texas real estate: House Sizes Are Not Bigger in Texas... Ranked 5th in Size - 11/01/11 08:36 PM
Not everything is bigger in Texas... Inman News published a story this morning with the top ten states with the largest houses, and Texas was only Fifth on the list! That means there are 4 other states that feel it's better to be bigger.Just a reminder that these are "Median" numbers and not "Average" numbers, so they do skew information a little. For Texas, it says the Median size home is 2031 sqft while the Median for all of the U.S. is a mere 1761 sqft. Personally, I feel that the U.S. number is skewed in the fact that places with

texas real estate: Xplode Conference - Real Estate Technology - 10/24/11 12:02 PM
Last week, I attended a real estate conference in Dallas called Xplode along with about 100 other agents. It was an all day event at the Wyndham Dallas Love Field, with much information. There were 20 different speakers, some covering the same thing as someone else, but selling a different product. Others had original ideas. Some of the take-aways were: 48 Million people without electricity have a cell phone - apparently there are charging stores to charge your battery 28% of 18-34 year olds check Facebook before even getting out of bed Evernote - most talked about application #1 thing everyone

texas real estate: Full Commission Agents Work Smarter not Harder - 10/22/08 03:15 PM
I received my October 2008 copy of Tierra Grande this afternoon. I love reading it because it's specific to Texas real estate instead of trying to interpret national information. There were several new studies presented at the American Real Estate Society meeting in April 2008. One of the studies was about agent compensation verse their performance. "The larger the brokerage firm, the more likely the agent is to be on full commission." I'm not sure if this is interpreted to mean "full commission" as no income coming from any other entities like property management or another job, or if "full

texas real estate: Texas- Home Sales Set Record in 2006 - 02/06/07 02:40 PM
According to the Associated Press and NAR, Texas had a record year in 2006 whereas the rest of the nation didn't, for the most part. NAR reported only 6.5 million units were sold in 2006 which was down 8.4% compared to 2005 sales. They also stated that 40% of sales in 2005 were to investors or second-home buyers. Once the market switched in several areas, those investors backed out and have, therefore, decreased sales overall. Texas sold almost 290,000 homes in 2006 which was the higher amount sold to date. Even with sales declines across the country in many high-dollar areas, the median sales price

texas real estate: Thanks, Active Rain, 8% Listing!! - 01/23/07 02:43 PM
I received a call a couple of weeks ago from a home owner asking for a listing appointment. Her home is currently listed on the market, and she's in a city further north than what I usually take listings in, so I asked her how she found me... THANK YOU ACTIVE RAIN! I also asked her if she thought the house hadn't sold because of the agent, or because of the house. She asked what I meant about it being the house's fault. I asked some leading questions, and it looks like it is partially the house's fault for it not selling,

texas real estate: House Hunters Hidden Potential- What House do you Choose? - 01/08/07 09:49 AM
There are a couple of new shows on HGTV that I've watched a few times, House Hunters and Hidden Potential. These shows really tell me how much my buyers choose houses that THEY love and not choose houses for themselves that I love. House Hunters is where they take people out and show them house after house. I remember when I first saw it, the people were given the choice of three houses and they had to make a decision. The last time I saw it, they made a comment to the effect of, "three weeks and several houses later, choice #4

texas real estate: The Sense of Accomplishment - 01/07/07 06:25 PM
I have the sense of a HUGE accomplishment today! Whenever I would show 2-story houses that had a "dust collector" above the front door, I would tell myself that if I ever had a house like that, I was going to decorate it, and it would involve one of those treasure chests. When we bought out current house about a year and a half ago, it actually has the "dust collector"! I was so excited. For those of you who don't know what a dust collector is, it's a plant ledge that just collects dust, mainly because it's too high for you

texas real estate: Texas Real Estate License Plates - 01/02/07 07:59 AM
These brand new license plates are now being offered in Texas for $30 (in addition to regular registration fees). I'm definitely getting one. However, for another $40, you can customize the 5 letters. I need help trying to figure out something catchy that wouldn't already be taken. I assume REL8R is already taken, though I'll still try for it. Does anyone have any other ideas for 5 letters relating to real estate??

