north texas: Down Payment Assistance Programs are Gone, and That's GREAT! - 08/19/08 02:00 AM
For the past few weeks, many people have blogged and blogged about the Housing Recovery Act President Bush signed in July which would put an end to the Down Payment Assistance Programs.  Almost everything I read is about how we should save these programs.  Do people understand why it's a good thing they're going away??
I'm so happy these programs will be gone as of October 1, 2008.  There are many foreclosures across the country.  Foreclosures are happening for many reasons, but one of the main reasons is that people don't have money to pay their mortgages.  They are broke, and … (35 comments)

north texas: Relocating- First Hand Experience Part 1 - 08/15/08 05:40 AM
Boy have I been busy... busy turning off my business!  Since the move to Austin is definite, I can't keep building new business in Dallas, or I'll be throwing money down the toilet.  I like to keep as much money in my pockets as I can as I have plenty of other expenses to spend it on.
This week, I stopped all my lead generation programs.  Those were the hardest calls and emails to send.  Oh no, I'm still going to be in Dallas for at least the next 6 months!  Am I going to be able to continue my current … (9 comments)

north texas: FREE VIN Etching Organized by City of Richardson - 07/15/08 03:24 AM
The City of Richardson is having a VIN Etching event on Thursday, September 18.  It will be held in the Cisco Systems parking lot (near Renner and Jupiter) from 9am until 2pm.  Did I mention this is FREE!!  The only thing the city is asking for is for each person to bring 2 canned goods.
The City of Richardson breaks records each and every year for their different canned food drives, and this will be no exception to add to those records.  Most dealerships would charged hundreds of dollars to etch your VIN in each and every window, but FREE is a great price.  … (2 comments)

north texas: Dallas REALTOR® Membership on the Rise - 02/25/08 01:46 AM

I've read many people's blogs about the membership of their Realtor Associations going down and people getting out of the business.  National news makes real estate sound so bad these days.  Once again, the Dallas area is outside the National trends.  I contacted the MetroTex Association of Realtors on Friday to get the official count of Realtors for the area.  There are several Realtor Associations in the area, but MetroTex is the largest covering most of Dallas and Fort Worth so I figured their information would show the trend that is also probably happening in the smaller associations.
The membership numbers are … (5 comments)

north texas: Dallas/Ft Worth Year to Date Activity through November - 12/20/07 12:14 AM
According to Metrotex and our North Texas(NTREIS), sales are down but prices are up.  I'll reiterate the same theory I have in the past about how these numbers are skewed a little.  With the change of the subprime market, and making it a little more difficult for people with imperfect credit to get loans, sales have changed.
The main group this has affected is the group in the lower price range.  They already don't have much income and, on average, create more debt for themselves, they're the ones not able to buy homes right now.  With this group buying a less … (3 comments)

north texas: North Texas Tollways Increase Effective Oct 1 - 10/01/07 07:54 AM
The Tollways in North Texas have instated an increase effective today, October 1.  This includes the North Dallas Tollway and the George Bush Turnpike.  I was astonished yesterday when I went into Frisco on the new stretch that opened on Friday and it was $1.30 for the Eldorado exit... WHAT??!!  $1.30!!  That's crazy!
To go see my client in Frisco yesterday, it cots me $0.50 to get onto the Bush.  $1.00 is charged at the Coit overpass.  When I get onto the Dallas North Tollway, it's $1.00 at Parker.  Then it was $1.30 to exit at Eldorado.  That's $3.80.  That's $7.20 round trip.  … (2 comments)

north texas: Flooding and Record Rain in North Texas - 06/30/07 02:27 AM
It is currently 9:25 am on a Saturday morning, and I'm about to head out the door for 2 listing appointments.
Before I go, I wanted to see if I could get a wager going... Currently the North Texas area is less than 1/2 inch of rain from the all time June record of rain.
Do you think we'll break the record today?  We have until Midnight tonight and we're supposed to have scattered rains again today.  The main problem with this record is that it has to rain at the DFW airport and it doesn't always rain there while it rains elsewhere.
It … (7 comments)

north texas: North Texas Gets the 2011 SuperBowl XLV - 05/22/07 06:20 AM
The new "Dallas" Cowboy's stadium in "Arlington" isn't even built yet, and we have already won the bid for the 2011 SuperBowl XLV!!  How does that happen?  I guess the pictures of what the stadium is supposed to look like blew them away enough to not care that it's not built yet.
I also wonder if the Cowboys will continue to be call the DALLAS Cowboys since the new stadium is in Arlington.  Granted, the current stadium is in Irving, which isn't Dallas, however, it is in Dallas County.  Arlington is not in Dallas County, it is in Tarrant County.  Will the … (10 comments)

north texas: A Service to Write up Your Offers - 11/01/06 12:28 PM
Are agents really getting this lazy?  I just received an email from a lady who started a new service where you can call in and register your buyer and when you're ready to write up an offer, you call them and they write it for you and send it to your buyer to sign.  They do offer you the opportunity to fill out a blank contract first so they'll have all your stock information and typical wording in the Special Provisions section, but besides that, you just go blank by blank in the contract and they fill it out for you.Gimme … (7 comments)

This blog is to help educate Buyers, Sellers and even other Realtors across the country.  Each market is different and the way Real Estate is done is different.  Austin Real Estate is completely different than Dallas, California and Florida and everywhere else in between.  Some times there will be other things besides real estate as I like to rant and rave as much as the next!!  Come back often!
