 70 cents on the dollar.  Prices are still very competetive as an average.
Remember, I work all of North Dallas County and Collin County including Richardson, Plano, Allen, Frisco, Carrollton, Garland, Rowlett, McKinney, … (4 comments)

dallas tx: Cowboys Retain Jason Garrett as Assistant Head Coach - 01/17/08 09:53 AM
Jason Garrett helped the Cowboys break several records and after interviewing and being offered Head Coaching job elsewhere, decided to remain with the Cowboys as the Assistant Head Coach.
This position comes at a price of about $3.5 million!  Almost as much as the Head Coach.
Personally, I really like Jason Garrett.  I loved him when he played for the Cowboys.  I hated it when Jason got the Cowboys through the Playoffs and then they allowed Aikman to play the final game.  Yes, Aikman was the starter and he was coming back from an injury, but he was out for a lot of … (8 comments)

dallas tx: North Texas HOV Lanes- How do I get on? - 01/04/08 06:54 AM
Did you read my previous blog about how unhappy I was about the new HOV lanes that have opened on 75 Central Expressway through Richardson TX?
Even though I'm very unhappy with the way they did the lanes, others will need to know how to access the lanes.  You would think that you could just drive and be in the left lane and wait for the openings, as this is how it is on all of our other highways and freeways.  However, you would be wrong!!
For the main entrances into the HOV lane, you must actually exit off 75 Central Expressway … (4 comments)

dallas tx: North Texas HOV Lanes Open - 01/04/08 06:36 AM
The main North and South Highway through North Dallas, Central Expressway (Highway 75), finally opened the well anticipated HOV lanes (High Occupancy Vehicles).  The lanes go for 14 miles from Highway 635 north through Allen and into McKinney.
You would think the HOV lanes would be a good thing.  On the surface, they're fabulous.  However, Donna not happy!!  When Donna not happy, everyone will hear about it!!  Plus, no one in Richardson should be happy because we got the short end of the HOV stick!
Here is part of what I wrote to my HOA president:
"I was wondering if you knew who we would … (2 comments)

dallas tx: Richardson TX Police Force Gets a 4-Legged Addition - 01/02/08 08:11 AM
The Richardson TX Police Station has added a 4-legged addition of an 80 pound, 3 year old, German Shepherd, named Macho.  The name Macho actually came from his native home in Germany.
Macho has traveled more than I have!  He started his training in Germany, like I did (not training, but I was born there), and then he journeyed to Indiana.  From Indiana, he trained in Allen TX for a while and now is on the Richardson TX Police Force.
Macho is even bilingual.  He is spoken to in English, but his commands are given in German.
Let's here it for our newest Police Officer!

dallas tx: Richardson TX to redo FireStation #2 - 01/02/08 07:57 AM
As part of the 2006 Bond money that was voted on May 13, 2006, Firestation #2 is getting a face lift.  Actually, an actual facelift cost more than tearing down the old building and rebuilding something new, so that's what is going to happen.
The demolition is going to start this month and the rebuilding will being in March.  It is supposed to be complete by January 2009.  Many changes are taking place.  It will become a co-ed facility as it currently does not have seperate sections for men and women.
It will also become a Green facility which is LEED (Leadership … (4 comments)

dallas tx: Dallas/Ft Worth Year to Date Activity through November - 12/20/07 12:14 AM
According to Metrotex and our North Texas(NTREIS), sales are down but prices are up.  I'll reiterate the same theory I have in the past about how these numbers are skewed a little.  With the change of the subprime market, and making it a little more difficult for people with imperfect credit to get loans, sales have changed.
The main group this has affected is the group in the lower price range.  They already don't have much income and, on average, create more debt for themselves, they're the ones not able to buy homes right now.  With this group buying a less … (3 comments)

dallas tx: Dallas TX Showing Strong Numbers Despite National News - 10/29/07 08:10 AM

The latest numbers have come out from the largest Association of REALTORS® in the DFW area, MetroTex.  The numbers show some very interesting information that should be very useful, especially to people who are relocating to the area thinking they're going to get a "deal" and even the investors who think they can come to our area and scoop up tons of properties at dirt cheap prices...
Here's what the numbers tell us:
2007 DFW Single Family Home Sales (so this excludes condos, but DOES include townhouses):Year to Date compared to same period last year
Number of Sales: 61,746Percent Change: -6%
Average Price: $204,813Percent Change: … (6 comments)

dallas tx: Dallas TX Banning Saggy Pants - 10/26/07 04:43 AM
A big campaign started a couple of days ago that bans saggy pants to be worn around Dallas.  Previously, there have been banned at some of the schools, but this is actually a city-wide ban.
There are two dozen billboard signs around the city reminding people they need to pull their pants up.  This campaign is being faught by many people saying it is a violation of their expression.  There have even been some violent attacks on prominant people throughout the city, which is scary.  Here's the link to one such story.
Personally, I can't believe it's taken this long to get rid … (12 comments)

dallas tx: Turned Down More Business - 10/16/07 06:32 AM
I got a frantic email from one of my past clients yesterday.  My initial thought is, "YEAH!  Another Listing!!"
But, then I had to pull out the "human" card and talked with them about their situation.  They want to sell because they're having hard times with their payments.  I'll set the scene...
Thanksgiving 2004, these Buyers closed on their first house, and it was a brand new house.  We went to the design center several times to pick out just the right colors for things within their house.  It was very personalized.  Their car even broke down on the way to closing and … (3 comments)

dallas tx: 15th Annual White Rock Lake Artists Studio Tour- Oct 13-14 - 10/11/07 08:19 AM
The White Rock Lake Artists Studio Tour is this weekend, October 13-14.  From reading the name "White Rock Lake", you would think this tour would be a bunch of booths set up by the different artists around White Rock Lake.
However, this is not the case.  It should be named the White Rock AREA Artists Studio Tour.  This is not an ordinary art festival.  You basically go, in your car, from house to house, rather it's studio to studio.  Sounds like an interesting concept.  I'm probably not going to go because I wouldn't feel comfortable getting in and out of the car … (4 comments)

dallas tx: Tollway Moving Forward with Opening - 09/28/07 05:33 AM
The Dallas North Tollway is finally opening today from 121 north up to highway 380.  This is a huge expansion, 9.6 miles,  in which the NTTA predicts it will save drivers 10 minutes each way verse driving on the access roads.
Even though the tollway is open, not all the ramps are open.  You get your chance to get on, but don't miss it because you might not be able to get on at all.
Also, the project is not even near complete.  It's only complete enough to finally allow drivers on the roads, but medians aren't done, shoulders aren't done, signs aren't done...  … (0 comments)

This blog is to help educate Buyers, Sellers and even other Realtors across the country.  Each market is different and the way Real Estate is done is different.  Austin Real Estate is completely different than Dallas, California and Florida and everywhere else in between.  Some times there will be other things besides real estate as I like to rant and rave as much as the next!!  Come back often!
