Lake Pointe - Austin Bee Cave TX - Third quarter sales are holding pretty well.  Below are three different charts for the visual person. This first chart is showing you the currently active properties on the market and how long they've been on the market.  Third quarter alone has seen 11 listings become active (Red + Yellow).  What's going on with those 120+ day listings? Yikes!  I think some sellers need to evaluate their asking prices before they end up still on the market during the winter months!

The Psychology of Real Estate - Old Dominion University just released some preliminary results of an interesting study they're conducting about the way people view homes for sale, from pictures to descriptions to the attractiveness of their agents.Something obvious is that people are less likely to think a house looks nice when there is a pink living room, even though it's easily corrected with a can of paint. That sounds like a great number, right? Real Estate - Homes for Sale in Austin TX and Central Texas rose 6.4% in September!!  That's huge!!  That's the first substantial increase, year-over-year, in more than two years!! What else did the Austin Board of REALTORS® report?? The median sales price in the area was also up, by 2% to $185,250.In August, homes for sale were strong with 1748 closed transactions. However, in September, which is traditionally a slower month since school just started back in session, closed transactions were at 1780 strong. Homes for Sale Austin TX - I hear over and over again that it's not a good time to put your house on the market.  I don't know why people think that, because they're missing out on all the action!
