home presentation: Swimming Pools and The ‘For Sale’ Property – 5 Myths Busted. - 04/02/10 12:29 AM
Swimming pools can be a real joy. If you've got a young family they offer hours and hours of fun. The downside is that come sale time, too many home owners mistakenly believe that their swimming pool is a reason to set a higher asking price or will lure potential buyers in like moths to a flame.
No doubt about it, selling a home with a swimming pool can be a tricky job. The truth is swimming pools aren't for everyone. Some home buyers love'em, and some plenty hate ‘em.
So, if your ‘for sale' property has a swimming pool, here's the … (4 comments)

home presentation: Home Staging Fees – 5 Cost Myths...Busted - 01/05/10 11:17 PM
From what I've been reading and hearing of late about home staging (mostly called property Styling on the Australian real estate scene), it seems there are still some ‘old wives tales' swirling about regarding how much staging your home for the market really costs.
Chances are you've heard many of these phrases (or something similar) yourself. Perhaps you've even used them with some of your own clients.
For instance, a phrase that really gets up my nose is this one: "In our market, it's the price that sells, so staging isn't necessary."
And that's just one. Let's now take a closer … (32 comments)

home presentation: Do you recognise these warning signs your home’s presentation could be killing your sale? - 12/06/09 10:30 PM
Selling your home in today's market is not for the faint of heart. You need to do your homework, set a realistic price for your area, and then make sure your property's presentation and condition are in synch with your asking price.
Actively and effectively presenting your property for the ‘for sale' market can be a critical reason for a home either selling or not selling, especially in a slow real estate market. All too often property presentation plays a much, much bigger role in the sale of a home than most home owners ever realise.
Take a moment now to … (5 comments)

home presentation: Home Owners: Here’s 10 Ways to Keep Up With New Builds at ‘For Sale’ Time. - 12/06/09 01:32 AM
Unless you've been living under a rock you would be well aware that today's property market is ultra competitive. Thanks in no small part to there being fewer buyers for more real estate stock. Many sellers have to compete not just with nearby established homes and units, but they're also up against it in an area full of new home estates (aka ‘new builds'). Whilst the idea of buying a new build isn't for everybody, they have an appeal, and very often a price tag that a great many house hunters find hard to overlook.
But what if you now want … (34 comments)

home presentation: Shhhh; Here’s a quick way to choose the right decorative accessories for any room. - 11/27/09 09:17 PM
It's the little things, those small, decorative touches that can really finesse a room. As a home stager/property stylist I find decorative accessories, tabletop decorations, knick knacks, bric-a-brac, or whatever it is you like to call them, to be one of the most useful and successful ways to add interest to the ‘for sale' property.

I know that for many home owners, choosing the right accessories is a bit of a hit and miss affair. It even gets a tad risky if/when you're trying to sell your home. As a professional home stager/re-designer I don't simply rely on 'smoke and mirrors' to add the … (27 comments)

home presentation: An elephant in the room. A bit of fun - with a serious message for sellers - 11/17/09 06:06 PM
Tell me my home staging and REA friends; have you ever seen anything quite like these furniture gems? Would you want to? How do you work with, around, without, having such a big elephant in the room?

These furniture pieces are certainly unique and make for a real talking point, but I'm not so sure it'd be a good thing when you're trying to sell.
No doubt about it, it's certainly one way to stand out in buyer's minds.
Seriously though, talk about stealing the bride's thunder!
And therin lies the danger of having a very personal looking talking … (0 comments)

home presentation: Please Mr Real Estate Agent; Don't Pee on Me and Tell Me it's Raining. - 11/04/09 06:43 PM
To quote the book title of one of today's best known straight talkers, US tv's 'Judge Judy'; "Don't pee on me and tell me it's raining."
Let me tell you why these 9 little words of wisdom are ringing true for me just now.
You see, myself and my husband are looking to upgrade our house in the 'burbs' to a small acreage in a country setting. We want a place with a little more open space for us to roam around in, along with our 2 beloved dogs, 1 cat and a couple of chickens.
Now, I gotta say it loud and clear; I'm getting full to … (5 comments)
