What happens during the new home construction process that you're not aware of? You move into your brand new Austin TX home, and you get unpacked. You decide to make your first meal in the house, but was it the first meal in the house... I walked the house across the street from me yesterday as it's coming along nicely and the buyers stop by every so often to check on it. I was in the master bathroom and noticed the shower was a little odd. They are doing a walk around shower that is sheetrocked up. This caught my attention

This sign has been sitting in the lot across the street from me for over a week. I think it's funny as I imagine someone just picked up a panel and stuck it on the other sign that was missing the top panel, and probably thought to themselves, "I wonder how long it will take the builders to notice this?" For those of you familiar with different builder colors, you know these signs don't go together. Non-familiar people might have a different opinion on what this means. My husband, the silly man he is, thinks that the builders are co-marketing

FINALLY!! I can see some progress being made on my house! The brick was supposed to be replaced last week, but they got scared of rain, yet it didn't rain until Friday. They finally showed up on Wednesday this week, one guy. On Thursday, late afternoon, one guy. I felt they were humoring me by sending just one guy over, so I sent a nasty-gram to the Regional Manager person... however, I have yet to receive a response... After much damage to the house yesterday, that's all been repaired, and the brick is going up... They still say

Did they buy the wrong house while looking at Austin TX Homes for Sale? Funny story... I had a closing today where the buyers didn't actually remember what the house looked like. They came into town back in June and we saw 27 houses over two days. This house was not their first choice, nor their second or third choice home. However, the cards that fell into play, put this house as their choice. I negotiated an awesome deal for them, still with them not remembering the house. I did the walk through for them, since they were out of

I have a couple of Spanish Oak trees in my backyard, and I also back up to a Natural Greenbelt area with thousands of Spanish Oaks. Here is a picture of the leaves on the Spanish Oak tree: Well, it looks like my trees are having an identity crisis. Look at the leaves that are currently growing in clusters all over the trees... What is this, and why is it happening? They are two very distinctive kinds of leaves. These trees have to be OLD as this was untouched land prior to my community of Falconhead West being built

Do you have an office with a window? If so, what's your view? And do you find yourself wasting time looking at your view? Or do you not pay much attention to it? Here is my view right outside my office window left to right... It's a vacant lot with a bunch of dead trees next to a house being built. I thought it would be really annoying trying to work with all the building going on around me, but I've actually found it to not bother me at all. They work "quietly" and I hardly know

I previously blogged about this fabulous new community in Bee Cave, TX called Falconhead West. There are three different builders in the community, and I'll eventually get to talking about all of them. I'm going to start with Ryland Homes. Ryland is building all over the community and even has an exclusive section. Falconhead West is split into the 60's section, 70's and the 80's. Each section is unique. For example, the 80's section are larger homes, because the lots are 80 feet wide, and they HAVE to have a tile or slate roof. They are not allowed to have

Many of you know that I'm building a new house. No, I have not closed on this house yet... we're only 3 months behind! Here is a picture of the front of the house last week. In my 9 years of real estate, I have helped clients buy their fair share of new construction homes. I'm with them through the entire process, no matter where we start in the construction phase. Some buyers build from the ground up, and I'm there to help them pick the perfect lot. Things to think about is to help your buyers realize why no one has bought "that" lot over there, and why "that" one has a huge discount on it... I help them realize which lots within the community will have the better resale value. Then, you have some buyers
