Falconhead - Spillman Ranch - Bee Cave Austin TX Home Sales are fairing quite nicely. Back in March, my Falconhead Market Report showed only one sale year to date. Since then, there have been a total of 10 sales year to date in Falconhead Spillman Ranch. That's some good activity.
The chart above shows some further information about Falconhead Spillman Ranch real estate in Bee Cave Austin TX. There are currently 15 Active listings, and not a single one of those are a Foreclosure!! There are 5 properties that are under contract that are awaiting closing, and not a single … (1 comments)

Falconhead community in Bee Cave - Ausin TX is confusing me right now... We are currently in mid-March and the below chart shows the Falconhead activity since the beginning of the year.
As you can see, only one property has sold this year, with three that are contract pending (those are the three immediately to the left of the red sold property). Why am I confused? Every time I put in an offer, my buyers end up in a multiple offer situation.
There are over 20 properties for sale, yet my buyers always choose the ones that other people want … (2 comments)

Falconhead West - Bee Cave Austin TX - The new park is expanding!! This is awesome news! I was hoping they would announce a pool was going to be built for the community, but they didn't. Instead, the City Council approved a parking lot, a restroom, and 3+ miles of hike and bike trails. And get this, it is supposed to be taken over by the City of Bee Cave, so it's not my HOA dues paying for the upkeep!

Falconhead Spillman Ranch in Bee Cave Austin TX is having some great activity going on. There have been several new listings come on the market, and a handful of sales happening as well. Here is a chart showing the Active and Sold listings. The blue line shows the days on the market. Some are high, while others are low. It's all about price and presentation right now.

Falconhead West Bee Cave TX is moving quickly on the community park and playground now.
In my last update, the Falconhead West playground was only the pavillion and the big playscape. They have now added the smaller playscape! YEAH!
Hopefully, we're just a couple of more weeks out, and ready for the awesome Austin TX Weather we're having!!

When selling a house, besides price, I would say the presentation is the most important thing, wouldn't you? When you're selling your house, don't you want to give the impression that you would entertain a quick closing if presented with an offer today, to close in less than 30 days? I understand we're approaching the Holiday Season, however, the below house has had Holiday lights and decorations up on his house for over three weeks already. Yes, right after Halloween. I drive by this house everyday, and just shake my head.

The ground was leveled and the stone barrier was made into a playful shape... and then last month, it all disappeared...Where did it go? Falconhead - Bee Cave TX - Golf Course Community is a great place to call home! Buying into the community does not automatically make you a member of the Falconhead Golf Club. Falconhead Golf Club opened in 2003 and is a PGA Tour design course. Instead of just the typical three tee boxes, Women's Men's, and Professional's, this course has five sets of tee boxes for every level.

Falconhead West Bee Cave TX's TailGate party was a huge success! Each time I drove by, there were tons of cars. Alyssa and I stopped by at one point so she could bounce in the bounce house, however, we never made it that far. Can you help me and Bambi and the rest of my family find a home?
There are lots of deer running through my neighborhood of Falconhead West in Bee Cave, TX, but it was even more amazing to find this tree that looks so much like a deer, right down the street from my house.
From this angle, you can see he has found his way to the Model Homes (per the sign in the background, in case you missed it).
