Rates have moved above 5% again... how much buying power did you just lose? Buying power?  What do you mean?Your Buying Power is about how much you can afford and at what price.  The best buying power is when you can buy as much as you want for as little as you can.

When selling a house, besides price, I would say the presentation is the most important thing, wouldn't you?  When you're selling your house, don't you want to give the impression that you would entertain a quick closing if presented with an offer today, to close in less than 30 days? Real Estate - Homes for Sale in Austin TX and Central Texas rose 6.4% in September!!  That's huge!!  That's the first substantial increase, year-over-year, in more than two years!! What else did the Austin Board of REALTORS® report?? The median sales price in the area was also up, by 2% to $185,250.In August, homes for sale were strong with 1748 closed transactions. I've been having fun capturing all the interesting Austin TX Wildlife and Austin TX Insects that I'm finding around my house and neighborhood.  Backing to a wooded, greenbelt area brings in more creatures than interior properties.

This one actually stopped flying long enough for me to get a pretty good picture of it. No blurry, flapping wings, but completely in focus.

My parents came down to visit this weekend, and boy did we have a blast!  My step father has never been here, so we gave him the five cent tour via boat.
We saw a few houses...


We saw the Austin Duck Adventures bus float by.  This is pretty cool because it's a real bus and drives on real roads, but then it just goes down the ramp and into the water and floats like a boat.

According to Forbes, the Austin-Round Rock, TX area is the BEST city for Recession Recovery across the country.
Why?  Many factors...
One is that unemployment is low at 5.8% (however, the local news reported unemployment even lower, at 5.4% so I'm not sure which number is correct).
Second is that the area has a very diverse economy from Tech jobs at Dell to Government jobs at the State Capital, to Teaching jobs at The University of Texas.
Third is that Austin, like many Texas cities, did not have a "bubble" like what happened in other states.  Granted, there are pockets of … (4 comments)

I have a couple of Spanish Oak trees in my backyard, and I also back up to a Natural Greenbelt area with thousands of Spanish Oaks.
Here is a picture of the leaves on the Spanish Oak tree:

Well, it looks like my trees are having an identity crisis.  Look at the leaves that are currently growing in clusters all over the trees...

Falconhead West in Bee Cave, TX, a small suburb just West of Austin, TX, is growing and growing so fast!
Just a few weeks ago, I talked about how the Builders had sold all but a couple of their inventory homes, and new construction had slowed down a bit... and then all of a sudden, new house after new house started going up. 
There are currently approximately 20 houses in various stages of building.  Some are in frame stage.

Some are in Sheetrock and Exterior stage, such as stucco, stone, or brick.
