frisco tx: Dallas Metroplex has 10 Cities in Top 100 Best Places - 07/22/08 09:50 AM
Many suburbs of Dallas, TX made CNN Money's top 100 places to live list for 2008. What I find interesting is that 10 cities in the Dallas area made the list, but only 1 city from the Austin area made the list, Round Rock. Of those 10 cities, I have to admit, I'm shocked by a couple of the cities that made it, but as to not offend anyone, I will not mention which ones are unbelievable. This is interesting because Austin is constantly and consistently on the list of one of the best places to live. They're supposed to have a great housing

frisco tx: Does the Look of a Neighboring House Effect Value? - 02/26/08 06:11 PM
Does the look of neighboring houses effect the value of your house? Do you have a neighbor who doesn't mow their lawn as often as you would like? Or even if they mow it, is the yard all weeds instead of grass? Do you have a neighbor who loves huge rose bushes, but doesn't know how to maintain them, so they make the house look really bad and not taken care of? What if you were looking at houses in a very nice, suburbian neighborhood in the $400k price range (in the Dallas area, that's over double the average sales price) and you saw

frisco tx: North Texas Tollways Increase Effective Oct 1 - 10/01/07 02:54 PM
The Tollways in North Texas have instated an increase effective today, October 1. This includes the North Dallas Tollway and the George Bush Turnpike. I was astonished yesterday when I went into Frisco on the new stretch that opened on Friday and it was $1.30 for the Eldorado exit... WHAT??!! $1.30!! That's crazy! To go see my client in Frisco yesterday, it cots me $0.50 to get onto the Bush. $1.00 is charged at the Coit overpass. When I get onto the Dallas North Tollway, it's $1.00 at Parker. Then it was $1.30 to exit at Eldorado. That's $3.80. That's $7.20 round trip.

frisco tx: Frisco TX Initiates Teen Curfew - 09/19/07 06:25 PM
The city of Frisco, TX has noticed more and more crime these days. Their solution? Get the teens off the streets and see if that helps. The curfew is for anyone under 17 years of age, Sunday through Thursday at 11pm with Friday and Saturday going until 12 midnight. What about those high school kids who are 18? They're considered adults, but yet, they're still in school. Maybe it should be extended to also include 18 year olds who are still in high school? There are a couple of other cities that already have curfews, and I don't recall ever seeing any results

frisco tx: Why You Shouldn't OverPrice to Sell - 07/19/07 02:54 PM
Many sellers like to test the market. When doing this, they overprice their properties in the hopes that an unsuspecting buyer won't look at the neighborhood history and just offer the full asking price. Here is an example:There is a property in Rowlett, TX. I interviewed for the listing back in March 2006. At the appointment, we discussed many updates to the house that would need to be done in order to warrant top dollar. I told them that if they updated the kitchen, removed the wall paper, a few other things, along with allowing me to stage the property, a

frisco tx: Remodeling Investment - 03/01/07 02:16 PM
Are you thinking of remodeling your home? Consider the return on your investment before remodeling. Not all remodeling projects yield the same return in increasing your home's value.Updating your kitchen and baths is your best remodeling investment, returning a nearly dollar-for-dollar increase in home resale value. An updated kitchen and bathrooms make your home that much more attractive to potential buyers when you do decide to sell.By contrast, converting a basement into a family room (if you're are has basements) or adding outdoor recreation facilities, such as a swimming pool or sport court, yield the lowest return on your investment.Sometimes the

For most people, moving to a new residence is a stressful event. Here are some things you can do to minimize tension and worry when you sell your home:* Choose a real estate agent (REALTOR®) who communicates clearly and frequently, keeping you up to speed on every step of the process.* Price your home accurately for market conditions. Homes that sell quickly leave their sellers wondering if they set the price too low, while sellers whose homes sit on the market unsold wonder if they'll ever find a buyer.* Decide whether you want to move yourself or have professional movers handle

frisco tx: Dallas Real Estate- Moving Day - 02/27/07 09:58 AM
Most buyers and sellers consider moving day a real hassle. Here are some things you can do to make it more manageable:* Cut back on your possessions as you pack. Make separate areas for items to be discarded, sold, or donated to charity.* Label all boxes and color-code them by room, whether you pack yourself or have help. Otherwise, you'll never remember what's in each box.* Have the outside door locks on your new home changed and the garage door opener reprogrammed.* Get referrals from your doctors, dentists, and veterinarians for new providers near your new home. Take your files with

frisco tx: Dallas Real Estate- Showing Your House - 02/16/07 11:09 AM
I have found from experience that the activity during the first two weeks a home is on the market tends to predict how long it will take to sell. Potential buyers eagerly jump on new homes on the market.I am an ASP, Accredited Staging Professional. This means that I've taken the classes to become certified in better helping my sellers STAGE® their homes in order to help them sell faster and for higher dollar. Here are some "STAGING®" tips you might find helpful:* Keep your home in "show shape." frisco tx: Dallas Real Estate- First Impressions - 02/14/07 02:47 PM
As you prepare your home for the market, one thing to keep in mind is that you have only one chance to make a first impression. It is absolutely vital that prospective buyers form a good impression of your home--beginning the moment they drive up. You can help create that good first impression by presenting potential buyers with a well-cared-for yard including a mowed lawn. Your front door and porch should be clean and neat, preferably freshly painted. These first, important encounters create a positive impression that carries through to the rest of your home. An inviting atmosphere implies that your house

frisco tx: Frisco Rejects Extended Drinking Hours - 10/18/06 12:22 PM
Frisco, TX, a fast growing suburb of Dallas, has been trying to extend their drinking hours for years. Currently, restaurants and hotels and other type establishments can only serve alcohol until midnight. The time is extended to 1am on Saturdays. There are arguments on both sides, but I think the best argument is to keep people local. If you extend the drinking hours, you're going to have more people in the restaurants and out entertaining which brings in more tax revenue. As it stands, people from Frisco must go to a neighboring city where they serve until 2am. During the week, and
