Lake Pointe - Bee Cave Austin TX - Homes for Sale are holding strong! Year to date, there have been a total of 23 properties closed and another 11 that are currently contract pending. That's 34 sales thus far! There are currently 20 Active houses for sale in Lake Pointe. Since that shows less than a 6 month inventory, it's definitely not a buyer's market in Lake Pointe! I was showing a house for sale in Lake Pointe Bee Cave TX a few days ago, and I had to stop to take a picture. The name of this street is Pleasant Panorama. I would say if you had the time to relax on the front porch or the covered Balcony up on the THIRD floor, this would be a very "pleasant panorama" view of the area pointing North. That's actually Steiner Ranch, but if you drive to Steiner Ranch, it's about 30 minutes from this house. Most of Lake Pointe does not have views, but as you go

Senna Hills is a growing community in Travis County, just West of Austin on Bee Caves Rd. I had higher hopes for the sales in Senna Hills this year, but am slightly disappointed. Unlike a community just down the street who had impressive sales in 2010, Lake Pointe, Senna Hills still remains below the area averages in terms of List Price to Sales Price ratios and Days On Market. Granted, Senna Hills is a little higher price point than Lake Pointe, but the numbers should still be comparable. Below is a chart of the 2010 List Price to Sale Price information.

Lake Pointe Bee Cave Austin TX is a very nice neighborhood in West Austin. Over and over again, I say how consistant the Austin TX real estate market has been, and this neighborhood is a shining example of that. Below is a graph showing the List price to the Sales price ratios for the Lake Pointe neighborhood in the 4th quarter of 2010. As you can see, even in the Winter months when real estate is typically slower and houses sell for slightly less than average, the homes on the market under 30 days were sold very strongly at almost 99%

Lake Pointe Elementary School in the Lake Travis ISD had a huge Fall Carnival this weekend as a fund raiser. They had lots of fun games for the kids in addition to face painting and colored hair sprays. Alyssa and I went with some friends who live in the Lake Pointe neighborhood and had a blast. She went on a treasure hunt, did some bowling, threw bean bags, and even rode a tiny pony just her size! This first chart is showing you the currently active properties on the market and how long they've been on the market. Third quarter alone has seen 11 listings become active (Red + Yellow). What's going on with those 120+ day listings? Yikes! I think some sellers need to evaluate their asking prices before they end up still on the market during the winter months! Lake Pointe - Austin Bee Cave TX - Homes for Sale statistics tell the story. The below chart shows you the currently active properties on the left and the properties that have sold second quarter on the right. The ones that dip out of order in the middle are currently contract pending. As you can see, there was a lot of activity in Lake Pointe Austin TX this second quarter of 2010. Senna Hills in Austin TX is showing an interesting trend right now. Look at the chart below. The bars on the far right are sold properties, showing their listing price compared to their sales price. The bars on the far left are active properties. As you can clearly see, the active properties have significantly higher asking prices than what their neighbors have sold for just in the past three months. Why are Senna Hills Home Owners doing this? Earlier, I compared the community Lake Pointe in much this same way. Lake Pointe is just down the street off Bee Caves

Lake Pointe - Bee Cave Austin TX - Market Report looks a little different than a couple of weeks ago. Just a couple of weeks ago, the Lake Pointe chart didn't show any "pending" sales. If you look at the chart below, after the big spike at the top, the next few bars are properties under contract. You'll also notice that the blue line is very low on the pendings. These are houses that went under contract within just a few days!! Those properties are also priced right in line with the bars to their right that show the sold

Lake Pointe Austin TX is a very nice neighborhood with a lot of activity going on. You can get a house for $250k or you could get a house for over $1M in the gated section. You could get a one story or a two story home, an older or a newer home, upfront with all the action or secluded in the back. Take a look at the current activity since the fourth quarter of 2009.