texas real estate: NAR is Heading South of the Border - 12/04/06 11:34 AM
NAR has headed south of the border into Mexico, and as of January 2007, all Mexicans that are members of AMPI (La Asociacion Mexicana de Profesionales Inmobiliarios) will be considered REALTORS®. This is the first joint relationship that NAR as formally signed with a foreign real estate organization. The have been ongoing liaisons over the years, but this is a much larger step in bringing REALTORS® together. NAR announced at the convention in New Orleans that they will launch a 4-hour course called "Doing Business In Mexico" with an online version available later in 2007. Is this a start of NAR actually becoming a

texas real estate: In Search of a Better Deal- Limited verse Full Service - 11/27/06 04:30 PM
There have been many debates over the years about the differences of Limited Service agents compared to Full Service agents. Many Limited Fee agents like to consider themselves Full Service, but potato, tomato (I don't know how to type the different pronounciation) There is an article that I have included in my listing presentations since it came out last January. It's called In Search of a Better Deal: Effects of Limited Representation and Agent Experience. This is a great article and I thought I would quote some fabulous statistics it found. The main reason I present this report to my sellers is because

texas real estate: Texas- Property Tax Valuation Arbitration Case - 11/20/06 12:33 PM
I'm so excited! I blogged back in October about how I took the Arbitration class and I just got my first case! There was a gentleman in the class who was taking it for the second time as a refresher because he took the class over a year earlier and has yet to be chosen. I've been on the registry for about 2 weeks and have already received my first letter.I was so excited that I didn't want to mail it back, so I scanned and emailed it back to their office. I just received a returned receipt showing they received my

texas real estate: Desoto, TX Trying to Ban the Pitt Bull - 11/03/06 12:39 PM
Desoto, TX is just south west of the center of Dallas. They are trying to ban Bit Bulls in their city. Richardson, where I live, passed an ordinance to ban Pit Bulls back in 1987, but it was struck down by an appeal just a couple of years later. The ban would include several breeds including the popular American Pitt Bull Terrier and the Staffordshire Bull Terriers. Instead of just banning the animals, the mayor has asked for a meeting with the residence to voice their opinions of what types of dogs they do and don’t like. I can see this opening

texas real estate: A Service to Write up Your Offers - 11/01/06 08:28 PM
Are agents really getting this lazy? I just received an email from a lady who started a new service where you can call in and register your buyer and when you're ready to write up an offer, you call them and they write it for you and send it to your buyer to sign. They do offer you the opportunity to fill out a blank contract first so they'll have all your stock information and typical wording in the Special Provisions section, but besides that, you just go blank by blank in the contract and they fill it out for you.Gimme

texas real estate: Texas- Fastest Growing Small Communities - 10/27/06 01:38 PM
When people think of Texas, they think of Dallas (1.2 million people), Fort Worth (624,000 people), Houston (2+ million people), Austin (690,000 people), and San Antonio (1.3 million people) which are the 5 largest Texas cities across the state. However, people forget about the smaller cities. They forget about them because we don't really give them their own identity as we group them into the larger city. Below is a list of the top 11 faster growing smaller cities in Texas. Fate, Little Elm, Murphy, and Frisco are all considered "Dallas". Hutto, Kyle, Bee Cave, and Leander are all considered "Austin". texas real estate: Texas- Property Tax Valuation Arbitration - 10/27/06 09:00 AM
I just spent the last three days taking a 30 hour class o Arbitration. Something new has come to Texas and it's very exciting! Unlike many other states, Texas homeowners are sent a new tax value the first week of May every year. If a home owner is unhappy with the value, they are allowed to fight the value assessed. This value is not necessarily the market value of a home, or what a buyer will pay for the home. This is just the tax value of the home that the appraisal district assesses. Once you receive your notice, you have a
